About expansion joint sealing in the Shetland Islands
For movement joints in the Shetland Islands, photographs and approximate lengths are the best start. Send them through our quote form, and we’ll arrange a site visit if needed before issuing a fixed quote. To discuss the joints first, phone 01277 525 020 or send photos by email. We work on cladding panel joints, podiums and floor movement joints and precast concrete panel joints, and the usual reasons a site gets in touch are chipped joint edges on forklift routes and hardened, cracked sealant on exposed facades.
Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself usually takes a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing, and we clear our waste as we work.
- We look at the joints, their width and how they’ve failed.
- You get a fixed quote with the product and its movement capability stated.
- The failed seal is removed and both faces are cleaned until sound and dry.
- We control the depth with backing rod or, in shallow joints, bond-breaker tape.
- After any primer the maker requires, the bead is applied and tooled so it grips two sides only.
- Finished joints are checked and backed by our 12-month guarantee.
What you’ll pay
Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote.

Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price the work to it. For smaller jobs, photographs and a description will do.
Local landmarks in Lerwick
Locally, jobs take us to sites close to St Margaret's Roman Catholic Church, Grand Hotel and Anderson High School. Nearby you will also find Gilbert Bain Hospital (less than half a mile south) and Shetland Museum (under half a mile north-east). Open spaces near Lerwick include Setter Hill and Clickimin Loch.
Estates, car parks and floors in the Shetland Islands
Movement joints in brick, cladding panels and concrete appear on buildings all over the Shetland Islands, from schools to offices and car parks. A failed joint lets in water and debris, and the edges spall soon after.
Scotland has its own building regulations, the Building (Scotland) Regulations 2004, with building warrants from the local authority verifier. Our part is sealing to the specification, whatever the building. Parts of the Shetland Islands lie on or near the coast, where wind-driven rain and, closer to the shore, salt air are harder on external joints. We take that exposure into account when choosing the product.
Lerwick: Sites like Gilbert Bain Hospital, less than half a mile south of Lerwick, carry ambulances, deliveries and visitors’ cars over their road and deck joints. For a school such as Anderson High School, playground and building joints can be done in the holidays.
Why deal with it now?
Spot repairs can be useful on a tight budget. The remaining sealant is often close to failing too, and a second visit means paying for access again. Where it helps, we quote both options.
Comparing quotes
- What site paperwork they can supply
- Proof of insurance
- Whether primer will be used where the manufacturer specifies it
- How long is the guarantee, and what does it include?
What we are called out for in the Shetland Islands
Sealant peeling cleanly off one side is an adhesion failure. Dusty, damp or contaminated faces, a missing primer and three-sided adhesion are the usual causes.
Things that normally lead to an enquiry:
- Spalled or broken joint edges in floors and decks
- Leaks through car park deck joints onto the level below
- Damp inside where a wall movement joint has failed
- Expansion joints filled with dirt and stones
Building owners, agents and FMs in the Shetland Islands
Whether you’re a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.
As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.
Quoting for work in the Shetland Islands
These are the things that shape the price:
- How much there is to seal
- Specialist products, such as fire-rated or hygienic sealants
- How much existing material needs removing
- The size and state of each joint
We don’t publish prices, since every building and every scope is different. Call for a quote.
Details that help us quote
The more we know, the firmer the quote. Helpful details to send:
- Any specification or named product
- A wide shot and a close-up of the area
- Anything awkward about access or site hours
- The type of building and who uses it
Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.
When something else is needed
Sealant solves a lot, but not everything, and we are upfront when that’s the case. These need a different solution:
- Waterproofing layers buried beneath the sealant
- Cracking or settlement that calls for an engineer’s assessment
- Broken or spalled joint edges, which need repairing before any sealant goes in
The Shetland Islands: questions and answers
Will you come and look before quoting?
Many jobs can be quoted from photos, drawings or a joint schedule. If the job needs a look first, we’ll arrange a visit.
What hours do you work?
Mention the site’s hours and access windows in your enquiry, and we’ll schedule the work to suit. You can reach the office between 8am and 5pm, Monday to Friday.
Will your applicators have CSCS cards?
Yes. We use CSCS-carded applicators.
What guarantee do you give on joint sealing?
It’s backed by our 12-month guarantee. If a joint we sealed fails inside the 12 months, let us know.
Can a joint be sealed if the edges are broken?
The edges have to be sound. If they’re damaged, we’ll say so before any sealing, so the new seal has something to grip.
Can you handle several sites?
Yes. We take on portfolio and planned maintenance work, with each site phased to suit its occupants.
Can weather delay the job?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
