Washroom sealing across Thorpe

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Washroom sealing in Thorpe, done properly

We reseal washrooms and wet areas in offices, hotels, schools, universities, gyms, healthcare buildings and care homes, plus the kitchens and tea points that go with them. The products and the method are chosen for how heavily each space is used. We work on urinals and WCs, showers, trays and wet room floors and vanity units and basins, and the failures we’re asked to look at most are a new bead over an old one coming away and kitchen worktop joints that can’t be kept clean. A specialist sealant contractor works differently from a general builder: on jobs in Thorpe, preparation and product choice get the time they need.

In and around smaller places like Thorpe, washroom work is often in halls, pubs, primary schools, care homes and holiday accommodation. Sealant that has gone black with mould normally can’t be cleaned, so it is cut out and replaced.

We stand by our work: 12 months, guaranteed. That covers our preparation and application.

Surface by surface

Changing rooms and gyms

Changing rooms in gyms and leisure centres stay wet and warm so sealant there works very hard. We use anti-mould sanitary silicone throughout.

Wet-room floors and floor-to-wall joints

Wet floors are common in accessible showers and changing rooms so the edges are checked carefully.

Keeping the joints sound

A few simple habits keep the new joints working:

  • Don’t leave an open joint at a basin or tray
  • Add sealant joints to planned maintenance checks
  • Photograph and log failed joints across the estate
  • Tell us about infection-control or permit rules before we quote

Ask your cleaning team to use gentle products and soft cloths on sealant. Strong acids, solvents and scourers wear the surface over time.

Mouldy sealant only gets harder to ignore and users notice. Dealing with it while it’s just the sealant keeps it simple.

Washroom sealing around Thorpe: points for this area

There are a good number of hotels within about 2 miles of Thorpe. Each has en suites, back-of-house toilets and kitchens with sealant that moulds and splits. The work can go floor by floor, agreed with housekeeping. Thorpe has two care or nursing homes no more than 2 miles away. Care home wet rooms and en suites are used every day and cleaned hard, which tells on the silicone. We plan the work with the manager so residents are disturbed as little as possible.

For a hall at a building such as Church of St Mary, resealing the kitchen and toilets can be fitted between bookings. At a university such as Royal Holloway University (1.8 miles north-west of Thorpe), summer is the usual window for resealing residence bathrooms. For a college such as Strode's College, which lies north-west of Thorpe, half-term and summer give the windows for washroom work.

For managing agents and facilities managers

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.

We work for building owners and managing agents on everything from one building to a spread of sites. Several sites can go on one quote, so there’s one set of paperwork to deal with.

On site: what to expect

On arrival, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before any cutting starts, with the work itself typically taking half a day to a day per washroom, depending on the number of fittings. Rural sites near Thorpe may need directions, gate codes or a contact on site. Send that with the details and we’ll confirm the plan with the quote.

  1. Every room is surveyed and the failed joints listed.
  2. The fixed quote sets out the rooms, the products and the phasing.
  3. Old sealant is removed completely and the faces cleaned.
  4. Joints are degreased and dried.
  5. A sanitary silicone bead is laid and given a smooth tooled finish.
  6. Each area is handed back when ready.

Preparing the site

  • Agree which areas must stay open
  • Arrange parking or a loading space
  • For older buildings, check the asbestos register before work

Advice

Questions we’re asked in Thorpe

Can work at a site such as Royal Holloway University fit around teaching?

Yes. Tell us the term dates, vacation periods and access windows, and we’ll plan the work around them. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Will our hotel in Thorpe need to close for the work?

Almost never. The work is phased so most rooms stay available. Tell us your quiet periods and access windows and we’ll plan around them.

Do you use special sealant for toilets and showers?

It depends on the joint. Washrooms and showers take anti-mould sanitary silicone while kitchens may need a food-safe grade.

How do I request a quote?

It works in four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. The first step only needs photographs and a postcode.

Do you have public liability insurance?

Yes. Mastic Doctor is fully insured, public liability included.

Do you hold CHAS accreditation?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

What do you charge?

Every job gets its own fixed quote. To get one, phone 01277 525 020 or email us.

General trades versus a specialist

Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

What affects the price in Thorpe

We price every job individually. The main factors are:

  • Whether old sealant has to be cut out first
  • How much there is to seal
  • Induction, permit and paperwork requirements
  • The size and state of each joint

What a job costs comes down to the quantity of joints, how much old material needs removing and how the joints are reached. Call for a quote once you have the details.

What we need to price the job

There’s no need for a formal survey. These details are enough to start:

  • Anything awkward about access or site hours
  • Where the site is, with the postcode
  • Whether an asbestos survey exists
  • When you need the work done

Send us photos, drawings or a joint schedule and a fixed quote comes back to you. Where a site visit makes more sense, we’ll arrange one.
