How commercial sealant contractors works in ZE1
On a commercial site, sealant turns up in more places than people expect: washroom fittings, kitchen worktops, window boards, partition heads and the line where floors meet walls. Externally it keeps rain out of frame perimeters, panel joints and movement joints. Our applicators work on both the inside and the outside of the building, picking the product for each location rather than one tube for everything. The enquiries we see most involve expansion joints with the sealant torn out and gaps behind commercial kitchen worktops and sinks, on window and door perimeters, movement joints in walls and floors and kitchen worktops and splashbacks.
At the end of each section, the masking comes off, the area is cleaned and every joint is checked with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out.
- First, details come to us: photos, drawings or a schedule of the areas, and a site visit is booked where it helps.
- The failure is diagnosed and a fixed quote issued for the work agreed.
- Before anything is cut out, we agree access, timings and sequence.
- Failed sealant is cut out and each joint cleaned back to sound, dry faces.
- Backing and primer go in where needed, then the chosen sealant is applied and tooled.
- We walk the completed areas with you and sign them off under the 12-month guarantee.

Local landmarks in Lerwick
Locally, jobs take us to sites close to St Margaret's Roman Catholic Church, Grand Hotel and Anderson High School and the streets around them. A little further out are Gilbert Bain Hospital (under half a mile south) and Shetland Museum (under half a mile north-east). For a walk, there’s Setter Hill and Clickimin Loch.
Commercial premises across ZE1
Commercial buildings across ZE1 range from older premises altered many times to recent units on business parks. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
The west of Scotland is wetter than the east, but external sealing anywhere in Scotland needs a dry joint and the right temperature, with a little give in the programme for wet or frosty days. In the parts of ZE1 near the sea, the elevations facing the weather are where sealant gives up first.
Lerwick: A hotel such as The Lerwick Hotel, under half a mile south-east of Lerwick, shows how much sealant a hospitality building has on show, from bathroom joints to the bar. A business with units at North Ness Business Park and South Gremista Industrial Estate needn’t use two contractors for its sealant.
Why deal with it now?
A failed seal around a window, worktop or panel doesn’t mean the element itself has to go. Often the fitting is sound and the joint is the only thing letting it down. Resealing usually costs far less than renewal.
What your quote should include
- Their approach to joint depth and backing
- How they’ll work around occupants
- The named product and why it was chosen
- Whether old or failed sealant will be cut out, not overlaid
Building owners, agents and FMs in ZE1
Building owners and managing agents use us on everything from one building to a spread of sites around ZE1. One quote can cover more than one site, which keeps the paperwork simple.
Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.
What we are called out for in ZE1
If only one face has lost its grip, that’s an adhesion failure. Typical reasons include rushed preparation, no primer where one was needed, dust or release agents on the surface, or three-sided adhesion. It’s one of the commonest faults we find on earlier work.
What tends to prompt an enquiry:
- A top-up bead over failed sealant, now lifting
- Leaks that seem to come through a sealant line
- Frame sealant that has cracked, shrunk or pulled away
- Shrunken sealant along kitchen worktops and splashbacks
What sets the cost
Before we quote, we look at:
- Working within restricted access windows
- The site’s rules and procedures
- Removal of failed or old sealant
- Distance, for remote addresses
What a job costs comes down to the quantity of joints, how much old material needs removing and the access. Call for a fixed quote once you have the details.
Details that help us quote
The more we know, the firmer the quote. Helpful details to send:
- Your programme or deadline
- Specification clauses that apply
- The asbestos register, for older buildings
- Photos of the joints, close up and from further back
If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price the work to it. Smaller jobs need nothing more than photographs and a few notes.
Aftercare for building managers
A few simple habits keep the new joints working:
- Ask fit-out and M&E contractors to report any sealant they disturb
- Note dates and locations of sealant work for future planning
- Keep washroom and kitchen extraction working
- Don’t let cleaning or traffic back on before the cure time is up
Good ventilation keeps wet-area sealant in better condition. Extraction that isn’t working keeps the joints wet, which is how mould gets back in. Your maintenance team can look at extract fans at the same time.
An open joint in a food area or toilet collects dirt and moisture that cleaning can’t reach. Environmental health officers look at how cleanable surfaces are, so sound, smooth joints matter.
FAQs: ZE1
Do you work directly for building managers?
Yes. You can send details through our quote form, and tell us what site paperwork you need.
Does the weather affect the work?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.
Do you check for asbestos before removing sealant?
It’s possible in older buildings, especially those built before 2000. Before cutting anything out, we ask for the asbestos register or survey, and if something is suspected, work stops until it’s tested.
Is it fine to apply new sealant on top of old?
No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.
Are you CHAS accredited?
Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.
What site paperwork can you provide?
Let us know your requirements when you ask for a price, and we’ll confirm the RAMS, insurance and CSCS details with the quote. From you, we will need the asbestos information for older buildings and any site rules.
What guarantee do you give on resealing?
Each job sits under our 12-month guarantee, starting at sign-off. Looking after the joints as we advise helps them last.
