Stonymarsh: questions and answers

Can you take on a job at a hospital such as Romsey Community Hospital?

Yes, hospitals are one of the sectors we cover. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Is Stonymarsh too small for you to travel to?

Not at all: smaller places are covered as well as towns. Our area covers London and the South East counties. Where we can, we group nearby jobs to make the most of each trip.

Can you work plot by plot or floor by floor?

We seal plot by plot or floor by floor as areas are released. The sequence is settled with your site team and adjusted as things change.

Does the weather affect the work?

Outside, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

Does weather affect external mastic work?

External sealing goes ahead only with a dry joint inside the product’s temperature range. Sealing in poor conditions risks adhesion failure.

Are you fully insured?

Yes. Our insurance certificate can be sent alongside the quote.

Can fire-rated sealing at service penetrations be included?

We install fire-rated sealant where it is the specified product to the tested detail. If the detail calls for collars, wraps or batts instead, we will tell you.

Construction mastic in Stonymarsh, done properly

Mastic follows everyone else, which means it absorbs every delay upstream. We agree a sequence at the start and adjust it as the site manager releases areas. Sealing too early only means coming back once others have damaged it. Site teams most often ask us about different trades sealing to different standards and old sealant on a refurbishment that needs stripping before new work, across floor and skirting junctions, internal decorators’ caulk and brick and block movement joints. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Stonymarsh, that means joint design, primers and backing rod as standard.

Construction in and around smaller places such as Stonymarsh is often barn conversions, small groups of houses or extensions to halls and schools. Perimeters, facade joints and internal sealant all need doing properly, however small the scheme.

Whoever the client is, the cover is the same: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

Quoting for work in Stonymarsh

Each job is priced on its own details. The things that drive the figure:

  • The total length or number of joints
  • Access and working height
  • Travel to remote or island sites
  • Specialist products, such as fire-rated or hygienic sealants

The product called for affects the cost, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.

Sending details for a quote

It doesn’t need to be a full survey. These details are enough to start:

  • Asbestos survey details if the building is older
  • Specification clauses that apply
  • Photos of the joints, close up and from further back
  • The site address and postcode

Need a figure for a tender or a budget? We’ll quote against your scope and drawings you can plan around. For a chat about it beforehand, ring 01277 525 020 or email the details over.

Mastic packages on Stonymarsh sites

Central London is about 69 miles from Stonymarsh. Commuter-belt towns tend to see a steady flow of new flats, offices and commercial schemes, so mastic packages have to keep pace with busy programmes. The South East is one of the drier parts of the UK. Still, external mastic needs dry faces within the maker’s temperature limits, which isn’t every day, so the external programme keeps a little slack.

Older buildings in the area around Stonymarsh, such as Mottisfont Abbey, 0.5 miles west of Stonymarsh, need care when sealed: the product has to suit soft or historic materials. For contractors refurbishing units at places like Yokesford Hill Industrial Estate, 2.2 miles to the south-east of Stonymarsh, the mastic covers cladding panels, roller-door and window perimeters.

Stonymarsh is about 4 miles north-west of Romsey, in Hampshire. We send applicators to Stonymarsh for mastic packages. 723 places across Hampshire fall within our area, Stonymarsh among them. We also cover Southampton, some 10 miles away.

We take on mastic packages across the SO51 postcode area. If your building is just outside Stonymarsh, we cover Mottisfont (1 mile west), Michelmersh (1 mile south-east), Kimbridge (1 mile south-west), Dunbridge (1 mile south-west) and Timsbury (1 mile south-east). Further afield, our area takes in Winchester (9 miles east), Eastleigh (9 miles south-east), Andover (12 miles north), Totton (8 miles south), Chandler's Ford (7 miles south-east) and Hedge End (13 miles south-east).

Looking after the joints

Regular inspection catches problems early. In particular:

  • Don’t schedule sealing before decorators and flooring are done
  • Record the products used in the O&M file
  • Keep scrapers and abrasive pads off new beads
  • Ask for joint and product checks before the package is urgent

Any damage after we have finished should go on the snag list straight away. We can return to clear snags before handover as agreed in the quote.

Leaving the mastic snag list to the end squeezes everyone. Clearing snags area by area spreads the work out and keeps handover on track.

What we are called out for in Stonymarsh

On a live site, contamination is the biggest threat to a new joint. Dust, film adhesive, damp and grease on the joint faces prevent a proper bond, so preparation matters as much here as on a reseal.

It’s worth sending us details if you spot any of the following:

  • Internal caulk splitting as the building dries out
  • Failed sealant in an existing building being refurbished
  • Missed perimeter joints on a new elevation
  • Inconsistent sealant finishes from plot to plot

Hospital estates such as Romsey Community Hospital (3.7 miles south-east of Stonymarsh) tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan.

What your quote should include

  • Health and safety accreditation such as CHAS
  • How they handle RAMS and site documents
  • Do they follow the manufacturer’s priming guidance?
  • What level of public liability insurance do they hold?

Choosing a commercial sealant contractor

How a job runs

In a busy building, the work is phased so only one area is out of use at a time. Each area is protected, prepared and sealed, then reopened once the sealant allows before the next one starts. If others near Stonymarsh need work, visits can be combined. You will have a fixed quote before work starts.

  1. Drawings, specification and programme come to us.
  2. We take off quantities and return a fixed quote.
  3. We agree with the site team which areas come first.
  4. Plots or floors are sealed as they’re handed over.
  5. Joints are prepared, backed and sealed to the specification.
  6. After snagging, the work is handed over under our 12-month guarantee.

Preparing the site

  • Tell us what induction or permit system the site runs
  • Confirm the product named in the specification
  • Tell us which areas need to stay in use

Related advice

Leave it or put it right?

Refurbishments sometimes budget for new windows when the frames are sound and only the seal has failed. If the frame is in good order, cutting out and resealing the perimeter can be all it needs and that’s a far smaller job. We will say so if a frame itself is the problem. Around Stonymarsh, it’s better to renew all the failing joints at once. Photos of every joint help us quote for the whole job.

Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a fixed quote and we will explain how it’s made up.

When it isn’t the sealant

Our job is the joint, not everything around it. Sealant alone won’t deal with:

  • Fire-stopping design or sign-off (that’s for the designer, fire engineer and building control)
  • Damage to finishes by other trades after we have sealed
  • Joint design decisions that belong to the architect or engineer

If in doubt, phone 01277 525 020 or send photos by email and we’ll say what we think before you book.

Surfaces we seal

  • Internal decorators’ caulk
  • Window and door perimeters
  • Sanitary and kitchen joints
  • Brick and block movement joints
  • Cladding and panel joints
  • Floor and skirting junctions
