About commercial sealant contractors in EH13
Mastic Doctor has been sealing joints for businesses and contractors since 2005, and the documents buyers ask for are ready: we’re CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry five million pounds of public liability insurance. Let us know which site documents you need and they’ll be confirmed with the quote. The enquiries we see most involve frame mastic that has hardened and come away from the wall and movement joints packed with grit and debris, across movement joints in walls and floors, washrooms and tea points and window and door perimeters.
Diagnose, treat, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and we finish with a walk round so the work can be signed off.
- First, details reach us through the quote form or a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Where parts of the building must stay open, the work is phased.
- Old sealant is cut out completely, never sealed over.
- A suitable product for each joint goes in at the right depth and is tooled.
- We check the work with you, and the 12-month guarantee starts.
How we quote
Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote, and you will have a fixed figure to work with.
Why clients in EH13 choose us
- Joints cleaned back to sound surfaces
- Colours chosen to suit frames, cladding or finishes where possible
- CHAS accredited contractor
- Coloured sealants to suit the setting, where available

Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.

For rail, the closest station is Slateford station, roughly 1.3 miles north-west of the centre. Well-known places in the area include Edinburgh City Hospital (0.5 miles north) and Cameron Toll Shopping Centre (2.8 miles north-east). For a walk, there’s Duddingston Loch and Craiglockhart Hill.
Commercial sealant contractors across EH13: the area picture
From Oxgangs, Comiston and Wester Hailes outwards, EH13 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact, with colours matched site to site where the brand needs it.
The west of Scotland is wetter than the east, but external sealing anywhere in Scotland needs a dry joint and the right temperature, with a little give in the programme for wet or frosty days.
Colinton Mains: Shop fits at places like Edinburgh West Retail Park (to the north-west of Colinton Mains) leave counters, frontages and floor edges where the sealant colour is part of the finish. Premises within reach of Slateford station, 1.3 miles north-west of Colinton Mains, often have busy frontages where joints are seen by everyone passing.
Why it fails
The wrong sealant in the wrong place is a common cause of early failure. Decorators’ caulk on a joint that moves, acetoxy silicone on stone or metal, or a stiff sealant on a facade will all fail early. Guidance such as BS 6213 exists to steer sealant selection for exactly this reason.
Look out for the following:
- Frame mastic that has hardened and come away from the wall
- Movement joints packed with grit and debris
- Sanitary sealant that has gone black and patchy
- External beads that have gone brittle and cracked
Surface by surface
Movement joints in walls and floors
Brickwork, blockwork and floor slabs all have movement joints that need a flexible seal. Failed seals let grit and water in, and the edges start to suffer. The new sealant is chosen for the movement and, on floors, the traffic.
Window and door perimeters
Inside, cracked sealant around frames and window boards is common. We use a paintable product where decorating follows and a silicone where it doesn’t, in a shade that suits the frame.
How the quote is worked out
We price every job individually. The things that drive the figure:
- Location, for remote and island sites
- Access and working height
- Backing rod, priming and other preparation
- The product specified
Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.
What we need to price the job
For an accurate fixed quote, we need a clear picture of the site. Send us:
- Access details, including height
- Asbestos survey details if the building is older
- The postcode of the building
- When you need the work done
The quickest route to a quote is a few photos and the site postcode. Send them through the quote form, or phone 01277 525 020 or send details through our quote form if you’d rather talk the job through.
Work for main contractors and building owners
As a CHAS accredited contractor and Constructionline member, we are straightforward to vet for your supplier list. Our insurance certificate can be sent along with the quote.
Hotels, schools, healthcare sites, offices and retail units come to us directly as well. We plan around the way the building is used, so the building keeps working while we do.
Leave it or put it right?
Leaving a failed joint rarely saves money. Once water gets behind the seal, finishes and ceilings underneath are next, and the bill then involves other trades. Dealing with it while the damage stops at the bead is the cheaper route.
What your quote should include
- How the existing material will be dealt with
- How long is the guarantee, and what does it include?
- How they handle RAMS and site documents
- Can the work be phased to keep areas open?
Your questions answered
How long before the joints can be used?
Curing time varies by product, and we confirm it on the day.
Do you work to architects’ specifications?
Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it.
Will you just go over the old sealant?
No, never. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.
Does weather matter for sealant work?
It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.
How long does a typical visit take?
That varies with the scale of the job, though a typical visit normally takes anything from part of a day on a short run of joints to several weeks on a large phased package. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.
Is failed sealant stripped out, or sealed over?
Full removal is part of every quote. Sealing over traps water and lifts once the joint moves.
Do you work for facilities managers and managing agents?
Yes. A large share of our work comes through facilities managers, managing agents and landlords as well as contractors. Tell us how you issue work and we will fit in.
