Compartment walls and floors in Marchmont
Marchmont has four care or nursing homes no more than 2 miles away. Care settings depend on compartmentation, so service penetrations made during maintenance or refurbishment need sealing with the specified product. Scotland has its own building standards: the non-domestic Technical Handbook (clause 2.1.14) says service penetrations should be fire stopped to at least the fire resistance duration of the wall or floor, with proprietary products, intumescent ones included, tested for their end use. We install what’s specified, to the product’s tested detail.
Colleges such as Royal College of General Practitioners Edinburgh (1.2 miles north of Marchmont) add IT and services as courses change, and each new penetration through a fire-resisting wall needs sealing with the specified product. Residences at universities like University of Edinburgh, 0.5 miles north-east of Marchmont, have compartment walls that must be resealed whenever services change. For a building at a site such as Blackford Business Park, which lies south of Marchmont, a check of penetration seals after each fit-out is good practice.

Fire stopping in Marchmont, done properly
For main contractors, our fire stopping package slots in after the M&E trades have finished in an area. We work from your penetration schedule or marked-up drawings. Tell us what records you need and we’ll confirm with the quote. If you have snag lists that include open service penetrations and hidden openings found during inspections, we can help, whatever the surface. A single leaking joint is often how a building in Marchmont first comes to us: we look at the rest while we’re there and tell you what we find.
Tenement blocks and converted stone buildings in Scottish cities often hide old service routes through walls and floors. Before sealing, we confirm the wall or floor and the services passing through, so the product matches the detail.
Whoever the client is, the cover is the same: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

Owners, agents and contractors
Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, with each stage agreed with your site contact.
We take on planned maintenance as well as one-off repairs: resealing failed joints building by building, on a schedule that suits your budget. Marchmont can form part of a wider programme.
From enquiry to sign-off
Inspect, seal, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off. Work on a big city site in Scotland normally involves inductions and permits. Pass on the site’s contractor rules when you get in touch.
- The specification and schedule come first, so we know which details apply.
- We plan the sequence of floors, risers and voids with you.
- Each opening is checked for wall or floor type, service, gap and depth.
- Foam, ordinary sealant and debris come out so the seal starts clean.
- Backing and fire-rated sealant are installed to the detail and tooled.
- Anything outside the detail is reported to you rather than sealed.
Before we start on site
- Move anything stored against the joints
- For older buildings, check the asbestos register before work
- Share your working hours and any access restrictions

When to bring in a specialist
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
Marchmont: questions and answers
Can work in a care setting near Marchmont go ahead while residents are there?
Yes. Care settings are planned area by area, at times agreed with the home. Any site rules, from signing in to infection control, are agreed before we start.
Can you work at a site such as Blackford Business Park, by Marchmont?
Yes. Estates, retail parks and business parks around Marchmont, Blackford Business Park among them, are all within reach. Photos and a short description are enough for a first look.
How do we ask for a quote?
The quote form is the simplest route, though you can also speak to us on 01277 525 020 or use the quote form. Photos, drawings or a joint schedule help us quote quickly.
Can you send site paperwork?
Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote.
Do you approve fire stopping for building control?
No. We don’t certify or sign off fire stopping, and we hold no third-party fire-stopping installer certificate. Our part is fitting the specified product to its tested detail.
Can one quote cover more than one building?
Yes. A group of buildings can go on one quote, with one point of contact across South East England, Greater London and Scotland.
Are you fully insured?
Yes. We are fully insured, including public liability cover.

Why it’s worth doing now in Marchmont
The longer openings stay, the more there tend to be: every new cable or pipe adds another. Keeping on top of it after each round of works keeps the job small, rather than turning into a full building survey and reseal. Scottish city buildings take plenty of rain, so a split or hardened joint lets water into the wall. Renewing them early protects the fabric.
Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

What we can’t put right
Being straight saves everyone time. Fresh joints won’t solve:
- Fire doors, dampers or other fire safety equipment
- Walls or floors that aren’t fire-resisting to begin with
- Writing the fire-stopping specification
If in doubt, call 01277 525 020 or send details through our quote form and we’ll say what we think.
What we seal
- Linear gaps at wall heads
- Service gaps in risers
- Joints between fire-resisting walls and floors
- Small duct penetrations where the tested detail allows
- Cable penetrations
- Pipe penetrations
What the job involves on each surface
Linear joints
Head-of-wall gaps, slab edges and wall junctions are linear joints. BS EN 1366-4 testing sets the joint widths, depths, backing and movement a seal covers and the installation has to fit inside those limits.
Metal pipes
Sealant details often cover copper and steel pipework. Pipe diameter, annular gap, sealant depth and any pipe insulation all have to match the detail, so we check each one.
