Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Looking after the joints

For the best life from the joints:

  • Look above ceilings when tiles are lifted for other jobs
  • Put resealing into every M&E and fit-out package
  • Agree the fire-stopping specification before services go in
  • Foam or ordinary sealant is never a fire-seal repair

Add risers, plant rooms and ceiling voids to routine fire-stopping checks. Watch for cracked sealant, new services with no seal and openings that have grown and get them dealt with.

Make reporting new openings part of every permit to work in service areas. It costs little and catches breaches early.

Fire stopping in Craigentinny, done properly

Most of our fire stopping work happens after the building is up. New cable runs, replaced pipework and extra data routes all punch holes in compartment walls, often unnoticed. Those on your schedule are closed with the specified product. We work on cable penetrations, service gaps in risers and linear gaps at wall heads, and the usual reasons a site gets in touch are snag lists that include open service penetrations and hidden openings found during inspections. Facilities teams, main contractors and managing agents in Craigentinny tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

In Scotland’s cities, university, hospital and office estates see services added year after year, and new cabling and pipework through compartment walls is a common reason fire stopping gets breached. Intumescent sealant goes in where the specification calls for it, with backing and depth as tested.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

How a job runs

The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. University, hospital and office estates in Scotland’s cities have their own permits, inductions and sign-in rules. Tell us the rules and we’ll work to them.

  1. We read the specification, drawings or penetration schedule you send and raise any questions before we price.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Before we start on site

FAQs: Craigentinny

Can you work on a hospital site such as Royal Infirmary of Edinburgh (Little France)?

Yes, healthcare and care buildings are part of our work. Each area is agreed with the ward or department and the estates team in advance.

Will you plan work around the academic year at somewhere like University of Edinburgh - Holyrood Campus?

Yes, holiday working periods are the norm on campus jobs. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Can you reseal penetrations after our M&E works?

Yes. Send the schedule or marked-up drawings and the specified product details for a fixed quote. We can follow the services contractor floor by floor so areas aren’t left open.

What happens if old sealant might contain asbestos?

The duty to manage asbestos sits with the building’s dutyholder, so for older buildings we ask for the asbestos register first. If anything suspect turns up, we stop until it’s tested.

What do BS EN 1366-3 and BS EN 13501-2 mean?

BS EN 1366-3 covers penetration seals and BS EN 1366-4 covers linear joints. Results are classified under BS EN 13501-2, where E is integrity, I is insulation and the number is minutes, as in EI 60. The rating applies to the product as tested.

Is BS 476 being phased out?

In England, references to the older BS 476 national classes are being removed from Approved Document B from 2 September 2029. After that, the European classification under BS EN 13501-2 is the route. Product selection stays with your designer.

Can you follow the specification on our project?

Yes. Send it with your enquiry, and we’ll price the work to it, flagging anything that needs clarifying.

General trades versus a specialist

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

Common problems we fix in Craigentinny

Linear gaps fail where a fire-resisting wall meets a slab, soffit or another wall. Movement in the frame or slab can open the joint, and the wrong product can split as a result. The tested detail for a linear joint states the width and movement it covers.

Look out for the following:

  • Damaged fire seals in risers and voids
  • Openings found when ceilings come down for a refit
  • Open linear gaps along the top of fire-resisting walls
  • Fire-stopping items raised at inspection or handover

For a hospital such as Royal Infirmary of Edinburgh (Little France) (2.5 miles south of Craigentinny), penetration sealing is normally phased ward by ward, with infection-control rules agreed first.

Questions to ask before you book

  • Whether old or failed sealant will be cut out, not overlaid
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • How they’ll work around occupants
  • How long is the guarantee, and what does it include?

Our contractor checklist

Where services cross fire walls in Craigentinny

Scottish guidance (non-domestic Technical Handbook, clause 2.1.14) asks that penetrations match at least the fire resistance period of the element they pass through, and products should be tested for their end use. Where fire-rated sealant is specified, that’s what we install, to the tested detail. Craigentinny has plenty of hotels close by, all within 2 miles. In hotels, bedroom and corridor walls are typically fire-resisting, so services added in a refit need sealing with the specified product.

Industrial units on estates such as West Telferton Industrial Park, less than half a mile to the south-east of Craigentinny, often separate offices from warehouse space with fire-resisting walls, and new services through them need the specified seal. Colleges such as Edinburgh College - Milton Road Campus, 1.8 miles south-east of Craigentinny, add IT and services as courses change, and each new penetration through a fire-resisting wall needs sealing with the specified product.

Craigentinny is about 2 miles south-east of Bonnington, in Edinburgh. Anywhere in EH7, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. Our Edinburgh coverage takes in 174 places.

Anyone looking for fire stopping in EH7, EH8 and EH15 gets the same process as the rest of our area: details, then a fixed price, then sealing and a 12-month guarantee. If your site is on Goff Avenue, King's Road and Loaning Road or close by, we can quote for service penetrations. Being close to the A199 and A1140, Craigentinny is easy to get to with materials and equipment. We also cover Mountcastle (1 mile south), Piershill (1 mile south-west), Northfield (1 mile south), Restalrig (1 mile west) and Jock's Lodge (1 mile west) for service penetrations. Nearby towns on our patch include Edinburgh (3 miles west), Silvermills (3 miles west), West End (3 miles west), Stockbridge (3 miles west), Canonmills (3 miles west) and West Coates (4 miles west).

What the job involves on each surface

Small ducts

Small ductwork can sometimes be sealed with sealant where the tested detail includes it. Larger or fire-rated ductwork normally needs a different solution set by the designer.

Risers and ceiling voids

Service risers and the voids above ceilings are where openings collect. Access is often tight, so we agree it with you in advance.

What happens if it’s left?

An open or wrongly sealed service penetration lets fire and smoke reach the next compartment much sooner than the building was designed for. While the openings can be reached, sealing them is normally straightforward. Left until ceilings are closed or a tenant moves in, the same work costs more access and more disruption. In Craigentinny, as across Scotland, rain finds any gap, so a split or hardened joint lets water into the wall. Renewing them early protects the fabric.

Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.
