Expansion joint sealing for Sandwick sites

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Expansion joint sealing in Sandwick, done properly

If you need expansion joint sealing in Sandwick, start with photos and joint lengths. Send them through our quote form, and we will arrange a site visit if needed before issuing a fixed quote. To discuss the joints first, call 01277 525 020 or email us. Site teams most often ask us about leaks through car park deck joints onto the level below and damp inside where a wall movement joint has failed, across brickwork movement joints, precast concrete panel joints and car park decks and ramps. Most enquiries from Sandwick start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

In smaller places such as Sandwick, the joints we are asked about sit in workshops, farm sheds, schools and halls. Concrete slabs and yards there take vehicles and weather.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

When to bring in a specialist

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong usually costs more in the end than doing them right.

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

Expansion joint sealing in Sandwick: the local picture

Sandwick is within about 1 mile of the coast. Coastal yards and decks give their joints salt and wet weather to deal with, not just wheels, so a failed joint lets more in and the edges break up sooner. Work on Sandwick has to fit the ferry timetable and the forecast. Photos and joint sizes help us load the right products.

Once a joint near Sandwick opens up, grit and water get in and the edges start to break.

Sandwick is about 14 miles north of Lerwick, in the Shetland Islands. Our applicators travel to Sandwick for work on movement joints, handled exactly as we handle every other area. Our the Shetland Islands coverage takes in 63 places, from busy centres to rural villages.

Business premises anywhere in ZE2 are within our area. Streets here include Rocky Road, Saeter and Harlsdale, and sites on any of them can send details for a fixed quote. Close to Sandwick, our area also takes in Clate (1 mile south), Symbister (1 mile north-east), Hamister (1 mile north), Huxter (1 mile east) and Tripwell (2 miles north-east). Nearby towns on our patch include Lerwick (14 miles south), Sound (14 miles south) and Brae (12 miles west). Island and remote sites need extra planning, with travel, ferry crossings where needed and weather to allow for, so give the site location in your enquiry.

Signs you need expansion joint sealing in Sandwick

With no backing rod or bond-breaker in place, sealant grips the base of the joint too. Bonded on three faces, it can’t stretch evenly when the joint opens so backing is set before sealing.

If one of these sounds familiar, it’s time for a closer look:

  • Sealant peeling off one face of the joint
  • New sealant over old, now failing
  • Spalled or broken joint edges in floors and decks
  • Car park joints leaking onto vehicles below

For floors and slabs around Sandwick, the product is chosen for the traffic and the movement at each joint.

Questions to ask before you appoint anyone

Diagnose, treat, sign off

We schedule the visit to fit the site hours and access windows you give us. While we’re working, the area stays contained and tidy, and your contact hears from us before we move to the next area. Jobs near Sandwick are often grouped with others in the same area, to make the most of each trip. Let us know if your dates have any give.

  1. We assess the joints on site or from photographs, noting widths and how each has failed.
  2. You receive a fixed quote stating the product and the movement it is rated for.
  3. Phasing is agreed so decks, floors or entrances can stay in use where needed.
  4. The failed seal is cut out and both joint faces cleaned back to sound material.
  5. Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
  6. We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.

Advice

What we can’t put right

Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:

  • Waterproofing layers buried beneath the sealant
  • Movement on a scale no sealant is meant to absorb
  • Proprietary pre-formed expansion joint systems

If in doubt, speak to us on 01277 525 020 or use the quote form and we’ll say what we think before you book.

What we seal

  • Cladding panel joints
  • Blockwork control joints
  • Precast concrete panel joints
  • Podiums and floor movement joints
  • Car park decks and ramps
  • Brickwork movement joints

What happens if it’s left?

A failed joint seal doesn’t mean the slab, panel or wall needs replacing. If the material either side is sound, a properly prepared reseal restores the joint. If the edges have broken up, we will tell you they need repairing first. Around smaller places like Sandwick, halls, stores and seasonal buildings may not be checked often, so a failed joint has time to cause damage. Resealing early avoids that.

Every site prices differently: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

Why appoint us

  • Standard and matched colours in many product ranges
  • Clear, fixed quotes
  • Sealing commercial buildings since 2005
  • Public liability insurance in place

Take a look at how commercial sealant jobs are priced and our accreditations.

What the job involves on each surface

Concrete and precast panel joints

Precast panels often have surface residues that sealant won’t bond to. Proper cleaning and primer where specified give a sound bond, so the new seal holds.

Cladding panel joints

Metal and composite panels shift considerably as temperatures change. A sealant with the right movement class is chosen in a colour confirmed for that product.

Questions about Sandwick

Do we have to stop operations in Sandwick while the joints are sealed?

In the majority of cases the site keeps working. Joints are done in phases, a bay, aisle or deck at a time. We agree the sequence and timings with you before we start.

Does a coastal location like Sandwick affect which sealant is used?

It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.

Who decides which product is used?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

Does the weather affect joint sealing?

Sealing onto a damp surface leads to adhesion failure, so external work waits for suitable conditions. The work is simply moved to the next suitable day.

Does weather matter for sealant work?

Outside, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

How do you deal with asbestos in old sealant?

The duty to manage asbestos sits with the building’s dutyholder, so for older buildings we ask for the asbestos register first. Work pauses if suspect material is found, until it has been tested.

Can you follow the specification on our project?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and we raise anything unclear before work begins.
