Our commercial sealant contractors service in EH5
Mastic Doctor has been sealing joints for businesses and contractors since 2005: we are CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry five million pounds of public liability insurance. Let us know which site documents you need and they’ll be confirmed with the quote. Most enquiries involve gaps behind commercial kitchen worktops and sinks and frame sealant that has cracked, shrunk or pulled away, on external facade joints, kitchen worktops and splashbacks and washrooms and tea points.
When we get to site, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before any cutting starts, and the work normally takes as long as the agreed scope needs, from a single visit to a programme spread over several weeks.
- Site photographs, drawings or a visit tell us what’s there and how it has failed.
- A fixed quote follows, with removal and preparation included.
- We agree the order of work, access windows and site hours with you.
- The failed sealant comes out and the faces are prepared, with primer where required.
- Backing goes in, the new sealant is laid and tooled, and the area is left neat.
- We hand back each area with its cure time and our 12-month guarantee.
What affects the price in EH5
Pricing sealant joints depends on how many there are, their condition and the access, and any specification that applies. Ask us for a fixed quote.

Every quote starts with the facts: the joints involved, quantities, access and the product called for. Send what you have, and we will arrange a site visit if anything is unclear.
Around Trinity
In Trinity, that means premises near Trinity Academy, Drummond Community High School and Newhaven Parish Church and the streets around them. Also close by are Stockbridge public library (1.3 miles south), Starbank Arms (under half a mile north) and Starbank Park (less than half a mile north). Trinity’s nearest station is Edinburgh Waverley station, about 1.8 miles south of the centre. A little further out are Leith Hospital (0.9 miles east) and Newhaven Heritage Museum (under half a mile north-east). Open spaces near Trinity include Salisbury Crags and The New Leaf Co-op.
Commercial sealant contractors across EH5: the area picture
From Leith, Bonnington and North Leith outwards, EH5 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. Because we cover all of it, multi-site occupiers can bring every building under one quote.
Across EH5, outside sealant work is planned around the weather, so we keep some flexibility in the dates. On the coastal side of EH5, sea-facing elevations normally show failed joints first.
Trinity: Industrial estates such as North Leith Sands Industrial Estate, 0.7 miles east of Trinity, have offices, trade counters and welfare areas whose sealant ages like any other building’s. Sites a few miles apart, such as North Leith Sands Industrial Estate and Stewartfield Industrial Estate, can share one programme and one point of contact.
Different surfaces, different methods
Washrooms and toilets
Around WCs, urinals, vanity tops, IPS panels and cubicles, sealant is wet most of the day. Old sealant comes out and a sanitary silicone with anti-mould additives goes in, with phased work so some facilities stay open.
Commercial kitchens and tea points
A smooth, continuous joint is easier to keep clean. We seal to a neat, cleanable finish and work around service times you agree with us.
For managing agents and facilities managers
Building owners and managing agents use us on everything from one building to a spread of sites around EH5. One quote can cover more than one site, so there’s one set of paperwork to deal with.
For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.
Why it fails
In wet areas the enemy is usually mould rather than movement. Constant moisture, cleaning chemicals and weak extraction let mould grow into the sealant; when mould is in the body of the sealant, no cleaner will shift it. Replacement with a sanitary anti-mould silicone is the lasting answer.
Look out for the following:
- Frame mastic that has hardened and come away from the wall
- Damp patches where an external joint has failed
- A top-up bead over failed sealant, now lifting
- Movement joints packed with grit and debris
When it isn’t the sealant
Being straight saves everyone time. New sealant won’t cure:
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
- Broken glass or blown double-glazed units
- Roof leaks that only look like a joint problem
General trades versus a specialist
For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.
A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Your questions answered
Does the weather affect the work?
It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.
Which site documents can you send us?
Send your site requirements with the enquiry. For older buildings we’ll ask for the asbestos register, plus your site induction rules.
Does commercial sealant work come with a guarantee?
The work is guaranteed for 12 months. Should a joint we sealed give trouble during those 12 months, let us know and we will look at it.
Is EH5 in your area?
Yes. EH5 falls within our area, and you can give us a call on 01277 525 020 or send details through our quote form to get started.
What about asbestos in old mastic?
On older buildings, our first request is the asbestos survey. The duty to manage asbestos sits with the dutyholder.
Are you CHAS accredited and on Constructionline?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
What do you need from us to quote?
Price depends on joint lengths and widths, how much removal is involved, the product, access and phasing. To get a fixed price, send details through our quote form, or phone or email us.
