Floor joint sealing for businesses in Inverness

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Floor joint sealing for commercial buildings in Inverness

We work on warehouse aisles, dock areas, factory floors, retail units and showrooms. Pricing depends on the length of joint, how worn the edges are and when we can get in, and the quote is fixed before we mobilise. Most enquiries involve soft sealant dragged out of trafficked joints and open saw cuts full of debris, on loading bays, retail and showroom floors and joints along racking aisles. Searching for sealant specialists in Inverness? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.

In Inverness, as across Scotland, outside joints in car parks, ramps and walls take rain, frost and road salt. Outside work waits for dry faces and the right temperature, so the programme has some give.

Our workmanship is guaranteed for 12 months, wherever the site is. If a joint we sealed fails because of how it was installed, we come back and put it right.

Common questions from Inverness clients

Does the sea air around Inverness change the choice of sealant?

It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. We check the specified product suits the exposure and pay close attention to preparation.

Is a hospital such as Royal Northern Infirmary somewhere you can work?

Yes, hospitals are one of the sectors we cover. We follow the site’s permits, sign-in and infection-control procedures in every area.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Is it normal for joint filler to separate?

It can be shrinkage, contamination on the joint faces or a product unsuited to the movement. We look at which it is before recommending anything.

What information helps you price floor joint sealing?

Use our quote form, or email photos and a plan, with the traffic on each area. A fixed quote follows with the product and phasing set out.

Do you have public liability insurance?

Yes. We are fully insured, including public liability cover.

Can you phase floor joint work around operations?

We phase it. We work aisle by aisle or zone by zone so the rest of the floor stays in use around the site hours and access windows you give us.

On site: what to expect

Tell us your site hours and access windows and we will plan around them. While we are working, the area stays contained and tidy, and we check in with your contact before moving on to each new area. Several buildings in and around Inverness can be done on one programme. Share your working hours and access arrangements and we will fit in.

  1. First, the zones and order of work are agreed with you.
  2. We point out joints whose edges need repairing first.
  3. Failed material and debris are removed and the joint cleaned.
  4. We fill the joints with the agreed product, finished level.
  5. You get a time for each zone to reopen.

Getting the site ready

Advice

Owners, agents and contractors

As a CHAS accredited contractor and Constructionline member, we are straightforward to vet for your supplier list. We’re fully insured, and our insurance certificate can go with the quote.

If you look after buildings for someone else, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.

What we can’t put right

A few problems need another trade or a different fix, and we point that out rather than sealing over them:

  • Structural cracking in the slab
  • A failing floor coating, which is a flooring contractor’s job
  • Level or flatness problems across the floor

If you are not sure, just phone 01277 525 020 or email us and we’ll give you a straight answer.

Warehouse floors and decks around Inverness

The sea is no more than about 2 miles from Inverness. Near the sea, external slabs, ramps and decks see salt air and driven rain as well as their usual loads, and edges left open tend to break up faster. Being in the west of Scotland, Inverness gets more rain than eastern areas. Rainwater through open yard and deck joints is a bigger issue here than in the drier east. We wait for dry, workable days to seal them.

A campus such as University of the Highlands & Islands, under half a mile to the north-west of Inverness, has long runs of movement joint in its buildings, decks and paving. Another example is Fairways Business Park, 1.3 miles to the south of Inverness, where floors and yards would be done in stages around the occupiers. For a centre such as Eastgate Shopping Centre, which lies north of Inverness, the service yard and car park joints usually need attention first.

Inverness (Gaelic: Inbhir Nis) is in Highland. Anywhere in IV2, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. We work across 256 places in Highland, large and small.

Postcode districts covered here: IV2, IV3 and IV1. Among the streets we cover are High Street, Market Brae and Falcon Square. With the A9 and A82 nearby, Inverness is straightforward for us to reach. If your building is just outside Inverness, we cover Ballifeary (1 mile west), Crown (1 mile north-east), Hilton (1 mile south-east), Millburn (1 mile north-east) and Lochardil (1 mile south). Nearby towns on our patch include Nairn (15 miles north-east), Cradlehall (3 miles east), Dingwall (12 miles north-west), Muir of Ord (9 miles west), Fortrose (8 miles north-east) and Conon Bridge (10 miles north-west). Among the larger centres in Highland is Inverness, and we take on floor joints for its commercial and public buildings. Where a site is remote or on an island, we plan travel and materials carefully, so the full address helps from the start.

What sets the cost

Before we quote, we look at:

  • The site’s rules and procedures
  • Distance, for remote addresses
  • Access and working height
  • Phasing around occupants

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

What we need to price the job

To price the job accurately, we need to understand the site. Send us:

  • Where the site is, with the postcode
  • Anything awkward about access or site hours
  • Your programme or deadline
  • What the building is and how it’s used

Photos, drawings or a schedule of the joints and a fixed quote comes back to you. If the job needs a look first, we’ll arrange a site visit.

Doing it in-house

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

How the job changes by surface

Flexible floor sealants

Polyurethane floor sealants are available in a range of colours, and we will confirm what the specified product offers.

Semi-rigid joint fillers

A semi-rigid fill can separate along one side while a slab is still shrinking. That is normally dealt with by topping up later and we’ll flag it at quote stage.
