Tuesley: questions and answers

Could you schedule work at a campus like University of Surrey - Manor Park Campus for the vacation?

Yes, holiday working periods are the norm on campus jobs. Let us know which documents your site asks for, and we’ll confirm them alongside the quote.

Is hospital work, at somewhere like Milford Hospital, something you do?

Yes. We work in healthcare settings as well as offices and schools. Each area is agreed with the ward or department and the estates team in advance.

Can you handle several sites?

Yes. Several buildings can share a single quote, with one point of contact.

How long do sealant joints last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

Do you phase washroom resealing?

Just the room being resealed is out of use. Each room reopens after the sealant’s cure time, then we move on.

Are you insured?

Yes. We’re fully insured, and the certificate can go with your quote.

Can you clean the mould off instead of resealing?

Cleaning may lighten it, but the mould returns. New anti-mould sanitary silicone is the treatment and point out if ventilation is part of the problem.

Washroom sealing in Tuesley, done properly

Since 2005 we have resealed commercial washrooms for facilities teams, contractors and building owners. Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We are fully insured. Our workmanship is guaranteed for 12 months. The enquiries we see most involve a new bead over an old one coming away and sealant lifting along a tray edge, across kitchens and tea points, accessible toilets and changing rooms and urinals and WCs. Searching for sealant specialists in Tuesley? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

Halls and community buildings near places like Tuesley are used by different groups through the week, and their toilets and kitchens show it. Resealing sinks, worktops and WCs with anti-mould silicone keeps them clean and watertight.

Our 12-month guarantee is about workmanship, not wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

Work for main contractors and building owners

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

For main contractors, we work as the sealant subcontractor. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.

What sets the cost

The price varies from site to site. Expect it to depend on:

  • Any access equipment needed
  • The product specified
  • The site’s rules and procedures
  • Distance, for remote addresses

Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits.

Before you send an enquiry

Good information means a firmer quote. Helpful details to send:

  • The site address and postcode
  • The type of building and who uses it
  • The product your specification calls for
  • Asbestos survey details if the building is older

Photos, drawings or a schedule of the joints and a fixed quote comes back to you. If the job needs a look first, we will arrange a site visit.

How the job changes by surface

Healthcare and care settings

Accessible and assisted washrooms are used and cleaned intensively, so their joints often need renewing sooner.

Basins and vanity tops

Stone and some composite tops need a neutral-cure sealant, so the product is chosen to suit.

What sealant work can’t fix

Honesty saves time and money. New sealant won’t cure:

  • Water from plumbing, not from a joint
  • Condensation from failed extract fans
  • Water escaping beneath the floor rather than through a joint

Not sure which it is? You can phone 01277 525 020 or email drawings and photos and we’ll tell you honestly.

Joints and surfaces we work on

  • Showers, trays and wet room floors
  • IPS panels and cubicles
  • Urinals and WCs
  • Accessible toilets and changing rooms
  • Vanity units and basins
  • Kitchens and tea points

Our process

We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. Smaller jobs around Tuesley can be grouped with others nearby. A fixed quote is given before anything starts.

  1. We survey each room, count the joints and note anything behind them that needs another trade.
  2. The phasing is agreed so there are always facilities open.
  3. Failed silicone is removed completely and the surfaces cleaned of every trace.
  4. Joints are cleaned, degreased and dried before sealing.
  5. New sanitary silicone with anti-mould additives goes in and is tooled neat.
  6. Rooms reopen after the product’s cure time, and we move to the next.

Before we start on site

  • Clear stock, furniture or equipment away from the joints
  • Confirm the product named in the specification
  • Send your site hours and access windows

After the work

A few simple habits keep the new joints working:

  • Brief cleaning staff to treat joints gently
  • Keep extract fans working and vents clear
  • Respect the cure time before reopening each room
  • Don’t leave an open joint at a basin or tray

We hand each area back once the silicone has had the cure time the product needs. You’ll be told when showers and basins can be used again and signage stays in place until that time.

Inspectors look at whether kitchen surfaces can be kept clean. Resealing sinks, worktops and splashbacks before an inspection is a simple step.
