Our commercial sealant contractors service in EH20
On a commercial site, sealant turns up in more places than people expect: around sanitaryware, along worktops and splashbacks, at window boards, partition heads and floor junctions. Outside, it closes facade joints, frame perimeters and movement joints against the weather. Our applicators work on both the inside and the outside of the building. The enquiries we see most involve damp patches where an external joint has failed and hardened, chalky sealant on south-facing or exposed elevations, on washrooms and tea points, external facade joints and floor and threshold joints.
We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in.
- Send details through our quote form, or ask for a site visit.
- The cause is diagnosed and the scope priced as a fixed quote.
- Work is phased around your occupiers where areas need to stay in use.
- Old sealant is cut out completely, never sealed over.
- A suitable product for each joint goes in at the right depth and is tooled.
- A final walk-round, then the 12-month guarantee applies.

Local landmarks in Loanhead
Locally, jobs take us to sites close to Lasswade High School Centre and the streets around them. Loanhead’s nearest station is Eskbank station, roughly 2.9 miles east. Other landmarks nearby include Cameron Toll Shopping Centre (3.3 miles north) and Glencorse Museum (3 miles south-west). Not far away are Caerketton Hill and The New Leaf Co-op.
Where commercial joints are in EH20
In EH20, much commercial sealant work follows refits in shops, offices and hotels in places such as Bonnyrigg, Loanhead and Burdiehouse. Visible joints call for a matched colour and a clean tooled finish.
In Scotland, managing agents for tenements are often called property factors, so the factor is often the first contact for work on shared parts.
Loanhead: Shops and cafés around stations like Eskbank station, 2.9 miles to the east of Loanhead, trade from early, so work is timed around them. A business with units at IMEX Business Centre and Straiton Retail Park needn’t use two contractors for its sealant.
What sealant work can’t fix
Before quoting, we check that sealant is the right answer. It isn’t the answer for:
- Structural cracks or movement the joints weren’t designed for
- Old mastic that tests positive for asbestos
- Leaking roofs, gutters or flat-roof membranes (those need a roofer)
Signs you need commercial sealant contractors
Resealing over the top is a false economy we come across often. New silicone has nothing to key into so it soon peels and traps moisture against the joint. Getting back to a clean joint then means removing every layer.
Things that normally lead to an enquiry:
- Greasy, split joints in a kitchen or tea point
- Sanitary sealant that has gone black and patchy
- Leaks that seem to come through a sealant line
- Frame mastic that has hardened and come away from the wall
After the work
Problems stay small when the joints are checked regularly. Specifically:
- Ask fit-out and M&E contractors to report any sealant they disturb
- Keep barriers up until the new sealant has cured
- On pre-2000 buildings, share the asbestos information before work starts
- Act on the first lifting edges rather than waiting
We stand behind the workmanship with a 12-month guarantee. Keep the handover details with your O&M or maintenance records so it’s easy to find if a joint we sealed gives trouble inside the 12 months.
Sealant installed at the same time normally fails in sequence. A few splits this year usually mean more next year, so it makes sense to look at the wider elevation or block. We can assess the lot and suggest what to do now and later.
Surface by surface
Shop fronts and retail fit-outs
In retail, sealant is on show. Counters, display units, shopfront frames and floor trims all need a neat line, often in a colour to suit the brand finish. We’ll confirm the colours available for the specified product.
Washrooms and toilets
Around WCs, urinals, vanity tops, IPS panels and cubicles, sealant is wet most of the day. We cut out mouldy or split beads and reseal in anti-mould sanitary silicone, phasing the rooms so not every toilet is closed at once.
General trades versus a specialist
Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
FAQs: EH20
Is your work guaranteed?
Our workmanship is guaranteed for 12 months. We’re fully insured for public liability as well.
How is commercial sealant work priced?
Send photographs, drawings or a list of locations through our quote form. Where we need to see it, we will arrange a site visit, then send a fixed quote.
How long do sealant joints last?
It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.
Do you seal on top of existing sealant?
No, never. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.
How long before the joints can be used?
That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, so we’ll confirm the curing time on the day.
Can you work to our specification?
Yes. Include it with the drawings when you ask for a quote, and we’ll price the work to it.
Can you take on work for an FM or managing agent?
Yes. You can send details through our quote form, and we will confirm any paperwork you need with the quote.
