Floor joint sealing for Duror sites

Share the site address and what’s failing, and we’ll reply with a fixed quote or arrange a visit.

Looking after the joints

Regular inspection catches problems early. In particular:

  • Photograph any joint that starts to chip
  • Ask drivers not to drag forks or pallets
  • Plan for a top-up on newer floors
  • Hold traffic back until the product has cured

A routine walk of the busiest aisles shows how the joints are holding up. Look for separation down one side, new chips in the arris and debris gathering and keep photographs so changes are easy to compare.

Regular inspection catches failing fills before the edges go. A phased plan, worst routes first, spreads the work out and keeps on top of the rest.

About our floor joint sealing in Duror

Concrete floors in warehouses and factories are cut into bays by saw-cut joints and construction joints, and every one of those joints is an exposed edge under hard wheels. Our job is to put the right filler or sealant into them for the loads and the movement they see, so the arrises are supported and grit stays out. The enquiries we see most involve grimy joint lines spoiling a showroom floor and loading bay joints breaking down, on retail and showroom floors, loading bays and joints along racking aisles. Searching for sealant specialists in Duror? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

For floor or movement joints around smaller places like Duror, we plan to finish in one visit where we can. Photos, approximate widths and what uses the floor help us bring the right materials.

The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Quoting for work in Duror

The price varies from site to site. Expect it to depend on:

  • The total length or number of joints
  • Backing rod, priming and other preparation
  • Removal of failed or old sealant
  • Induction, permit and paperwork requirements

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Before you send an enquiry

A few photos plus some basic facts will normally do. It helps to include:

  • Asbestos survey details if the building is older
  • The product your specification calls for
  • Anything awkward about access or site hours
  • Your programme or deadline

Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we’ll arrange a site visit if anything is unclear.

Common questions from Duror clients

Our building in Duror is near the coast: does that change the sealant?

It can. Driven rain and salt are tougher on outside sealant than sheltered inland conditions. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.

Does a site in Duror have to shut while its joints are sealed?

Typically not: we work in sections and hand each one back once it has cured. Tell us which hours and entrances we can use and we will plan from there.

Is Duror in your area?

Yes. We cover Duror and the rest of Highland, within our coverage of Greater London, South East England and Scotland. For a quote, phone 01277 525 020 or send details through our quote form.

How long before trucks can use the joints?

The wait is set by the product’s cure time, and cold floors slow it down. Phasing is planned with that in mind.

Will you just go over the old sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.

Which is better for warehouse joints, filler or sealant?

We decide joint by joint. Hard wheels need edge support, which points to a semi-rigid filler, and movement joints or perimeters need something flexible. You will see the choice for each area in the quote.

Does the weather affect the work?

It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Internal work is far less affected.

Our process

Tell us your site hours and access windows and we’ll plan around them. While we are working, the area stays contained and tidy, and your contact hears from us before we move to the next area. Travel to smaller Scottish places like Duror is planned so the job is finished in one visit where possible, so photographs, sizes and a full list matter. Outside work also needs a suitable weather window.

  1. First, the zones and order of work are agreed with you.
  2. We point out joints whose edges need repairing first.
  3. Failed material and debris are removed and the joint cleaned.
  4. We fill the joints with the agreed product, finished level.
  5. You get a time for each zone to reopen.

Getting the site ready

  • Send asbestos survey details if the building is pre-2000
  • Clear stock, furniture or equipment away from the joints
  • Tell staff and tenants when we will be in

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

What happens if it’s left?

Not every joint needs stripping out completely. Where existing filler is well bonded and the gap beside it is small, a full strip-out isn’t always needed and the quote shows which approach suits each run. Exposed buildings in Scotland take a lot of weather, and for a smaller place like Duror, a repair visit takes planning, so it’s better to act early.

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote and we’ll explain how it’s made up.

Where floor joints take the most wear near Duror

With the shore within about 1 mile, Duror counts as a coastal location. Near the sea, external slabs, ramps and decks see salt air and driven rain as well as their usual loads, which is why split joints are worth sealing before the edges deteriorate. The west of Scotland, where Duror is, gets more rain than the east. Rainwater through open yard and deck joints is a bigger issue here than in the drier east. External sealing is booked for dry spells, with some give in the dates.

Around Duror, each joint gets a filler or sealant matched to what crosses it and how much it moves. Once a joint near Duror opens up, grit and water get in and the edges start to break.

Duror is in Highland. Our applicators travel to Duror for work on floor joints. Duror is one of 256 places we cover in Highland. For work in that direction, see our Glasgow page.

Nearby places we also cover include Kentallen (2 miles north-east), Clo Mhuillin (5 miles north), Corran (5 miles north), Inchree (5 miles north) and Ballachulish (6 miles east). Remote and island addresses take more planning, from travel and ferries to the weather, so mention the location when you call the office on 01277 525 020 or send photos by email.

Site staff or a sealant specialist?

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.
