How we handle construction mastic in North Boarhunt

Buyers, tenants and clients notice sealant lines long before they notice the structure. A smeared bead round a window or a gap behind a worktop ends up on the snag list, and every return visit costs time. Our aim is joints that pass at the first inspection, whatever the size of the scheme. The enquiries we see most involve a mastic package split between trades with no clear owner and bath and shower joints scraped during the final clean, across brick and block movement joints, floor and skirting junctions and cladding and panel joints. Looking for mastic applicators who cover North Boarhunt? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

Around smaller places like North Boarhunt, building work usually means conversions of farm buildings, a few new houses or an extension to a hall or school. Each still needs a proper mastic package: window perimeters, facade joints and internal sealant to the specification.

Every job we finish is backed by a 12-month workmanship guarantee, in North Boarhunt as everywhere else we work. If a joint we sealed fails because of how it was installed, we come back and put it right.

On site: what to expect

When we get to site, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before anything is cut or cleaned, and the work usually takes anything from a day of snagging to several weeks of plot-by-plot sealing on a phased scheme. Smaller jobs around North Boarhunt can be grouped with others nearby, which keeps travel down. A fixed quote is given before anything starts.

  1. Drawings, the sealant specification and your programme come to us for pricing.
  2. We return a fixed quote that ties the mastic package to your programme.
  3. Any site paperwork you need (RAMS, insurance certificate, CSCS details) is confirmed with the quote.
  4. We seal each plot or floor as it’s released to us.
  5. Each joint is prepared, backed to depth and sealed in the product the specification names.
  6. Before handover, snags are dealt with and the package is signed off under our 12-month guarantee.

Common questions from North Boarhunt clients

Can you work on a hospital site such as Knowle Hospital?

Yes, provided the work is planned with the site’s estates team. Each area is agreed with the ward or department and the estates team in advance.

Can you work at a site such as Spurlings Industrial Estate, by North Boarhunt?

Yes. Estates, retail parks and business parks around North Boarhunt, Spurlings Industrial Estate among them, are all within reach. A few photographs and the unit address let us price the work.

What does a mastic package normally include?

External and internal frame perimeters, caulking where it’s specified, sanitary silicone, kitchen joints and snagging before handover. We price to the specification and drawings.

How long before the joints can be used?

Curing time varies by product, and we confirm it on the day.

What guarantee comes with a mastic package?

Our workmanship carries a 12-month guarantee from sign-off. Damage by others after we’ve finished isn’t covered.

Are you fully insured?

Yes. We are fully insured, including public liability cover.

What if there’s asbestos in the old mastic?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.

Owners, agents and contractors

When you manage a building on behalf of an owner, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.

CHAS accredited and a Constructionline member, we are straightforward to vet for your supplier list. We’re fully insured, and our insurance certificate can go with the quote.

What happens if it’s left?

Sealing over damaged or contaminated new joints might save a day, but it rarely lasts. New sealant laid on old or dirty sealant has nothing to bond to, and the defect comes back after handover. Damaged joints are removed and resealed from clean faces. Converted and older buildings near places like North Boarhunt tend to move, and aged sealant cracks. The right product, sized to the joint, copes much better.

A quote for mastic packages depends on how many there are, their condition and the access, and any specification that applies. Call for a quote.

Contractors’ notes for North Boarhunt

Building activity in the commuter belt runs from new flats near stations to business park refurbishments, so mastic packages have to keep pace with busy programmes. North Boarhunt is in the South East, one of the UK’s drier regions. Even so, frost and condensation on steel and glass are common on winter mornings, which is why external dates are agreed with the site manager.

Honest limits

A few problems need another trade or a different fix, and we point that out rather than sealing over them:

  • Oversized gaps that need packing or adjustment by others
  • Rework caused by others damaging completed areas
  • Joint design decisions that belong to the architect or engineer

Not sure which it is? You can call the office on 01277 525 020 or email drawings and photos and we’ll tell you honestly.

What we seal

  • Window and door perimeters
  • Brick and block movement joints
  • Sanitary and kitchen joints
  • Internal decorators’ caulk
  • Cladding and panel joints
  • Floor and skirting junctions

Looking after the joints

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:

  • Brief following trades on areas that have been sealed
  • Keep scrapers and abrasive pads off new beads
  • Allow flexibility for external sealing in damp or cold weather
  • Get the mastic subcontractor involved early in the programme

Expect some settlement in the first months. Flexible sealants in the right joints handle normal movement, but caulk in a joint that moves more than expected may crack. If that happens, let us know.

In wet areas, a weak sanitary joint shows up quickly once the building is occupied. Leaks behind showers and basins damage finishes and floors, and the repair falls into the defects period. Getting the product and preparation right first time avoids that.

Doing it in-house

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
