Commercial sealant contractors in EH4: how it works
Commercial occupiers rarely want a floor out of action for sealant work. Work is scheduled around the site hours and access windows you give us; phased work can also be planned so areas stay in use. That applies whether the building is an office, a shop, a hotel, a college or a care home. Most enquiries involve damp patches where an external joint has failed and earlier reseals applied straight onto the failed bead, on washrooms and tea points, kitchen worktops and splashbacks and external facade joints.
We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish.
- Send details through our quote form, or ask for a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Work is phased around your occupiers where areas need to stay in use.
- Old sealant is cut out completely, never sealed over.
- A suitable product for each joint goes in at the right depth and is tooled.
- A final walk-round, then the 12-month guarantee applies.
What affects the price in EH4

Also close by are Edinburgh School of Architecture and Landscape Architecture (less than half a mile east), Tollcross Primary School (under half a mile south), Bruntsfield Links (less than half a mile south-east) and Boroughmuir High School (less than half a mile south). Edinburgh’s nearest station is Haymarket station, about 0.5 miles west. Commercial premises across EH4
Across EH4, from Silvermills, West End and Stockbridge to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. Because we cover all of it, multi-site occupiers can bring every building under one quote.
In Scotland, managing agents for tenements are often called property factors, so mastic work on shared parts may come through the factor. Along the coast in EH4, hospitality buildings tend to be busiest in the summer months, which makes the quieter months a good time for sealant work.
Edinburgh: In a retail centre such as Waverley Mall, 0.8 miles north-east of Edinburgh, new tenants mean new shop fits, and the sealant at counters, frontages and floor edges is part of the finish. Offices and shops close to stations such as Haymarket station, 0.5 miles west of Edinburgh, tend to be busy all day, so sealant work is planned around opening hours.
What affects the price in EH4
To price the job, we consider:
- Distance, for remote addresses
- Which sealant the job calls for
- Joint width, depth and condition
- How much existing material needs removing
Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.
Details that help us quote
It doesn’t need to be a full survey. A few details are enough to get going:
- Whether an asbestos survey exists
- How the joints are reached, and at what height
- What the building is and how it’s used
- Specification clauses that apply
Specifications, drawings and tender packages are welcome with any enquiry, and we will price the work to it. For smaller jobs, photos and a description will do.
Different surfaces, different methods
Window and door perimeters
Internally, window boards and frame edges often have decorators’ caulk or silicone that has cracked. The product depends on whether the joint will be painted, in a shade that suits the frame.
Commercial kitchens and tea points
A smooth, continuous joint is easier to keep clean. We seal to a neat, cleanable finish and work around service times you agree with us.
Signs you need commercial sealant contractors
Plenty of failed joints were never sealed with the right product. Painters’ acrylic in a moving joint, vinegar-smelling silicone on metal or natural stone, or a high-modulus product where a low-modulus one was needed all let go sooner than they should. BS 6213 gives guidance on choosing construction sealants.
It’s worth sending us details if you spot any of the following:
- Messy, uneven beads from earlier work that let the building down
- Frame sealant that has cracked, shrunk or pulled away
- Leaks that seem to come through a sealant line
- Hardened, chalky sealant on south-facing or exposed elevations
Leave it or put it right?
Before budgeting for new frames, cubicles or worktops, check whether it’s just the sealant. In many cases the element is fine and only the seal around it has given up. A careful reseal is a far smaller undertaking than replacement, and we will say so if the frame or fitting is life-expired.
Questions to ask before you book
- Will RAMS and insurance details be available?
- Whether old or failed sealant will be cut out, not overlaid
- Their approach to joint depth and backing
- Can the work be phased to keep areas open?
Honest limits
A proper diagnosis includes knowing what sealant can’t do. We’ll tell you if the real problem is one of these:
- Leaks from pipework, wastes or valves (that’s plumbing)
- Leaking roofs, gutters or flat-roof membranes (those need a roofer)
- Structural cracks or movement the joints weren’t designed for
Questions about EH4
Do you work to architects’ specifications?
Yes. Send it with your enquiry, and the quote will be based on it, flagging anything that needs clarifying.
What site paperwork can you provide?
We confirm documents at quote stage: RAMS, an insurance certificate and CSCS details are the usual requests. Our applicators are CSCS-carded.
Do you work directly for building managers?
Yes. FMs, managing agents and landlords are among our regular clients, alongside main contractors. Tell us how you issue work and we will fit in.
Can areas stay open during the work?
Phased work can be planned so areas stay in use. Tell us your site hours and access windows and we will plan around them.
Do you take on multi-site sealant work?
Yes, we can. Send a list of addresses and what’s needed at each, and we’ll put together a fixed quote and a sensible order of work.
Do your applicators hold CSCS cards?
Yes. Our applicators hold CSCS cards.
Will you just go over the old sealant?
No. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.
