About commercial sealant contractors in EH14
Sealant joints are easy to overlook until one lets water in, and on a working site that usually surfaces as a leak, a stain or a complaint from occupiers. Mastic Doctor works as a commercial sealant contractor for facilities managers, managing agents and main contractors with sites in EH14. Our job is to diagnose the failure, remove the old bead and seal again using a product chosen for the movement and exposure. The enquiries we see most involve gaps behind commercial kitchen worktops and sinks and leaks that seem to come through a sealant line, on floor and threshold joints, kitchen worktops and splashbacks and window and door perimeters.
Inspect, seal, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then we prepare and seal each joint with the specified product, and we finish with a walk round so the work can be signed off.
- First, details come to us: photographs, drawings or a schedule of the areas, or we arrange a site visit.
- Next comes a diagnosis and a fixed quote.
- We plan around your site hours and access windows, phasing the work where areas have to stay in use.
- The failed bead is removed and the joint faces cleaned until they’re sound and dry.
- The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
- We walk the completed areas with you and sign them off under the 12-month guarantee.
Pricing in EH14
Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Where commercial joints are in EH14
The commercial stock in EH14 mixes older town-centre buildings with newer offices and units, in places such as Shandon, Slateford and Westfield and beyond. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
Across EH14, outside sealant work is planned around the weather, so we keep some flexibility in the dates. EH14 includes coastal places, where facades, frames and external slabs take more weather than inland. We take that exposure into account when choosing the product.
Slateford: Premises within reach of Slateford station (under half a mile south-west of Slateford) often have busy frontages where joints are seen by everyone passing. Trade counters and showrooms on estates such as West Gorgie Park Industrial Estate (to the north-west of Slateford) need neat joints where customers see them.
Commercial clients in EH14
As a CHAS accredited contractor and Constructionline member, we’re straightforward to vet for your supplier list. We are fully insured, and our insurance certificate can go with the quote.
We work for building owners and managing agents on sealant work across single buildings or whole portfolios. Several sites can go on one quote, which keeps the paperwork simple.
Common problems we fix in EH14
External sealant takes a steady beating from the weather. UV hardens the surface while wind and rain work at the edges; in time the surface chalks, hardens and cracks. A hardened bead can’t follow the building any more.
It’s worth sending us details if you spot any of the following:
- Expansion joints with the sealant torn out
- Earlier reseals applied straight onto the failed bead
- External beads that have gone brittle and cracked
- Greasy, split joints in a kitchen or tea point
Doing it in-house
General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.
Redoing a failed joint typically costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.
Why deal with it now?
Spot repairs have their place. Where the remaining sealant is just as old, it tends to fail soon after. We can price both options so you can decide on the facts.
Comparing quotes
- How they’ll work around occupants
- Will CSCS-carded applicators be on site?
- Whether primer will be used where the manufacturer specifies it
- Will RAMS and insurance details be available?
When it isn’t the sealant
A proper diagnosis includes knowing what sealant can’t do. You’ll hear from us if the cause turns out to be one of these:
- Leaks from pipework, wastes or valves (that’s plumbing)
- Old mastic that tests positive for asbestos
- Leaking roofs, gutters or flat-roof membranes (those need a roofer)
FAQs: EH14
Who decides which product is used?
A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.
Are you CHAS accredited?
Yes. We are CHAS accredited and a Constructionline member, which helps with supplier vetting.
Do you seal on top of existing sealant?
No. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.
Is failed sealant stripped out, or sealed over?
The old bead is stripped out first. Then the joint is cleaned, primed where the maker specifies, backed to depth and resealed.
Does commercial sealant work come with a guarantee?
The work is guaranteed for 12 months. Should a joint we sealed give trouble during those 12 months, let us know and we will look at it.
What site paperwork can you provide?
Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote. We are CHAS accredited and a Constructionline member, with five million pounds of public liability insurance.
Can you follow the specification on our project?
Yes. Send it with your enquiry, and we will price the work to it.
