How we handle construction mastic in Tiptoe
On a new build, the mastic package is one of the last trades through each area, so it lands at exactly the point the programme is tightest. Mastic Doctor takes on mastic packages for main contractors and developers on schemes in Tiptoe. The enquiries we see most involve internal caulk splitting as the building dries out and oversized or tapered gaps around new frames, on sanitary and kitchen joints, floor and skirting junctions and window and door perimeters. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Tiptoe it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.
Conversions of older rural buildings near smaller places such as Tiptoe bring stone, flint, brick and timber up against new glazing. A product that grips an irregular face, with a colour that suits the building’s character, is normally what’s needed.
Work we carry out comes with a 12-month guarantee. If an installation problem shows up, phone 01277 525 020 or use the quote form and we will arrange a return visit.

Work for main contractors and building owners
Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, with each stage agreed with your site contact.
We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. Tiptoe can form part of a wider programme.
When to call us in Tiptoe
Value-engineered products sometimes end up in the wrong joints. A sealant that isn’t right for the substrate or the movement will fail ahead of time. We stick to the specified product, or put any alternative to you first.
Most enquiries start with one or more of the following:
- External joints sealed in damp or cold conditions that are now failing
- Inconsistent sealant finishes from plot to plot
- Failed sealant in an existing building being refurbished
- Internal caulk splitting as the building dries out
New wings at hospitals like Lymington New Forest Hospital, 3.8 miles to the east of Tiptoe, bring long runs of window and panel joints to seal.
Questions to ask before you book
- Is depth set with backing rod, or bond-breaker tape in shallow joints?
- Whether their applicators hold CSCS cards
- How they’ll work around occupants
- What level of public liability insurance do they hold?

Snagging before handover
Snagging is often the final mastic stage. Snags are cleared room by room.
Internal decorators’ caulk
Caulking is often done in a hurry by whoever’s on site. Done properly, it saves decorators time and gives a clean line.

After the work
To get the most from the new sealant:
- Don’t schedule sealing before decorators and flooring are done
- Note which sealant went where at handover
- Keep finished joints away from paint, plaster and scrapers
- Don’t force external sealing on a damp or frosty day
Expect some settlement in the first months. The right product in each joint copes with that. If that happens, let us know.
External joints sealed in poor weather are a common cause of early failure. Holding off until conditions suit avoids callbacks so external sequencing builds in some flexibility.
Questions we are asked in Tiptoe
Is hospital work, at somewhere like Lymington New Forest Hospital, something you do?
Yes, hospitals are one of the sectors we cover. Each area is agreed with the ward or department and the estates team in advance.
Is Tiptoe off your patch?
Not at all. Tiptoe is within our area. Our area covers London and the South East counties. Where we can, we group nearby jobs to make the most of each trip.
Can you fit around our working hours?
The office is staffed Monday to Friday, from 8am until 5pm. Tell us your site hours and access windows and the work will be fitted around them.
What site paperwork can you supply?
Each site asks for different documents, so list what you need, whether RAMS, insurance or CSCS details, and we’ll confirm with the quote.
Can you work to our specification?
Yes. Send it with your enquiry, and we’ll price the work to it, flagging anything that needs clarifying.
How long does a job like this take?
That varies with the scale of the job, but the work usually takes anything from a day of snagging to several weeks of plot-by-plot sealing on a phased scheme. Larger or phased jobs take longer, and we will give you a timescale with the quote.
Does the weather affect the work?
Outside, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
Why deal with it now?
When a package runs over budget, downgrading the product is a common first thought. The saving is small next to the cost of callbacks and defects. Where an alternative is genuinely suitable, we will say so. Halls, stores and units around places like Tiptoe may not be checked every day, so a failed joint can leak for a while before anyone sees it. Renewing joints in good time avoids the problem.
Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

Building and refurbishing in Tiptoe
Tiptoe is within about 3 miles of the coast. Schemes this close to the sea see their facade joints tested by wind and rain from the day they’re sealed, and the sealant, primer and backing need choosing with that in mind. Tiptoe sits in one of the drier corners of the country, the South East. Even so, frost and condensation on steel and glass are common on winter mornings, so the external programme keeps a little slack.
School extensions, at buildings such as Tiptoe Primary School, normally run to the summer holidays, mastic included. Older buildings in the area around Tiptoe, such as Highcliffe Castle, 4.6 miles to the south-west of Tiptoe, need care when sealed: the product has to suit soft or historic materials.
