Our fire stopping service in Edinburgh
Facilities managers in Edinburgh often find open service penetrations when ceilings come down for other work. If a specification already covers those walls and floors, we can reseal to it. With no specification in place, the first step sits with your designer or fire engineer, not with us. We work on linear gaps at wall heads, pipe penetrations and service gaps in risers, and the usual reasons a site gets in touch are unsealed joints where partitions meet the slab and unsealed penetrations discovered above suspended ceilings.
Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work usually takes anything from one day to a planned run of visits, depending on the number of seals and the access, and we clear our waste as we work.
- The specification and schedule come first, so we know which details apply.
- We plan the sequence of floors, risers and voids with you.
- We compare every service penetration with its tested detail before sealing.
- Unsuitable material is removed and the opening cleaned.
- The specified backing and sealant go in to depth and are finished neatly.
- We tell you about openings that need a different product.

Service penetrations in Edinburgh buildings
Hospitals, schools, care homes, offices and blocks across Edinburgh all rely on fire-resisting walls and floors. Where fire-rated sealant is the specified product for a service penetration or linear gap, we install it to the manufacturer’s tested detail.
Tenements in Scotland’s cities are often managed by property factors, with shared repairs agreed by the owners, so the factor is often the first contact for work on shared parts. Edinburgh includes coastal places, where facades, frames and external slabs take more weather than inland. Product choice and joint preparation matter more there.
Edinburgh: Where a unit on an estate such as Russell Road Industrial Estate (0.8 miles west of Edinburgh), has fire-resisting walls between offices and warehouse, any new service through them should be sealed to the tested detail. In a retail centre such as Waverley Mall (0.8 miles north-east of Edinburgh), any fire-resisting wall between units that is crossed by new services needs sealing to the tested detail.
Leave it or put it right?
It is cheaper to seal service penetrations as each services package finishes than to come back for them later. While the area is still open, every opening is easy to see and reach.
What your quote should include
- Who will actually carry out the work
- Their pre-qualification and accreditations
- Can the work be phased to keep areas open?
- Do they follow the manufacturer’s priming guidance?
When to bring in a specialist
Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
What sets the cost
These are the things that shape the price:
- Backing rod, priming and other preparation
- Whether old sealant has to be cut out first
- How much there is to seal
- Working within restricted access windows
A quote for service penetrations depends on quantities, condition and access, plus any specification you are working to. Call for a quote.
Sending details for a quote
However big the job, these details speed things up:
- Where the site is, with the postcode
- Any dates the work must fit around
- Rough lengths or quantities, or drawings if you have them
- How the joints are reached, and at what height
Send details, get a quote, we seal, guaranteed: that’s how every job runs. The first step is to ring 01277 525 020 or email a schedule or drawings with what you know.
Surface by surface
Cables and cable bundles
Data cabling added after handover is a regular cause of open service penetrations. Openings around new cables are resealed to the detail.
Risers and ceiling voids
Voids hide a lot of unsealed openings. We follow your schedule area by area.
Commercial clients in Edinburgh
Hotels, schools, healthcare sites, offices and retail units come to us directly as well. The work is planned around how the building runs, so the building keeps working while we do.
Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.
Your questions answered
Can you reseal penetrations after our M&E works?
Yes. Send the schedule or marked-up drawings and the specified product details and a fixed quote follows. We can follow the services contractor floor by floor keeping pace with the programme.
How long does a typical visit take?
That varies with the scale of the job, though a typical visit normally takes a single visit for a short list of penetrations, or a phased programme for a whole building. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.
What’s the quickest route to a quote?
There are four steps: send details, get a quote, we seal, guaranteed. Step one needs little more than photographs and a postcode.
Can one quote cover more than one building?
Yes. We take on portfolio and planned maintenance work, planned site by site to suit how each building is used.
Which standards are fire seals tested to?
The tests are BS EN 1366-3 for penetrations and BS EN 1366-4 for linear joints, and classification is to BS EN 13501-2. EI 60 means integrity and insulation for 60 minutes in the tested arrangement and the installation has to match the test.
Will you come and look before quoting?
Photos, drawings or a schedule are often enough to quote. Where they aren’t, we arrange a site visit.
How do you deal with asbestos in old sealant?
The duty to manage asbestos sits with the building’s dutyholder, so for older buildings we ask for the asbestos register first. If anything suspect turns up, we stop until it’s tested.
