Need sealant work in EH30?

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Commercial sealant contractors in EH30: how it works

We have applied sealant on commercial sites for over 20 years, and the paperwork side is in order: we’re CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry five million pounds of public liability insurance. If your site needs RAMS, an insurance certificate or CSCS details, say so and we’ll confirm with the quote. Site teams most often ask us about earlier reseals applied straight onto the failed bead and hardened, chalky sealant on south-facing or exposed elevations, on kitchen worktops and splashbacks, movement joints in walls and floors and window and door perimeters.

The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it.

  1. Send details through our quote form, or ask for a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Work is phased around your occupiers where areas need to stay in use.
  4. Old sealant is cut out completely, never sealed over.
  5. Each joint gets a suitable sealant, laid to depth and tooled.
  6. A final walk-round, then the 12-month guarantee applies.

What you will pay

A quote for sealant joints depends on quantities, condition and access, plus any specification you are working to. Ask us for a fixed quote.

Shops, offices and hotels in EH30

Across EH30, from Queensferry, Braepark and Cammo to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact.

Our area covers every Scottish council area, EH30 included. Travel is planned so the work is finished in as few trips as we can. Along the coast in EH30, hospitality buildings tend to be busiest in the summer months, so work is often best planned for quieter months.

Queensferry: Offices and shops close to stations such as Dalmeny station (to the east of Queensferry) tend to be busy all day, so sealant work is planned around opening hours. For a hotel such as Forth Bridge Hotel, less than half a mile to the north of Queensferry, the colour of a joint at the bar or the bath matters to the look of the room.

What affects the price in EH30

Your fixed quote is built from the real scope. It allows for:

  • How much existing material needs removing
  • Any access equipment needed
  • Specialist products, such as fire-rated or hygienic sealants
  • Working within restricted access windows

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.

Details that help us quote

There’s no need for a formal survey. These details are enough to start:

  • The site address and postcode
  • Clear photographs of the problem areas
  • Specification clauses that apply
  • Asbestos survey details if the building is older

For a fixed quote, give us a call on 01277 525 020 or use the quote form with the site address and an outline of the work. Our quote form is another easy route.

Why it fails

The wrong sealant in the wrong place is a common cause of early failure. Decorators’ caulk on a joint that moves, acetoxy silicone on stone or metal, or a stiff sealant on a facade. Guidance such as BS 6213 exists to steer sealant selection for exactly this reason.

These are often picked up first by site or facilities staff:

  • Weathered facade sealant that no longer flexes
  • Black mould through washroom sealant that won’t clean off
  • Expansion joints with the sealant torn out
  • A top-up bead over failed sealant, now lifting

Should maintenance staff do it?

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Redoing a failed joint usually costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.

Surface by surface

Shop fronts and retail fit-outs

Most shops can’t close for a reseal. We plan around the access windows the store gives us.

Fire-rated seals where specified

Not every penetration suits a sealant. Other products, such as collars, wraps and batts, are specified for different services, so we’ll flag it if the detail needs a different product.

What happens if it’s left?

Sealant is often treated as an afterthought by the trade that fitted the element. A specialist applicator takes care of product choice, joint depth and preparation, and they’re where most failures begin. You notice the difference years later, not on the day.

Questions to ask before you book

  • Can the work be phased to keep areas open?
  • What site paperwork they can supply
  • Whether primer will be used where the manufacturer specifies it
  • Will CSCS-carded applicators be on site?

Common questions from EH30 clients

Is the old sealant taken out first?

Removal of the failed sealant is always part of the job. Laying new silicone on old gives it nothing to grip.

How long do sealant joints last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.

Is your work guaranteed?

A 12-month guarantee covers the workmanship. Looking after the joints as we advise helps them last.

How soon can the area be used again?

That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.

Do you work to architects’ specifications?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.

Could the old sealant in an older building contain asbestos?

It can, on some older buildings. So we check the register first and stop work on anything suspect until it’s tested. HSE guidance on asbestos is a useful reference.

How do we get a quote?

Start with whatever information is to hand. We follow up with questions or a visit where needed.
