Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Commercial sealant contractors in EH53: how it works

We’ve applied sealant on commercial sites for over 20 years, and the paperwork side is in order: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. If your site needs RAMS, an insurance certificate or CSCS details, say so and we’ll confirm with the quote. We work on external facade joints, floor and threshold joints and window and door perimeters, and what we’re called in for most is weathered facade sealant that no longer flexes and messy, uneven beads from earlier work that let the building down.

Diagnose, treat, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off.

  1. Site photos, drawings or a visit tell us what’s there and how it has failed.
  2. A fixed quote follows, with removal and preparation included.
  3. We agree the order of work, access windows and site hours with you.
  4. The failed sealant comes out and the faces are prepared, with primer where required.
  5. Depth is set with backing, then the sealant is applied, tooled and the area tidied.
  6. We hand back each area with its cure time and our 12-month guarantee.

How we quote

The specified product makes a difference, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site rules also count.

Why choose Mastic Doctor

Ask for a quote

Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.

Where commercial joints are in EH53

From Livingston, East Calder and Calderwood outwards, EH53 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact.

Across EH53, outside sealant work is planned around the weather, so we keep some flexibility in the dates.

East Calder: For a shop at a centre such as The Centre, 2.6 miles to the south-west of East Calder, tidy joints at counters and displays matter as much as the fixtures. Shops and cafés around stations like Kirknewton station, 1 mile to the south-east of East Calder, trade from early, so work is timed around them.

Different surfaces, different methods

Window and door perimeters

Where frames meet the surrounding wall, sealant is the weather line. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.

Facade and cladding joints

Facade joints move every day as panels warm and cool. They need a sealant with the right movement capability, laid at the right depth. We confirm the access in place before we quote.

Signs you need commercial sealant contractors

In wet areas the enemy is typically mould rather than movement. Damp, harsh cleaning products and poor ventilation let mould take hold inside the bead, and once established it rarely cleans out. The fix is a new bead of anti-mould sanitary silicone.

It’s worth sending us details if you spot any of the following:

  • Leaks that seem to come through a sealant line
  • Untidy joints in a reception, shop floor or lobby
  • Window and door perimeter joints that have cracked open
  • Greasy, split joints in a kitchen or tea point

Aftercare for building managers

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Note dates and locations of sealant work for future planning
  • Ask fit-out and M&E contractors to report any sealant they disturb
  • Check sealant as part of routine building inspections
  • Ask cleaners to use a soft cloth and mild cleaner on sealant

Good ventilation keeps wet-area sealant in better condition. Extraction that isn’t working keeps the joints wet. Your maintenance team can look at extract fans at the same time.

Sealant installed at the same time usually fails in sequence. A few splits this year typically mean more next year. We can assess the lot and suggest what to do now and later.

Doing it in-house

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong typically costs more in the end than doing them right.

What happens if it’s left?

Patching the worst lengths can be the right call on a tight budget. Where the remaining sealant is just as old, it tends to fail soon after, and a second visit means paying for access and set-up again. Where it helps, we quote a patch and a full reseal side by side.

Questions to ask before you book

  • How they handle RAMS and site documents
  • How the existing material will be dealt with
  • The terms of the workmanship guarantee
  • Which product they’ll use, and why it suits the joint

Your questions answered

How soon can the area be used again?

That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, so we’ll confirm the curing time on the day.

Do you work for facilities managers and managing agents?

Yes, and through main contractors too. You send the details, we return a fixed quote, and the job is done and signed off.

Can areas stay open during the work?

That comes down to planning: we agree access windows, phase the work and keep enough facilities open. Let us know what can’t close and we’ll work around it.

Is it fine to apply new sealant on top of old?

No. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

Does the weather affect the work?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.
