About commercial sealant contractors in EH1

A reseal stands or falls on the preparation underneath it. Silicone has no grip on cured silicone, so the failed bead is cut out completely, then both faces are cleaned back to sound, dry material with no dust or grease on them. Primer is used wherever the manufacturer calls for it on that surface. We work on external facade joints, washrooms and tea points and movement joints in walls and floors, and what we are called in for most is wall and floor joints that have lost their seal and smeared sealant across finishes from a rushed job.

We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. With the paperwork done, we take the joints in the sequence agreed with you, and each area is checked before we leave it.

  1. First, details reach us through the quote form or a site visit.
  2. The cause is diagnosed and the scope priced as a fixed quote.
  3. Where parts of the building must stay open, the work is phased.
  4. Old sealant is cut out completely, never sealed over.
  5. A suitable product for each joint goes in at the right depth and is tooled.
  6. A final walk-round, then the 12-month guarantee applies.

Pricing in EH1

Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

Local landmarks in Old Town

Locally, jobs take us to sites close to Old Royal High School, Augustine Congregational Church and National Museums Scotland Library and the streets around them. You will also find Greyfriars Bobby Bar (less than half a mile south), Tollcross Primary School (0.6 miles south-west), St Cuthbert's Church (0.6 miles west) and The Meadows (less than half a mile south). Old Town has its own railway station: Edinburgh Waverley station. A little further out are Edinburgh Castle (under half a mile west) and Museum of Scotland (less than half a mile south-east). For a walk, there’s Salisbury Crags and Dunsapie Loch.

Where commercial joints are in EH1

Commercial buildings across EH1 range from older premises altered many times to recent units on business parks. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.

Scotland has its own building regulations, the Building (Scotland) Regulations 2004, with building warrants from the local authority verifier. We seal to what has been specified, on every job. Coastal places in EH1 often have hotels, guest houses and holiday accommodation with busy seasons, so work is often best planned for quieter months.

Old Town: In a retail centre such as Waverley Mall, less than half a mile to the north of Old Town, new tenants mean new shop fits, and the sealant at counters, frontages and floor edges is part of the finish. Premises within reach of Edinburgh Waverley station, under half a mile to the north of Old Town, often have busy frontages where joints are seen by everyone passing.

Doing it in-house

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and we’ll confirm the paperwork you need with the quote.

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Work for main contractors and building owners

Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.

We work for building owners and managing agents on everything from one building to a spread of sites around EH1. One quote can cover more than one site, so there’s one set of paperwork to deal with.

Aftercare for building managers

A few simple habits keep the new joints working:

  • Deal with small splits before they become leaks
  • Put external and wet-area joints on a regular inspection round
  • Ask cleaners to use a soft cloth and mild cleaner on sealant
  • Have extract fans checked so wet areas dry out

Keep an eye out for other trades after we have gone. When fittings are moved or cabling added, the sealant nearby is easily disturbed. If that happens, call 01277 525 020 or use the quote form and we will price putting it right.

Once sealant fails in a movement joint, grit and debris get in. With nothing soft to close against, the materials either side take the load and start to break up. At that point it’s a repair job rather than a reseal.

Quoting for work in EH1

A fixed quote reflects the actual work. It allows for:

  • Whether old sealant has to be cut out first
  • Whether the work must be split into stages
  • Site requirements such as inductions and permits
  • Any access equipment needed

The product called for affects the cost, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site rules also count.

What we need to price the job

However big the job, these details speed things up:

  • Rough lengths or quantities, or drawings if you have them
  • How the joints are reached, and at what height
  • Asbestos survey details if the building is older
  • Where the site is, with the postcode

If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price the work to it. Smaller jobs need nothing more than photos and a few notes.

What happens if it’s left?

It can be tempting to hold sealant work back until the next refurbishment. For internal joints that are only cosmetic, that can make sense, but a joint letting water in now keeps doing damage until the refurb arrives. We can seal the urgent joints now and leave the rest for the programme.

What your quote should include

  • Who will actually carry out the work
  • What the guarantee covers, and for how long
  • Their approach to joint depth and backing
  • What site paperwork they can supply

EH1: questions and answers

Which sealant will you use?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

Will the building have to shut during the work?

It’s normal for us to work in occupied buildings. Only the area being sealed is closed, and the sequence is agreed in advance for as long as the cure needs.

Is the old sealant taken out first?

The old bead is stripped out first. Then the joint is cleaned, primed where the maker specifies, backed to depth and resealed.

How long will the new sealant last?

There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.

Do you work in EH1?

Yes. We cover EH1, and the simplest way to start is to give us a call on 01277 525 020 or email drawings and photos.

Could the old sealant in an older building contain asbestos?

On older buildings, our first request is the asbestos survey. Managing asbestos is the dutyholder’s responsibility.

Can weather delay the job?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.
