About washroom sealing in the Shetland Islands
In a commercial washroom, sealant is normally the first thing to wear out. Around basins, urinals, cubicles, IPS panels and shower trays it takes water, soap, cleaning chemicals and knocks every day, and once mould grows into it, it can’t be scrubbed out. We strip it out and lay new anti-mould sanitary silicone. Most enquiries involve failed joints along IPS and cubicle panels and black mould inside silicone joints that cleaning can’t shift, across showers, trays and wet room floors, urinals and WCs and kitchens and tea points.
Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. The work itself typically takes half a day to a day per washroom, depending on the number of fittings, and we clear our waste as we work.
- We agree which washrooms close and when.
- Leaks, loose panels or damp are pointed out first.
- Old sealant is stripped and the faces prepared.
- We reseal with the grade suited to each area.
- We give you a reopening time for every room.

Around Lerwick
We work on buildings around St Margaret's Roman Catholic Church, Grand Hotel and Anderson High School, among other places. Well-known places in the area include Gilbert Bain Hospital (under half a mile south) and Shetland Museum (under half a mile north-east). Open spaces near Lerwick include Setter Hill and Clickimin Loch.
Washroom sealing across the Shetland Islands: the area picture
Across the Shetland Islands, hospitality kitchens and toilets need sealed joints that clean easily. We use hygienic sealants, with food-safe products where food contact is possible.
Tenements in Scotland’s cities are often managed by property factors, with shared repairs agreed by the owners, so mastic work on shared parts may come through the factor. Parts of the Shetland Islands lie on or near the coast, where wind-driven rain and, closer to the shore, salt air are harder on external joints. We take that exposure into account when choosing the product.
Lerwick: For a hotel such as The Lerwick Hotel, which lies south-east of Lerwick, resealing en suites a few rooms at a time keeps the rest available. At a school such as Anderson High School, changing rooms and kitchens need cleanable joints as much as the toilets.
Surface by surface
IPS and cubicle panels
Panels flex slightly in use so the bead needs to cope with it. We check fixings before sealing.
Kitchens and tea points
Worktop, sink and splashback joints in tea points take water and food. Sound joints keep those surfaces easy to clean.
Quoting for work in the Shetland Islands
There’s no standard rate for sealant work, since sites vary so much. What we look at:
- How much existing material needs removing
- Working within restricted access windows
- Access and working height
- Travel to remote or island sites
A quote for washrooms and wet areas depends on quantities, condition and access. Ask us for a fixed quote.
Sending details for a quote
The more we know, the firmer the quote. When you get in touch, include:
- Drawings or a marked-up plan, if available
- The site address and postcode
- How the joints are reached, and at what height
- Whether the building will be occupied during the work
Let us know the site, the scope and your timescale, and we’ll put a fixed quote together. To get it moving, call the office on 01277 525 020 or email a schedule or drawings.
Leave it or put it right?
A tired-looking washroom doesn’t always need a refurbishment. Where tiles, panels and fittings are sound, new sealant may be enough to put it right for now.
What your quote should include
- What level of public liability insurance do they hold?
- Will CSCS-carded applicators be on site?
- Will failed sealant be removed rather than covered?
- Whether primer will be used where the manufacturer specifies it
Signs you need washroom sealing
Mop buckets, trolleys and knocks from users damage joints near the floor, especially at floor edges and around urinals and WC pans.
Clients typically get in touch after noticing something like this:
- Black mould inside silicone joints that cleaning can’t shift
- Resealing that didn’t last because the old bead stayed
- Panel joints letting water behind
- Split or peeling sealant at shower trays
Honest limits
A few problems need another trade or a different fix, and we point that out rather than sealing over them:
- Failed tanking beneath a wet-room floor or behind tiles
- Mould caused by poor ventilation, which will return until the extract is fixed
- A dripping waste or valve behind a panel
Questions about the Shetland Islands
Is it OK to put new silicone on top of the old?
We strip every bit of the failed bead and wipe away the residue first. It’s the difference between a joint that lasts and one that peels.
How long does a typical visit take?
We plan the time on site around your programme and access. You’ll have an expected duration with the quote.
When can showers be used after new sealant?
Each sealant has a cure time before it should get wet. We plan the phasing around that so there are always rooms open.
What about RAMS and site documents?
Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote.
Do you need to see the site first?
Photos, drawings or a schedule are often enough to quote. If the job needs a look first, we’ll arrange a visit before quoting.
Do you offer coloured sealant?
That depends on the product. Some ranges offer many colours, others very few, so we will confirm the colours available for the specified product with the quote.
How do you deal with asbestos in old sealant?
The duty to manage asbestos sits with the building’s dutyholder, so we will ask for the register before work on an older building. Work pauses if suspect material is found, until it has been tested.
