Expansion joint sealing for businesses in Firth

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Common problems we fix in Firth

Car park decks and floors face loads that walls never see. Wheel loads stress the sealant and the arrises, while grit and salts work into any gap. The product has to be suited to the traffic.

Any of the following is a good reason to get the joints checked over:

  • Layers of sealant in a movement joint
  • Hardened, cracked sealant on exposed facades
  • Arrises breaking up along floor joints
  • Car park joints leaking onto vehicles below

In and around Firth, the right filler or sealant for each joint depends on the traffic and the movement it takes.

Questions to ask before you book

  • What site paperwork they can supply
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Do they follow the manufacturer’s priming guidance?
  • Whether their applicators hold CSCS cards

About our expansion joint sealing in Firth

The seal is what lets a movement joint do its job. When the sealant splits or lets go, the gap fills with dirt and water, the joint can’t close properly and its edges begin to crumble. Dealt with early, it stays a sealant job rather than a concrete or masonry repair. We work on podiums and floor movement joints, car park decks and ramps and blockwork control joints, and the failures we’re asked to look at most are joints packed with grit and debris and previous reseals laid over old sealant. A single leaking joint is often how a building in Firth first comes to us: we look at the rest while we’re there and tell you what we find.

For floor or movement joints around smaller places like Firth, we plan to finish in one visit where we can. Photos, approximate widths and what uses the floor help us bring the right materials.

What our 12-month guarantee covers is the way we did the job: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

How the quote is worked out

To price the job, we consider:

  • Induction, permit and paperwork requirements
  • Phasing around occupants
  • The size and state of each joint
  • Specialist products, such as fire-rated or hygienic sealants

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

Sending details for a quote

A few photos plus some basic facts will normally do. Please tell us:

  • What the building is and how it’s used
  • Where the site is, with the postcode
  • Whether an asbestos survey exists
  • When you need the work done

Pricing a project or setting a maintenance budget? Send the scope and any drawings, and we will return a fixed quote you can plan around. For a chat about it beforehand, speak to us on 01277 525 020 or send details through our quote form.

On site: what to expect

Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each section is protected, cleaned back and sealed, then reopened once the sealant allows before we move to the next. Jobs near Firth are often grouped with others in the same area, to make the most of each trip. Let us know if your dates have any give.

  1. First, the joints are inspected for width, movement and the type of failure.
  2. You get a fixed quote with the product and its movement capability stated.
  3. We strip out the old seal and prepare the faces, flagging any broken edges that need repair before sealing.
  4. Backing rod goes in at the right depth, or bond-breaker tape where the joint is shallow.
  5. Where the maker calls for primer, it’s applied first, then the bead goes in and is tooled to a concave finish.
  6. Each joint is inspected and handed over with our 12-month guarantee.

Before we start on site

  • Share your working hours and any access restrictions
  • For older buildings, check the asbestos register before work
  • Confirm the product named in the specification

Advice

Where floor joints take the most wear near Firth

The sea is no more than about 2 miles from Firth. Coastal yards and decks give their joints salt and wet weather to deal with, not just wheels, so it pays to keep them sealed. Being on an island, Firth means planning around ferry times as well as the weather. Joint widths, lengths and the traffic over them help us bring the right fillers and sealants.

Once a joint near Firth opens up, grit and water get in and the edges start to break; we’ll tell you if the edges need repairing first.

Firth is in the Shetland Islands. We cover commercial sites throughout Firth, whether it’s a single job or part of a planned programme. 63 places across the Shetland Islands fall within our area, Firth among them.

If you need expansion joint sealing in ZE2, the process matches everywhere else we work: send details, get a quote, we seal, guaranteed. Buildings on Midlea, Leaside and Sandside are within our area for movement joints. We also cover Mossbank (1 mile north-east), Scatsta (4 miles west), Vidlin (6 miles south), Sullom (6 miles west) and Burravoe (6 miles north-east). Remote and island addresses take more planning, from travel and ferries to the weather, so give the site location in your enquiry.

FAQs: Firth

Can you take on a job in Firth, on the island?

Yes. Our area covers all of Scotland, cities, towns and islands alike, and that includes island locations such as Firth. Ferry times and the weather set the plan, so we ask for photographs and a full list first.

Will our site in Firth have to close for joint sealing?

Rarely. Work is phased around your operations. Tell us which hours and entrances we can use and we will plan from there.

Is movement joint sealing guaranteed?

The 12-month guarantee applies to the workmanship. If a joint we sealed fails inside the 12 months, let us know.

Do you reseal car park expansion joints?

Yes. Deck and ramp joints are resealed with a trafficable sealant chosen for the movement, and phased work can be planned so parts of the car park stay in use.

What’s the difference between an expansion joint and a movement joint?

It’s a deliberate gap that lets the structure move without cracking. Many people call it an expansion joint and both need a flexible seal.

What happens if it rains on the day?

The joint has to be dry, and the air and surface temperature inside the product’s limits. Frost, rain and condensation on steel or concrete can hold up external work, so we plan with the forecast in mind.

How long will the new sealant last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

When it isn’t the sealant

Before quoting, we check that sealant is the right answer. It won’t put right:

  • A joint that has to be widened or re-detailed before it can work
  • Structural movement beyond what the joints were designed for (that needs a structural engineer)
  • Damaged metal nosings or cover plates over a joint

Not sure which it is? You can phone 01277 525 020 or use the quote form and we will tell you honestly.

What we seal

  • Cladding panel joints
  • Precast concrete panel joints
  • Blockwork control joints
  • Brickwork movement joints
  • Car park decks and ramps
  • Podiums and floor movement joints

Looking after the joints

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. We suggest:

  • Keep product details with the building records for the next reseal
  • Act on the first tear or lifting edge rather than waiting
  • Inspect exposed joints once the cold weather has passed
  • Leave barriers in place until fresh joint sealant has cured

Movement joints belong on the planned maintenance inspection list. Early splits and edges starting to lift show up on a routine check, when they’re still cheap to deal with. If anything looks wrong, call 01277 525 020 or send photos by email with photos.

Once debris packs a failed joint, the structure has nowhere to expand. The arrises crack and break away under the load, turning a sealant job into a repair job. A sound seal keeps the joint working.
