Washroom sealing across Highstreet Green

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Washroom sealing in Highstreet Green, done properly

Accessible toilets, shower rooms and changing rooms have joints that work harder than most: shower trays, wet-room floor edges, basins and floor-to-wall junctions. Gaps in those places let water get under the floor or behind panels so they get particular attention. If you’re dealing with panel joints letting water behind and shower tray joints that have opened up, we can put it right. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in Highstreet Green is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Community buildings around smaller places like Highstreet Green have kitchens and toilets used by many people. Fresh anti-mould sanitary silicone at sinks, worktops and toilets keeps them cleanable.

Our workmanship is guaranteed for 12 months. If our installation lets you down in that time, we return and fix it.

When something else is needed

Before quoting, we check that sealant is the right answer. It won’t put right:

  • Loose panels, vanity units or tiles, which need fixing first
  • Condensation from failed extract fans
  • Water escaping beneath the floor rather than through a joint

If in doubt, ring 01277 525 020 or email the details over and we’ll say what we think before you book.

What we seal

  • IPS panels and cubicles
  • Vanity units and basins
  • Urinals and WCs
  • Showers, trays and wet room floors
  • Kitchens and tea points
  • Accessible toilets and changing rooms

How a job runs

Diagnose, treat, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and the job ends with a walk round and sign-off. Jobs in and around smaller places like Highstreet Green are usually planned as a single visit, so photos and measurements up front really help. Then the right materials arrive with us.

  1. First, the phasing is agreed so facilities stay open.
  2. Leaks, loose panels or damp are pointed out first.
  3. Failed sealant and residue are stripped out.
  4. We reseal with the grade suited to each area.
  5. We confirm reopening times for each washroom.

Work for main contractors and building owners

Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first.

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

Highstreet Green: questions and answers

Must every washroom in our Highstreet Green building shut while you work?

Rarely all at once: work is phased so some facilities are always available. We will tell you the curing time for the product before we start.

Is Highstreet Green too small for you to travel to?

No. Small places get the same service as large ones. We cover Greater London and the counties of the South East. Good photographs up front let us bring everything on the first visit.

How do we ask for a quote?

There are four steps: send details, get a quote, we seal, guaranteed. The first step only needs photographs and a postcode.

Are you CHAS accredited and on Constructionline?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.

Can washrooms stay open while you work?

Just the room being resealed is out of use. Each room reopens after the sealant’s cure time, then we move on.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Will cleaning remove black mould from sealant?

Cleaning may lighten it, but the mould returns. We replace the sealant with an anti-mould sanitary grade and point out if ventilation is part of the problem.

Looking after the joints

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Keep a record of which washrooms need attention
  • Leave signs up until the cure time is over
  • Make sure washroom ventilation is running
  • Add sealant joints to planned maintenance checks

Ask your cleaning team to use gentle products and soft cloths on sealant. Aggressive descalers, solvents and scouring pads shorten its life over time.

A few failed joints can be resealed with hardly any disruption. Left, it tends to become a building-wide job with more phasing to plan.

Doing it in-house

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Different surfaces, different methods

Changing rooms and gyms

Gym and leisure changing rooms see showers running most of the day, so mould is a constant battle. Anti-mould sanitary silicone is the standard choice.

Basins and vanity tops

Natural stone tops can be marked by acetoxy silicone, so the product is chosen to suit.
