Fire stopping near Lennie

Share the site address and what’s failing, and we’ll reply with a fixed quote or arrange a visit.

Why deal with it now?

Leave a penetration open and smoke and fire can cross into the next compartment far earlier than intended. While the openings can be reached, sealing them is normally straightforward. Wait until ceilings close or areas are occupied and the same work becomes harder to reach. In Scotland, wind-driven rain finds a failed joint quickly, and for a smaller place like Lennie, a repair visit takes planning, so it’s better to act early.

Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.

How we handle fire stopping in Lennie

Penetration seals are fire tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4, with results classified under BS EN 13501-2. That classification, such as EI 60 or EI 120, belongs to the product in its tested arrangement. So our job is to reproduce that arrangement faithfully. Site teams most often ask us about open linear gaps along the top of fire-resisting walls and service penetrations left open after M&E works, across joints between fire-resisting walls and floors, small duct penetrations where the tested detail allows and cable penetrations. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Lennie, that means joint design, primers and backing rod as standard.

For a building near Lennie, we plan fire-rated sealing so it’s finished in one visit where possible. Send the specification and photographs of the openings, with sizes if you have them.

We sign every job off with a 12-month guarantee. The promise is simple: if the work we did fails within twelve months, we return to fix it.

General trades versus a specialist

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

How the job changes by surface

Drylining partitions

Service holes through plasterboard are frequently oversized or ragged. An oversized hole may be outside the sealant’s range, and the detail may call for board patching or another product.

Cables and cable bundles

Single cables and small bundles are often within a fire-rated sealant’s tested detail. The detail limits bundle size and the gaps between and around cables.

Questions about Lennie

Can you work on a hospital site such as Spire Murrayfield Hospital?

Yes, hospitals are one of the sectors we cover. We follow the site’s permits, sign-in and infection-control procedures in every area.

Can you work at a site such as West Craigs Industrial Estate, by Lennie?

Yes. Estates, retail parks and business parks around Lennie, West Craigs Industrial Estate among them, are all within reach. A few photos and the unit address let us price the work.

Can you handle several sites?

Yes. Multi-site work and planned programmes are a core part of the service, planned site by site to suit how each building is used.

How long does a typical visit take?

The duration is planned around your programme and the access we are given. We will give you an estimate of time on site when we quote.

Can you send site paperwork?

Each site asks for different documents, so tell us what you need and we will confirm it when we quote.

What if there’s asbestos in the old mastic?

Managing asbestos is the dutyholder’s responsibility, so for older buildings we ask for the asbestos register first. Work pauses if suspect material is found, until it has been tested.

Do you need to see the site first?

It depends on the job. Simple work can often be priced from photos, while larger or less clear jobs get a site visit first.

Our process

The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it. Jobs near Lennie are often grouped with others in the same area. Let us know if your dates have any give.

  1. We read the specification, drawings or penetration schedule you send and ask about anything unclear.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. We fit the backing the detail asks for, to the stated depth.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Getting the site ready

  • Agree which areas must stay open
  • Let building users know which areas are affected
  • Let us know about inductions and permits

Looking after the joints

Once the work is signed off, these steps help:

  • Ask the designer to confirm details early on refits
  • Make fire stopping part of every scope that crosses a fire-resisting wall
  • Leave fire sealant to cure fully before covering it
  • File the specified details where the next contractor can find them

Give the sealant its full cure time before ceilings, boxing or decoration go over it. Some fire-rated sealants accept paint and some don’t, so check the product data first.

Write fire stopping into the scope of any work crossing a compartment wall or floor. Then the seal goes in while the area is open instead of being left for someone else.

What we can’t put right

A proper diagnosis includes knowing what sealant can’t do. We will tell you if the real problem is one of these:

  • Plastic pipes whose detail calls for a collar or wrap
  • Designing or specifying fire stopping, which sits with the designer or fire engineer
  • Construction that lacks the fire resistance the seal relies on

Not sure which it is? You can give us a call on 01277 525 020 or send details through our quote form and we will tell you honestly before you book.

Surfaces we seal

  • Cable penetrations
  • Service gaps in risers
  • Pipe penetrations
  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors
  • Small duct penetrations where the tested detail allows

Compartment walls and floors in Lennie

The area within 2 miles of Lennie holds a number of hotels. A hotel refit often runs new services through compartment walls between bedrooms and corridors, and each opening needs the specified seal. Under the Scottish non-domestic Technical Handbook, clause 2.1.14, penetrations should be fire stopped to at least the wall or floor’s fire resistance duration, using products tested for the way they’re used. We install what’s specified, to the product’s tested detail.

For a site team at a college like Edinburgh College - Sighthill Campus (2.8 miles south-east of Lennie), fire-rated sealing is best scheduled after the summer works. Tenant changes at centres like The Gyle Shopping Centre (1.5 miles south-east of Lennie) often mean new services through walls between units. At a university such as Edinburgh Napier University - Sighthill Campus, which lies south-east of Lennie, labs, lecture blocks and residences are re-serviced often, so penetration seals are best checked after M&E work.
