Construction mastic across Colden Common

Share the site address and what’s failing, and we’ll reply with a fixed quote or arrange a visit.

Work for main contractors and building owners

Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.

Hotels, schools, healthcare sites, offices and retail units book us directly too. We plan around the way the building is used, so the building keeps working while we do.

Construction mastic in Colden Common, done properly

Mastic is often where a new building first shows its quality to the client. A smeared bead round a window or a gap behind a worktop ends up on the snag list. We seal so the snag list stays short, whatever the size of the scheme. Site teams most often ask us about sealant knocked or painted over by other trades and existing joints on a refurb that need cutting out and resealing, across sanitary and kitchen joints, floor and skirting junctions and window and door perimeters. Looking for mastic applicators who cover Colden Common? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

Around places like Colden Common, a lot of construction is the conversion of older buildings, and the sealant at those junctions has to cope with two materials that move differently, in a colour the planners or architect are happy with.

We stand behind the joints we seal: 12 months, guaranteed. It covers how we prepared and applied the sealant.

When something else is needed

Honesty saves time and money. Fresh joints won’t solve:

  • Defective windows, doors or glazing units (the supplier or installer’s job)
  • Frame gaps too wide for sealant, which the installer needs to correct
  • Specifying the product where the designer hasn’t

Not sure which it is? You can call 01277 525 020 or send photos by email and we will tell you honestly before you book.

What we seal

  • Sanitary and kitchen joints
  • Internal decorators’ caulk
  • Window and door perimeters
  • Floor and skirting junctions
  • Brick and block movement joints
  • Cladding and panel joints

Maintenance after handover

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Ask cleaners to use soft cloths around fresh sealant
  • Use the product the specification names
  • Flag uneven or tapered frame gaps early
  • Brief following trades on areas that have been sealed

Once an area is sealed, protect it from following trades. New beads should be left to cure before cleaning or decorating nearby, and that time depends on the product, temperature and joint depth.

Oversized gaps are a problem better caught early. Sealant stretched over an oversized gap won’t last. We flag them as soon as we see them.

Your questions answered

Will you plan work around the academic year at somewhere like University of Winchester?

Yes. Tell us the term dates, vacation periods and access windows, and we’ll plan the work around them. Let us know which documents your site asks for, and we will confirm them alongside the quote.

Would you work within a site like Wessex Hospital?

Yes, provided the work is planned with the site’s estates team. We follow the site’s permits, sign-in and infection-control procedures in every area.

Can weather delay the job?

It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Internal work is far less affected.

Can you follow the specification on our project?

Yes. Send it with your enquiry, and the quote will be based on it, flagging anything that needs clarifying.

When can you be on site?

Give us your site hours and any access windows in your enquiry, and we’ll schedule the work to suit. You can reach the office between 8am and 5pm, Monday to Friday.

Is the mastic package guaranteed?

The work is guaranteed for 12 months, covering how we sealed. Keeping other trades off finished joints prevents most problems.

How soon can the area be used again?

We will confirm how long the chosen product needs to cure, and flag anything to keep off until it has cured.

Why act early in Colden Common

Getting the mastic contractor involved early pays off. We can check joint widths, flag frames with gaps that won’t seal and confirm products against the specification, which avoids last-minute problems. Leave it late and they turn up on the snag list. A failed joint lets water into a building whatever its size. Early resealing avoids the damage that follows a leak.

The price depends on how many linear metres there are, what has to come out first and how the joints are reached. Call for a fixed quote once you have the details.

Why appoint us

  • Colours confirmed for the specified product

How the job changes by surface

Window and door perimeters

Internal perimeters are typically sealed with a paintable product where decorating follows. The specification decides which with colours matched to the frame where needed.

Snagging before handover

Snags typically come from damage by following trades, missed joints or poor earlier work. Snagging can be included or priced separately.

From enquiry to sign-off

We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly. If neighbouring businesses or buildings around Colden Common need work too, visits can be combined. Mention the building’s opening times and we will work within them.

  1. We price from the drawings, specification and programme you send.
  2. A fixed quote sets out the scope, the products and the sequence.
  3. You tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we confirm it with the quote.
  4. We seal each plot or floor as it’s released to us.
  5. Each joint is prepared, backed to depth and sealed in the product the specification names.
  6. Before handover, snags are dealt with and the package is signed off under our 12-month guarantee.

Advice

Building and refurbishing in Colden Common

Colden Common sits in one of the drier corners of the country, the South East. Winter mornings still bring frost and condensation on frames and panels, so external mastic is timed for workable conditions and agreed with the site manager. The area within 2 miles of Colden Common holds a number of hotels. Hotel extensions and refits typically have to fit around bookings, so mastic dates are tight.

For contractors refurbishing units at places like Wessex Business Park, which lies south-east of Colden Common, the mastic covers cladding panels, roller-door and window perimeters. Hotels like Marwell Hotel (to the east of Colden Common) rarely close for long, so refurbishment mastic is phased floor by floor. Hospital estates such as Wessex Hospital, 1.8 miles to the west of Colden Common, tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan.
