Commercial sealant contractors across EH9: what to expect
How long a joint lasts is decided before any sealant leaves the gun. Silicone has no grip on cured silicone, so the failed bead is cut out completely. Where the sealant maker specifies a primer for that substrate, it goes on before the new bead and the joint depth is controlled with backing rod. The enquiries we see most involve earlier reseals applied straight onto the failed bead and smeared sealant across finishes from a rushed job, on external facade joints, window and door perimeters and washrooms and tea points.
We follow your site rules from the start: signing in, inductions and any permit to work. With the paperwork done, the joints are worked through in the order agreed with your site contact.
- First, details come to us: photos, drawings or a schedule of the areas.
- The failure is diagnosed and a fixed quote issued for the work agreed.
- Site hours, access windows and the order of areas are agreed before we start.
- Failed sealant is cut out and each joint cleaned back to sound, dry faces.
- We fit backing to the right depth, prime where specified and lay the new bead.
- Finished joints are checked with you and handed over with our 12-month guarantee.

Commercial premises across EH9
Across EH9, from Buccleuch, Sciennes and Newington to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact, with colours matched site to site where the brand needs it.
In Scotland, managing agents for tenements are often called property factors, so mastic work on shared parts may come through the factor. On the coastal side of EH9, sea-facing elevations normally show failed joints first.
Sciennes: In a retail centre such as Waverley Mall, which lies north of Sciennes, new tenants mean new shop fits, and the sealant at counters, frontages and floor edges is part of the finish. If you have premises on more than one site, say at Blackford Business Park and Russell Road Industrial Estate, one contractor and one quote can cover both.
Honest limits
We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:
- Broken glass or blown double-glazed units
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
- Roof leaks that only look like a joint problem
Building owners, agents and FMs in EH9
If you look after buildings for someone else, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.
For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first, with CSCS-carded applicators on site.
Signs you need commercial sealant contractors
Plenty of failed joints were never sealed with the right product. Decorators’ caulk on a joint that moves, acetoxy silicone on stone or metal, or a stiff sealant on a facade. Guidance such as BS 6213 exists to steer sealant selection for exactly this reason, and many specifications refer to it.
Any of the following is a good reason to get the joints checked over:
- Untidy joints in a reception, shop floor or lobby
- Leaks that seem to come through a sealant line
- Frame sealant that has cracked, shrunk or pulled away
- A top-up bead over failed sealant, now lifting
How the job changes by surface
Shop fronts and retail fit-outs
Retail work normally has to fit around trading. Tell us your trading hours and access windows and we’ll plan around them, working in sections where that helps.
Washrooms and toilets
Mould that has grown into washroom sealant can’t normally be cleaned out. Replacement is the fix: strip, clean, dry and reseal, planned so the building keeps enough facilities in use.
Keeping the joints sound
After handover, these steps help:
- Check sealant as part of routine building inspections
- Log reseals in the O&M or maintenance records
- Keep washroom and kitchen extraction working
- Brief cleaning contractors to avoid scourers and blades on sealant
Let your cleaning contractor know what’s new. Scourers, blades and harsh products shorten a bead’s life.
Once sealant fails in a movement joint, grit and debris get in. The joint can no longer close, so its edges crack or spall. At that point it’s a repair job rather than a reseal.
Common questions from EH9 clients
Do you work directly for building managers?
Yes. FMs, managing agents and landlords are among our regular clients as well as contractors. We can work to your instruction process and site rules.
How do you keep disruption to occupiers down?
It’s mostly about sequence: areas are phased, access windows agreed and enough washrooms or entrances left in use. Tell us what has to stay open and we will plan the job around it.
When is resealing likely to be due?
There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.
Are you CHAS accredited?
Yes. We’re CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.
Is it OK to apply fresh sealant over existing beads?
Removal of the failed sealant is always part of the job. New sealant can’t grip the old bead, so laying over it never lasts, and the faces are brought back to sound, dry material before resealing.
What guarantee do you give on resealing?
Our workmanship on each job is backed by a 12-month guarantee. Public liability insurance is in place too.
What about asbestos in old mastic?
We check the asbestos register or survey before any old sealant is disturbed. Managing asbestos is the dutyholder’s responsibility and removing it isn’t something we do.
