Surface by surface

Risers and ceiling voids

Service risers and the voids above ceilings are where openings collect. Access to these areas is planned with you in advance along with any permits your site needs.

Linear joints

Joints at the top of partitions may need to move as the slab above deflects. The specified product and backing for that movement are what goes in, with no gaps along the run.

How we handle fire stopping in Greenside

Every service that crosses a compartment wall or floor leaves an opening, and that opening needs sealing to hold back fire and smoke. Our job is fitting fire-rated and intumescent sealant at those service penetrations, and along linear gaps, where it is the specified product. We work to the product’s tested detail for every seal rather than guesswork. Site teams most often ask us about damaged fire seals in risers and voids and hidden openings found during inspections, on pipe penetrations, service gaps in risers and linear gaps at wall heads. Searching for sealant specialists in Greenside? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

In Scotland’s cities, university, hospital and office estates see services added year after year, and new cabling and pipework through compartment walls is a common reason fire stopping gets breached. Intumescent sealant goes in where the specification calls for it, with backing and depth as tested.

We stand by our work: 12 months, guaranteed. It covers how we prepared and applied the sealant.

How the quote is worked out

These are the things that shape the price:

  • Backing rod, priming and other preparation
  • Specialist products, such as fire-rated or hygienic sealants
  • Site requirements such as inductions and permits
  • Whether the work must be split into stages

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

Sending details for a quote

For an accurate fixed quote, we need to understand the site. Useful things to include:

  • Photos of the joints, close up and from further back
  • How the joints are reached, and at what height
  • The postcode of the building
  • The product your specification calls for

For a fixed quote, call the office on 01277 525 020 or email drawings and photos, telling us the site location and the nature of the job. Our quote form is another easy route.

Commercial clients in Greenside

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.

We work for building owners and managing agents on sealant work across single buildings or whole portfolios. One quote can cover more than one site, so there’s one set of paperwork to deal with.

Fire stopping around Greenside: what changes locally

Greenside has plenty of hotels close by, all within 2 miles. Bedroom-to-corridor walls in hotels are normally fire-resisting, so new cabling or pipework through them has to be sealed to the tested detail. Scotland has its own building standards: the non-domestic Technical Handbook (clause 2.1.14) says service penetrations should be fire stopped to at least the fire resistance duration of the wall or floor, with proprietary products, intumescent ones included, tested for their end use. Our part is installing the specified fire-rated sealant to its tested detail.

At a university such as University of Edinburgh - Holyrood Campus, 0.5 miles south of Greenside, labs, lecture blocks and residences are re-serviced often, so penetration seals are best checked after M&E work. Shop fits in centres such as St. James Centre (less than half a mile south-west of Greenside) can bring new services through fire-resisting walls between units, which then need the specified seal. On a site such as Beaverbank Business Park, 0.7 miles to the north-west of Greenside, every fit-out that runs new services through a compartment wall leaves penetrations to seal with the specified product.

Greenside is about 1 mile north-east of Edinburgh, in Edinburgh. We send applicators to Greenside for service penetrations. Across Edinburgh, 174 places are covered, including Greenside.

We take on service penetrations across the EH7, EH1 and EH3 postcode area, whatever the building. Among the streets we cover are York Lane, Meuse Lane and High Street, and sites on any of them can send details for a fixed quote. Being close to the A900, Greenside is easy to get to with materials and equipment. Nearby places we also cover include Broughton (1 mile north-west), Gayfield (1 mile north), Bellevue (1 mile north-west), Canongate (1 mile south-east) and Holyrood (1 mile south) for service penetrations. Bigger towns within reach include Queensferry (8 miles west), South Portobello (3 miles east), Southhouse (4 miles south), Gilmerton (4 miles south-east), Muirhouse (3 miles west) and Slateford (3 miles south-west). As one of the bigger centres in Edinburgh, Greenside has a broad mix of commercial, public and industrial buildings, and we cover them all.

Around Greenside

Locally, jobs take us to sites close to King George V Park, McDonald Road Library and The Playfair pub. You’ll also find Old Royal High School (under half a mile south-east) and Mannafields Christian School (0.6 miles north-east). Greenside has its own railway station: Edinburgh Waverley station. Nearby you’ll also find St. James Centre (under half a mile south-west) and Victorian Pharmacy Museum (under half a mile west). Open spaces near Greenside include The New Leaf Co-op and Dunsapie Loch.

Aftercare for building managers

Once the work is signed off, these steps help:

  • Keep general-purpose fillers away from compartment walls
  • Record which product was used where
  • Check with the data sheet before painting over fire sealant
  • Put resealing into every M&E and fit-out package

Don’t patch a fire-rated seal with anything outside its tested detail. A repair should use the original product, installed the same way.

Write fire stopping into the scope of any work crossing a compartment wall or floor. That way the opening is sealed while the trade and access are still there, not months later.

Greenside: questions and answers

Does your area include sites such as Beaverbank Business Park, near Greenside?

Yes. Our area takes in Greenside and its surroundings, with estates and business parks such as Beaverbank Business Park included. A few photos and the unit address let us price the work.

Can you work around term dates at a campus such as University of Edinburgh - Holyrood Campus?

Yes. Tell us the term dates, vacation periods and access windows, and we will plan the work around them. Let us know which documents your site asks for, and we will confirm them alongside the quote.

Are you fully insured?

Yes. Mastic Doctor is fully insured, public liability included.

Do you seal openings left by new services?

Yes, where there is a specification for those walls and floors. Openings left by new services are among the most common jobs we see and we close them with the specified product.

Will fire-rated sealant work on every penetration?

No. It depends on the tested detail for that wall or floor and service. Large openings, many plastic pipes and some ducts need collars, wraps, batts or boards, and we’ll tell you when that applies.

Can you handle several sites?

Yes. We take on portfolio and planned maintenance work, planned site by site to suit how each building is used.

Is the BS 476 change in 2029 relevant to fire stopping?

From 2 September 2029, Approved Document B in England drops its references to BS 476 classes. The European route, BS EN 13501-2, then applies. Your designer will choose products with the right evidence.

Honest limits

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Designing or specifying fire stopping, which sits with the designer or fire engineer
  • Large openings beyond what any sealant detail covers
  • Fire risk assessments, a job for a competent assessor

Not sure which it is? You can phone 01277 525 020 or send photos by email and we will tell you honestly.

What we seal

  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors
  • Service gaps in risers
  • Pipe penetrations
  • Small duct penetrations where the tested detail allows
  • Cable penetrations

From enquiry to sign-off

At the end of each section, we remove the tape, clean down and inspect every joint with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out. Give us the access times and building rules for your premises in Greenside, and we will plan the work to suit, phased where areas need to stay in use.

  1. We ask for the product and detail your designer has specified.
  2. We sort the openings by the detail each one needs.
  3. Improvised fillers and failed sealant are removed.
  4. Mineral wool or other backing is fitted where required.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

Before we start on site

  • Send asbestos survey details if the building is pre-2000
  • Clear stock, furniture or equipment away from the joints
  • Have the specification and drawings to hand
