Construction mastic for Rake sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

On site: what to expect

We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. With the paperwork done, we take the joints in the sequence agreed with you, and each area is checked before we leave it. For a building around Rake, tell us how to find it and who will meet us. Send that with the details and we’ll confirm the plan with the quote.

  1. First we take quantities off the drawings and read through the specification.
  2. We return a fixed quote that ties the mastic package to your programme.
  3. Any site paperwork you need (RAMS, insurance certificate, CSCS details) is confirmed with the quote.
  4. Areas are sealed plot by plot or floor by floor as the trades hand them over.
  5. Each joint is prepared, backed to depth and sealed in the product the specification names.
  6. Snags are cleared before handover and completed areas carry our 12-month guarantee.

Construction mastic in Rake, done properly

External mastic depends on the weather in a way most internal trades don’t. Cold or damp mornings, frost and condensation on frames can all hold external sealing up, so we plan elevations with the forecast and the programme in mind. Internal sealing often fills those days. Most enquiries involve different trades sealing to different standards and oversized or tapered gaps around new frames, across floor and skirting junctions, internal decorators’ caulk and brick and block movement joints. Searching for sealant specialists in Rake? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Construction in and around smaller places such as Rake is often barn conversions, small groups of houses or extensions to halls and schools. Each still needs a proper mastic package: window perimeters, facade joints and internal sealant to the specification.

We stand by our work: 12 months, guaranteed. That covers our preparation and application, and if something we did falls short, we return to it.

Honest limits

We check first that sealant really is the fix. It isn’t the answer for:

  • Rework caused by others damaging completed areas
  • Oversized gaps that need packing or adjustment by others
  • Specifying the product where the designer hasn’t

If in doubt, call the office on 01277 525 020 or email drawings and photos and we will say what we think.

Joints and surfaces we work on

  • Cladding and panel joints
  • Window and door perimeters
  • Sanitary and kitchen joints
  • Floor and skirting junctions
  • Brick and block movement joints
  • Internal decorators’ caulk

What affects the price in Rake

The price varies from site to site. It mainly depends on:

  • Backing rod, priming and other preparation
  • Induction, permit and paperwork requirements
  • Travel to remote or island sites
  • How accessible the joints are

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we will put a fixed figure on it.

Sending details for a quote

We can often quote from photographs and a few details. It helps to include:

  • A wide shot and a close-up of the area
  • Whether the building will be occupied during the work
  • The product your specification calls for
  • Any dates the work must fit around

Quotes are fixed against the scope you send, so the cost is agreed before work starts. To ask for one, call 01277 525 020 or email a schedule or drawings.

Maintenance after handover

For the best life from the joints:

  • Stick to the specified sealant rather than a generic substitute
  • Check frame gaps are within the sealant’s range before sealing
  • Ask cleaners to use soft cloths around fresh sealant
  • Release areas for mastic once other trades have finished in them

Our 12-month guarantee covers the workmanship from sign-off. The guarantee covers how we sealed, not later damage by other trades.

Oversized gaps are a problem better caught early. Sealant stretched over an oversized gap won’t last, so the installer needs to correct it first. We raise them during our first walk of the area.

What happens if it’s left?

Sealing over damaged or contaminated new joints might save a day, but it rarely lasts. New sealant laid on old or dirty sealant has nothing to bond to, and the defect comes back after handover. We cut out and redo the joint properly. Around Rake, it’s better to renew all the failing joints at once. Photos of every joint help us quote for the whole job.

What a job costs comes down to how many linear metres there are, how much old material needs removing and the access. Call for a fixed quote once you have the details.

FAQs: Rake

Can you take on a job at a hospital such as Chase Community Hospital?

Yes, provided the work is planned with the site’s estates team. Work is phased so departments keep running, under the site’s own rules.

Is Rake off your patch?

Not at all: smaller places are covered as well as towns. Our area covers London and the South East counties. Good photos up front let us bring everything on the first visit.

What about RAMS and site documents?

Requirements differ from site to site, so list what you need, whether RAMS, insurance or CSCS details, and we’ll confirm with the quote.

How soon can the area be used again?

The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.

Can one quote cover more than one building?

Yes. We take on portfolio and planned maintenance work, with each site phased to suit its occupants.

How much does the work cost?

Each job is quoted on its own details. For yours, call 01277 525 020 or email us with a description of the work.

Will you just go over the old sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.

Doing it in-house

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong typically costs more in the end than doing them right.

Contractors’ notes for Rake

Rainfall across the South East, Rake included, is lower than in many parts of the UK. That doesn’t stop wet spells, or frosty starts that leave panels too damp to seal, so external mastic is timed for workable conditions and agreed with the site manager. Rake is about 45 miles from central London. Construction around the commuter belt mixes station-side flats with refurbished offices and units, and main contractors there need mastic that keeps to the programme.

When a school such as Rake CofE Primary School is extended or refurbished, the mastic package is often squeezed into the holidays. On a healthcare site such as Chase Community Hospital, 4.2 miles north of Rake, new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully. Units on estates such as Ham Barn Business Park, 2.3 miles north-west of Rake, tend to be reclad and refitted as tenants change, and each job leaves cladding and perimeter joints to seal.

Rake is about 4 miles north-east of Petersfield, in Hampshire. Looking for construction mastic in Rake? We can help, as we do across Hampshire. Across Hampshire, 723 places are covered, Rake among them. Portsmouth is covered too, around 19 miles from Rake.
