How we handle washroom sealing in Alfold

Accessible toilets, shower rooms and changing rooms have joints that work harder than most: wet-floor edges, tray perimeters, basin tops and the line where flooring meets the wall. Gaps in those places let water get under the floor or behind panels so they get particular attention. The enquiries we see most involve complaints from staff, guests or users about tired washrooms and panel joints letting water behind, across accessible toilets and changing rooms, urinals and WCs and vanity units and basins. Whether you call it commercial sealant work, mastic application or joint sealing, in Alfold it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Community buildings around smaller places like Alfold have kitchens and toilets used by many people. Fresh anti-mould sanitary silicone at sinks, worktops and toilets keeps them cleanable.

A 12-month guarantee applies to all our work. Should something we installed fail, ring 01277 525 020 or use the quote form and we will come back to it.

From enquiry to sign-off

A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work usually takes a morning or so for a small washroom, longer where showers and changing rooms are included, and we clear our waste as we work. Jobs in and around smaller places like Alfold are usually planned as a single visit, so we ask for photographs and rough sizes first. That way the right products come on the day.

  1. We inspect each washroom and record the joints to be resealed.
  2. The fixed quote sets out the rooms, the products and the phasing.
  3. The whole of the old bead is removed.
  4. Joints are degreased and dried.
  5. A sanitary silicone bead is laid and given a smooth tooled finish.
  6. Rooms reopen after the cure time.

FAQs: Alfold

Is a smaller place like Alfold outside your area?

Not at all: smaller places are covered as well as towns. We work across Greater London and the South East. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Will the toilets in our Alfold building be out of use?

Not all at once. We take one block of facilities at a time. Each area is handed back once the sealant has cured enough to use.

What happens if old sealant might contain asbestos?

The duty to manage asbestos sits with the building’s dutyholder, so for older buildings we ask for the asbestos register first. If anything suspect turns up, we stop until it’s tested.

Do you take on small jobs?

Single areas, one-off repairs and whole buildings are all quoted the same way: details, then a fixed price, then sealing, then a 12-month guarantee.

Can you work to our specification?

Yes. Send it with your enquiry, and the quote will be based on it, flagging anything that needs clarifying.

Who decides which product is used?

The specification comes first, if there is one. Without one, the joint decides: its movement, its surfaces and what it has to cope with.

What do you charge?

We don’t publish prices, as every site differs. Send photographs or drawings and we’ll price it at a fixed figure.

Doing it in-house

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

Wet areas in Alfold’s workplaces

Central London is about 33 miles from Alfold, in a commuter belt where offices and business parks are common. Business park offices have washrooms in daily use by staff, which is why the work is phased.

Where you are responsible for a hall attached to a building such as Church of St Nicholas, its kitchen and toilets need sealant that stays cleanable.

Alfold is about 9 miles west of Horsham, in Surrey. Businesses, contractors and managing agents in Alfold can call on us for washrooms and wet areas. Alfold is one of 379 places we cover in Surrey. We also cover Brighton, around 25 miles from Alfold.

Work on washrooms and wet areas is covered throughout GU6, for business premises of every kind. For a building on Chapel Field Close, Loxwood Road and Cypress Grove or nearby, we can quote for washrooms and wet areas. Nearby places we also cover include Alfold Bars (1 mile south), Loxwood (1 mile south), Ifold (2 miles south), Durfold Wood (3 miles west) and Plaistow (3 miles south-west). Different surfaces, different methods

Showers and trays

A tray flexes every time it’s used and is constantly wet. Tray perimeters are a frequent source of leaks.

Wet-room floors and floor-to-wall joints

Wet-room floors and the joints where flooring turns up the wall need to stay sound. We reseal the floor-to-wall junctions and around drains where sealant is used.

What we’re called out for in Alfold

Commercial cleaning is harder on sealant than everyday use. Strong chemicals, scourers and jet washing roughen, discolour or lift a bead so grime sticks to the damaged surface.

Common reasons buildings call us in:

  • Split or peeling sealant at shower trays
  • Open joints along basins and vanity units
  • Failed joints along IPS and cubicle panels
  • Stained or open joints at kitchen sinks and worktops

On an industrial estate such as The Old Brickworks Industrial Estate, 2.8 miles east of Alfold, staff toilets, showers and canteens are where sanitary sealant takes the most wear.

Questions to ask before you book

  • What level of public liability insurance do they hold?
  • Which product they’ll use, and why it suits the joint
  • Will RAMS and insurance details be available?
  • How the existing material will be dealt with

How to choose a sealant contractor

After the work

Once the work is signed off, these steps help:

  • Keep washrooms out of use until we say the sealant has cured
  • Keep extract fans working and vents clear
  • Note failing joints building by building
  • Brief cleaning staff to treat joints gently

Each room goes back into use only when the sealant has cured enough. We’ll tell you when the wet areas can be used, and it helps if signs stay up until then.

Boards behind panels and vanity tops can swell when water gets past a failed joint. After that, those parts need replacing rather than resealing.

Why act early in Alfold

Sealing on top of old silicone saves nothing. Silicone won’t grip silicone, so it lifts and holds moisture underneath. Cutting out completely and cleaning back takes a little longer and lasts. Around Alfold, it’s better to renew all the failing joints at once. Photos of every joint help us quote for the whole job.

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.
