Fire stopping in East Craigs

Sealant is the specified answer for plenty of openings, such as metal pipes, cables and some small ducts where the detail covers them. Other openings need collars, wraps, batts, pillows or boards. We use sealant where it is the specified product, and we tell you when a detail calls for something else. The enquiries we see most involve openings found when ceilings come down for a refit and fire-stopping items raised at inspection or handover, across linear gaps at wall heads, joints between fire-resisting walls and floors and cable penetrations. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in East Craigs it comes down to the same thing: the right product in a properly prepared joint.

Older stone and tenement buildings in Scotland’s cities have usually been re-serviced many times. Wall type and service type decide the product, so both are checked before sealing.

Every job we finish is backed by a 12-month workmanship guarantee. If our installation lets you down in that time, we return and fix it.

What we can’t put right

Part of a good diagnosis is knowing where sealant stops. We will tell you if the real problem is one of these:

  • Plastic pipes whose detail calls for a collar or wrap
  • Deciding what a wall or floor needs, which belongs to the designer
  • Signing off or certifying a building’s fire stopping

Not sure which it is? You can call 01277 525 020 or use the quote form and we will tell you honestly.

Joints and surfaces we work on

  • Small duct penetrations where the tested detail allows
  • Cable penetrations
  • Pipe penetrations
  • Service gaps in risers
  • Joints between fire-resisting walls and floors
  • Linear gaps at wall heads

On site: what to expect

When we get to site, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before anything is cut or cleaned, and the work usually takes longer where risers, ceiling voids or occupied floors have to be worked through in sequence. Give us the access times and building rules for your premises in East Craigs, so the work can be phased and areas kept in use.

  1. We ask for the product and detail your designer has specified.
  2. We sort the openings by the detail each one needs.
  3. Old or wrong materials are cut out.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

Preparing the site

  • Tell us which areas need to stay in use
  • Flag any permit to work we will need

Your questions answered

Does your area include sites such as West Craigs Industrial Estate, near East Craigs?

Yes, sites like West Craigs Industrial Estate are within our area, along with the rest of East Craigs. Photos and a short description are enough for a first look.

Will you plan work around the academic year at somewhere like Edinburgh Napier University - Sighthill Campus?

Yes. We plan campus work around teaching, exams and residence turnarounds. Let us know which documents your site asks for, and we’ll confirm them alongside the quote.

Will you write the fire-stopping specification?

No. The specification comes from your designer, fire engineer or building control. Our role is installing what they specify, to the product’s tested detail.

Will you quote for a small job?

We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.

Do you have public liability insurance?

Yes. We are fully insured, and the certificate can go with your quote.

Do you work in Scotland as well as England?

Scotland sets its own building regulations, with Technical Handbooks, and England uses Approved Document B. Either way, we install the specified sealant to its tested detail.

What if there’s asbestos in the old mastic?

The duty to manage asbestos sits with the building’s dutyholder, so for older buildings we ask for the asbestos register first. Work pauses if suspect material is found, until it has been tested.

Work for main contractors and building owners

For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.

We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. East Craigs can form part of a wider programme across Edinburgh.

Keeping the joints sound

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Check with the data sheet before painting over fire sealant
  • Record which product was used where
  • Don’t let anyone top up a fire seal with the wrong product
  • Brief every trade that openings they make must be sealed

New services after handover are a common way fire stopping gets breached. A short check at the end of each job saves a long hunt later.

Looking at service areas on a regular cycle pays off. A cracked or disturbed seal found early is a small job.

Surface by surface

Risers and ceiling voids

Openings above suspended ceilings are easy to miss. We follow your schedule area by area, and note anything we find that isn’t on it.

Masonry and concrete

Block walls and concrete floors are common substrates for penetration seals. Dust and debris are cleared from the opening, so the sealant and any backing sit properly.

Why it’s worth doing now in East Craigs

An improvised seal can look finished while offering no tested performance. Correcting it means cutting it out and starting again with the specified product. In a tenement or shared city building, water from a failed joint can reach other owners’ property. Acting early avoids disputes and bigger repairs.

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

Why choose Mastic Doctor in East Craigs

Hotels are divided into compartments, and refurbishments that add pipes and cables through bedroom and corridor walls leave gaps to close.

Hospital estates such as Spire Murrayfield Hospital, 1.8 miles east of East Craigs, are divided into fire compartments, and any service penetration through them should be sealed to the specified, tested detail. At a university such as Edinburgh Napier University - Sighthill Campus, which lies south-east of East Craigs, labs, lecture blocks and residences are re-serviced often, so penetration seals are best checked after M&E work. Colleges such as Edinburgh College - Sighthill Campus, 1.8 miles south-east of East Craigs, add IT and services as courses change, and each new penetration through a fire-resisting wall needs sealing with the specified product.
