Floor joint sealing in the Shetland Islands: how it works

Concrete floors in warehouses and factories are cut into bays with saw cuts and day joints, and each joint line is a weak edge that wheels run over all day. We fill or seal them with a product matched to the traffic and the movement, so the arrises are supported and grit stays out. The enquiries we see most involve sealant pulled out along a truck route and drivers complaining about joints on a route, across forklift and pallet-truck routes, saw-cut induced joints and joints along racking aisles.

In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then handed back before we move to the next.

  1. We look at joint widths, edge condition and the traffic on each route.
  2. The quote fixes the price, names the filler or sealant and shows how the floor will be zoned.
  3. We remove failed material and packed debris until sound concrete is exposed on both faces.
  4. Dust is extracted from the joint and primer applied where the manufacturer specifies it.
  5. We fill each joint to depth and finish it flush so wheels roll straight across.
  6. The area is handed back once it has cured enough to take traffic.

What affects the price in the Shetland Islands

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

What’s near Lerwick

Around Lerwick, our work takes us to commercial buildings near St Margaret's Roman Catholic Church, Grand Hotel and Anderson High School, among other places. Well-known places in the area include Gilbert Bain Hospital (under half a mile south) and Shetland Museum (under half a mile north-east). Green spaces nearby include Setter Hill and Clickimin Loch.

Estates, car parks and floors in the Shetland Islands

Across the Shetland Islands, warehouse floors, loading bays and car parks in places such as Lerwick, Sound and Scalloway carry joints that take constant loads. Each joint needs a product suited to what runs over it and how much it moves.

Across the Shetland Islands, outside sealant work is planned around the weather, with a little give in the programme for wet or frosty days. The Shetland Islands includes coastal places, where facades, frames and external slabs take more weather than inland. We take that exposure into account when choosing the product.

Lerwick: Parks like North Ness Business Park (to the north-east of Lerwick) combine paved areas, car parks and building elevations, each with joints that move. At places like South Gremista Industrial Estate, 0.9 miles to the north-west of Lerwick, joints are sealed a section at a time so operations carry on.

Doing it in-house

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Leave it or put it right?

Duct tape or a general builders’ sealant can seem to buy some time. None of it is designed for wheel loads, and it normally ends up dragged across the floor. A product chosen for the traffic and movement does the job once.

Common problems we fix in the Shetland Islands

Oil, laitance, dust and old cleaning chemicals build up inside joints. Without cutting back to sound, clean concrete, the new material simply lifts out.

Things that normally lead to an enquiry:

  • Filler that has parted from one face
  • Open saw cuts full of debris
  • Chipped and spalling edges along forklift routes
  • Untidy open joints in a retail unit

Different surfaces, different methods

Retail and showroom floors

Retail work is phased around trading. Give us your opening pattern and access windows and the phasing follows.

Loading bays and dock areas

At loading bays, product choice has to suit the loads, the temperature and the wet. Curing times also have to fit around deliveries.

When it isn’t the sealant

A proper diagnosis includes knowing what sealant can’t do. You will hear from us if the cause turns out to be one of these:

  • Damaged or worn floor coatings and screeds
  • Structural cracking in the slab
  • Slab panels that rock or move under load

FAQs: the Shetland Islands

How do you deal with asbestos in old sealant?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Are you CHAS accredited?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Do you have public liability insurance?

Yes. We are fully insured, and the certificate can go with your quote.

Can weather delay the job?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

When can forklifts run over new joint filler?

The wait is set by the product’s cure time, and cold floors slow it down. We plan the phasing so that waiting time fits your operation.

Which is better for warehouse joints, filler or sealant?

It depends on the traffic and the movement. Trafficked joints on truck routes normally need a semi-rigid filler to support the edges and joints with more movement take a flexible sealant.

Is it fine to apply new sealant on top of old?

No, never. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.
