About our expansion joint sealing in Toogs

We’ve been sealing expansion and movement joints for over 20 years, for main contractors, FMs, managing agents and building owners. Our applicators are CSCS-carded, we are CHAS accredited and a Constructionline member, and we carry five million pounds of public liability insurance. Each job is backed by a 12-month guarantee on the workmanship. The enquiries we see most involve previous reseals laid over old sealant and spalled or broken joint edges in floors and decks, across blockwork control joints, podiums and floor movement joints and cladding panel joints. Looking for mastic applicators who cover Toogs? We have been sealing commercial buildings since 2005.

Travel to smaller places like Toogs is planned so the work is done in one trip where possible. Photos, approximate widths and what uses the floor help us bring the right materials.

Floors, slabs and movement joints in Toogs

Toogs sits close to the coast, within about 1 mile. Open joints in coastal car parks and yards let in salt-laden water as well as grit, so a failed joint lets more in and the edges break up sooner. The east of Scotland, where Toogs is, gets less rain than the west. Frost and de-icing salt still find their way into open external joints. Sealing them in drier months limits winter damage.

Around Toogs, open joints collect water and debris, and the arrises are the next to go; we’ll tell you if the edges need repairing first.

Toogs is in the Shetland Islands. Businesses, contractors and managing agents in Toogs can call on us for movement joints. Our the Shetland Islands coverage takes in 63 places, from busy centres to rural villages.

Commercial sites across ZE2 are covered. If your building is just outside Toogs, we cover Hamnavoe (1 mile north), Scalloway (4 miles north-east), Cunningsburgh (4 miles south-east), Bremirehoull (4 miles south-east) and Aithsetter (5 miles south-east). A short drive away, we cover Lerwick (7 miles north-east), Sound (7 miles north-east) and Sandwick (7 miles south-east). Where a site is remote or on an island, travel and materials need planning ahead, so the full address helps from the start.

Doing it in-house

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and we’ll confirm the paperwork you need with the quote.

What we are called out for in Toogs

Car park decks and floors face loads that walls never see. Tyres and wheels press on the edges and the sealant. The product has to be suited to the traffic.

Any of the following is a good reason to get the joints checked over:

  • Water getting into the wall through a failed joint
  • Joints packed with grit and debris
  • Previous reseals laid over old sealant
  • Arrises breaking up along floor joints

Around Toogs, each joint gets a filler or sealant matched to what crosses it and how much it moves.

What to look for in a quote

  • The named product and why it was chosen
  • Whether primer will be used where the manufacturer specifies it
  • How the existing material will be dealt with
  • Their plan for phasing and protecting the area

Questions to ask before you appoint anyone

Toogs: questions and answers

Do you work on the island where Toogs is?

Yes. Islands are part of our area, Toogs included. Ferry times and the weather set the plan, so we ask for photos and a full list first.

Will our site in Toogs have to close for joint sealing?

Rarely. Work is phased around your operations. We agree the sequence and timings with you before we start.

Do the joint edges need to be sound before sealing?

A bond is only as strong as the material behind it, so broken or crumbling edges have to be repaired first. We flag it at the quote stage where we can see it.

Does the weather affect joint sealing?

Sealant needs a dry joint and a temperature within the product’s range. Frost, rain and condensation on steel or concrete can hold up external work, so we plan with the forecast in mind.

Will you quote for a small job?

Whatever the size, the process is the same: details, then a fixed price, then sealing, then a 12-month guarantee.

How do you choose the sealant?

The specification comes first, if there is one. Without one, the joint decides: its movement, its surfaces and what it has to cope with.

How long does movement joint sealing take?

It normally takes a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing and phased work can stretch that to suit your site. We’ll confirm when each area can be used again.

Different surfaces, different methods

Concrete and precast panel joints

Joints between precast panels open and close with temperature and loading. We use a sealant classed for the movement, laid over backing to depth.

Joints between different materials

Junctions between brick and render, or concrete and cladding, move independently. The product must bond to both substrates and cope with the movement, with primer where specified.

Diagnose, treat, sign off

Site rules come first: signing in, inductions and any permit to work. Once we’re cleared to begin, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it. Tell us who will meet us and how to get in at your building near Toogs. We’ll confirm the plan with the fixed quote.

  1. We assess the joints on site or from photos, noting widths and how each has failed.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Phasing is agreed so decks, floors or entrances can stay in use where needed.
  4. The failed seal is cut out and both joint faces cleaned back to sound material.
  5. Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
  6. We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.

Preparing the site

Looking after the joints

For the best life from the joints:

  • Plan racking layouts so feet don’t land on a joint
  • Include every elevation and deck joint in periodic inspections
  • Record the sealant used and the date in the O&M file
  • Sweep decks, ramps and floors so grit doesn’t collect in the joints

Debris does more harm to joint sealant than most people realise. Stones pressed into the bead by wheels or feet can puncture it. Regular sweeping keeps joint lines clear.

Joints sealed at the same time generally fail around the same time. Inspecting the whole run is worth the effort, so the work can be planned rather than rushed. We can suggest an order, worst joints first.
