How washroom sealing works in Edinburgh

Closing all the facilities in a building isn’t an option. We phase the work one washroom, one bank of cubicles or one changing room at a time, so staff, guests or pupils always have somewhere to go. Tell us your site hours and access windows and we’ll plan around them. Site teams most often ask us about washrooms that look worn because of the sealant and black mould inside silicone joints that cleaning can’t shift, across accessible toilets and changing rooms, IPS panels and cubicles and urinals and WCs.

Working in a building that stays open takes some planning. We sign and contain the area we are in, keep walkways clear and move on in phases so staff and visitors can carry on around us.

  1. Every room is surveyed and the failed joints listed.
  2. The fixed quote sets out the rooms, the products and the phasing.
  3. Old sealant is removed completely and the faces cleaned.
  4. Joints are degreased and dried.
  5. New anti-mould sealant goes in and is tooled neat.
  6. Each area is handed back when ready.

How we quote

The product called for affects the cost, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.

Commercial washrooms across Edinburgh

Washroom work across Edinburgh runs to many timetables: term dates in schools, infection-control rules in healthcare, opening hours in retail. Let us know the building’s hours and rules and we will set the plan around them.

Across Edinburgh, outside sealant work is planned around the weather, with a little give in the programme for wet or frosty days. Coastal places in Edinburgh often have hotels, guest houses and holiday accommodation with busy seasons, which makes the quieter months a good time for sealant work.

Edinburgh: Customer toilets in retail centres such as Waverley Mall, 0.8 miles to the north-east of Edinburgh, rarely close, so resealing is phased. At a college such as Royal College of General Practitioners Edinburgh, 0.8 miles north of Edinburgh, washroom and kitchen sealant is best renewed in the holidays or in phases during term.

Looking after the joints

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Clean sealant with gentle products and a soft cloth
  • Keep extract fans working and vents clear
  • Include joints in routine washroom inspections
  • Clear standing water from shower floors where possible

Mild cleaning products and non-abrasive cloths look after sanitary silicone best. Aggressive descalers, solvents and scouring pads shorten its life and give mould a start.

Mould in a joint spreads along the bead and into nearby grout and users notice. Replacing it early keeps the job to a reseal.

What sets the cost

Each job is priced on its own details. The main factors are:

  • Joint width, depth and condition
  • Access and working height
  • The site’s rules and procedures
  • Removal of failed or old sealant

There’s no price list, since every building and every scope is different. Call for a quote and we’ll price your job on its own details.

Before you send an enquiry

Good information means a firmer quote. Helpful details to send:

  • The type of building and who uses it
  • Any dates the work must fit around
  • Access details, including height
  • Asbestos survey details if the building is older

Every job follows the same four steps: send details, get a quote, we seal, guaranteed. To take the first step, phone 01277 525 020 or email drawings and photos.

Commercial clients in Edinburgh

Hotels, schools, healthcare sites, offices and retail units come to us directly as well. We plan around the way the building is used, so the building keeps working while we do.

Whether you’re a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

Why it fails

Cubicle panels, IPS panels and vanity units flex when people lean on them or doors are slammed and trays shift slightly with each user. If the joint wasn’t laid to take that movement, it tears or peels away.

Look out for the following:

  • Sealant laid over old silicone and now peeling
  • Discoloured joints around urinals and WC pans
  • Complaints from staff, guests or users about tired washrooms
  • Mould spotting along silicone joints

Different surfaces, different methods

Showers and trays

A tray that rocks or has cracked won’t be fixed by sealant, and we’ll say so before resealing.

Urinals and WC pans

We reseal around urinals and pans with a sanitary grade after the old bead and residue are removed.

Common questions from Edinburgh clients

How do you deal with asbestos in old sealant?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Do you take on small jobs?

Single areas, one-off repairs and whole buildings are all quoted the same way: details, then a fixed price, then sealing, then a 12-month guarantee.

How long does a typical visit take?

It depends on the scope, but the work normally takes a few hours for one toilet block, with bigger buildings phased across a number of visits. Larger or phased jobs take longer, and we will give you a timescale with the quote.

How soon can a washroom be used after resealing?

The silicone needs time to cure before water reaches it. We plan the phasing around that so facilities are never short.

Can you send site paperwork?

Each site asks for different documents, so list what you need, whether RAMS, insurance or CSCS details, and we will confirm with the quote.

What do you charge?

There isn’t a price list, as every site differs. With photographs or drawings, we can give you a fixed quote.

Does weather matter for sealant work?

It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.
