Penny Pot: questions and answers

Is Penny Pot too far out for you?

Not at all. Penny Pot is within our area. We cover Greater London and the counties of the South East. Good photographs up front let us bring everything on the first visit.

Must every washroom in our Penny Pot building shut while you work?

Usually only some of them, for a short time. We work in phases so other facilities stay open. Each area is handed back once the sealant has cured enough to use.

Can the sealant be colour-matched?

In many cases, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We’ll confirm the colours available for the specified product.

Is it possible to just clean mouldy silicone?

Surface cleaning won’t reach mould that has rooted into the bead. New anti-mould sanitary silicone is the treatment and point out if ventilation is part of the problem.

Can one quote cover more than one building?

Yes. Multi-site work and planned programmes are a core part of the service, planned site by site to suit how each building is used.

Which sealant will you use?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.

Do your applicators hold CSCS cards?

Yes. Our applicators hold CSCS cards.

For a school such as Holy Trinity CofE Primary School, washroom and kitchen sealant can be renewed around term dates. Staff changing rooms and patient toilets at places like The Priory Hospital (to the south of Penny Pot) need cleanable, sound silicone.

Work for main contractors and building owners

Hotels, schools, healthcare sites, offices and retail units come to us directly as well. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

If you look after buildings for someone else, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end.

From enquiry to sign-off

We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. Once we’re cleared to begin, the joints are worked through in the order agreed with your site contact. Jobs in and around smaller places like Penny Pot are normally planned as a single visit, so photos and measurements up front really help. Then the right materials arrive with us.

  1. First, the phasing is agreed so facilities stay open.
  2. Leaks, loose panels or damp are pointed out first.
  3. Failed sealant and residue are stripped out.
  4. We reseal with the grade suited to each area.
  5. We give you a reopening time for every room.

Getting the site ready

  • Flag any permit to work we will need
  • Share the asbestos register for older buildings
  • Share your working hours and any access restrictions

Getting a fixed quote

A good quote starts with a clear picture: the joints involved, quantities, access and the product called for. Send what you have, and we will arrange a site visit if anything is unclear.

Looking after the joints

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Share your site rules when you send details
  • Avoid scourers and harsh descalers on silicone
  • Inspect washroom sealant regularly
  • Don’t leave trays and floors sitting wet

Squeegeeing showers and trays after heavy use helps. Joints that sit wet for hours fail sooner.

Leaks through tray and wet-floor joints can go unseen until a ceiling marks below. At that stage, boards or ceilings may need repair, so reseal when you first spot a split.

General trades versus a specialist

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Signs you need washroom sealing in Penny Pot

Sometimes the sealant fails because something behind it is moving or wet: a loose panel, a leaking waste or water coming through the wall. We look for it before resealing and say if it needs a plumber or another trade.

Site and facilities staff are often the first to spot these:

  • Panel joints letting water behind
  • Resealing that didn’t last because the old bead stayed
  • Complaints from staff, guests or users about tired washrooms
  • Urinal joints that look unhygienic

For a hall at a building such as Church of St Lawrence, resealing the kitchen and toilets can be fitted between bookings.

Questions to ask before you book

  • Are they CHAS accredited or on Constructionline?
  • How long is the guarantee, and what does it include?
  • Which product they’ll use, and why it suits the joint
  • Whether primer will be used where the manufacturer specifies it

What the job involves on each surface

Showers and trays

If a tray moves too much or is cracked, it needs attention first and we flag that beforehand.

IPS and cubicle panels

Panel systems meet walls, floors and vanity tops at sealed joints. They stop water reaching the panel boards.
