About fire stopping in the Shetland Islands
No fire sealant works on its own: its test evidence covers one product in one kind of wall or floor, with set services, gaps, depths and backing. Before we seal anything, we check the opening against the detail it is meant to follow. Most enquiries involve seals disturbed by maintenance and left open and openings left by services added after handover, on linear gaps at wall heads, joints between fire-resisting walls and floors and service gaps in risers.
Inspect, seal, sign off: that’s the shape of every visit. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and the job ends with a walk round and sign-off.
- We ask for the product and detail your designer has specified.
- We sort the openings by the detail each one needs.
- Old or wrong materials are cut out.
- Mineral wool or other backing is fitted where required.
- Fire-rated or intumescent sealant goes in around the services and is tooled off.
- Completed areas are checked with you, with the records agreed when we quoted.
What affects the price in the Shetland Islands

Near you in Lerwick
We work on buildings around St Margaret's Roman Catholic Church, Grand Hotel and Anderson High School, among other places. A little further out are Gilbert Bain Hospital (under half a mile south) and Shetland Museum (under half a mile north-east). Green spaces nearby include Setter Hill and Clickimin Loch.
Service penetrations in the Shetland Islands buildings
From Lerwick, Sound and Scalloway to smaller places, buildings across the Shetland Islands are divided into fire compartments. Where fire-rated sealant is the specified product for a service penetration or linear gap, we install it to the manufacturer’s tested detail.
Across the Shetland Islands, outside sealant work is planned around the weather, so we keep some flexibility in the dates. The Shetland Islands includes coastal places, where facades, frames and external slabs take more weather than inland. We take that exposure into account when choosing the product.
Lerwick: Schools such as Anderson High School often have new data and services installed during holidays, and penetrations through fire-resisting walls should be checked afterwards. Hotels like The Lerwick Hotel, under half a mile south-east of Lerwick, are refurbished in phases, and each phase can open up compartment walls.
Looking after the joints
A few simple habits keep the new joints working:
- Record which product was used where
- Look above ceilings when tiles are lifted for other jobs
- Make fire stopping part of every scope that crosses a fire-resisting wall
- Keep general-purpose fillers away from compartment walls
Store the specified product details somewhere the next contractor can find them. Anyone resealing later needs to know which product and detail were used.
Keep a register of where seals are and what they are made of. It tells the next contractor exactly what to reinstate, which saves guesswork.
Site staff or a sealant specialist?
For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.
When it isn’t the sealant
Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:
- Openings that need collars, wraps, batts or boards rather than sealant
- Construction that lacks the fire resistance the seal relies on
- Reviewing a building’s overall fire safety
What affects the price in the Shetland Islands
The price varies from site to site. It mainly depends on:
- Working within restricted access windows
- Removal of failed or old sealant
- How much there is to seal
- How accessible the joints are
The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote and we’ll explain how it’s made up.
What to include in your enquiry
To price the job accurately, we need to understand the site. Send us:
- The type of building and who uses it
- Whether an asbestos survey exists
- A wide shot and a close-up of the area
- How the joints are reached, and at what height
Every job follows the same four steps: send details, get a quote, we seal, guaranteed. The first step is to speak to us on 01277 525 020 or email a schedule or drawings with what you know.
Why act early?
It is cheaper to seal service penetrations as each services package finishes than to come back for them later. While the area is still open, every opening is easy to see and reach, and the right detail can be checked at the time.
Comparing quotes
- Their plan for phasing and protecting the area
- How they handle RAMS and site documents
- Is depth set with backing rod, or bond-breaker tape in shallow joints?
- Whether old or failed sealant will be cut out, not overlaid
Questions about the Shetland Islands
Is sealant suitable for all service openings?
No. Sealant is the right product only where the tested detail says so. Collars, wraps, batts and boards exist for openings sealant doesn’t cover, and we flag those rather than improvise.
Can you quote from photographs?
It depends on the job. Simple work can often be priced from photos, while larger or less clear jobs get a site visit first.
Is it fine to apply new sealant on top of old?
No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.
Can you tell us what fire stopping our building needs?
No. Deciding what is needed sits with the designer, fire engineer and building control. Our role is installing what they specify, to the product’s tested detail.
Will you sign off the seals for us?
No. Sign-off isn’t ours to give, and we don’t hold a third-party installer certificate. Our part is fitting the specified product to its tested detail, and any records you need can be confirmed with the quote.
Does the weather affect the work?
It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.
Is your workmanship covered by a guarantee?
Yes. It runs for twelve months and covers how we prepared and sealed the joints, but not damage, misuse or other trades’ work.
