Washroom sealing for Northfield sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Washroom sealing for commercial buildings in Northfield

From one staff toilet in Northfield to washrooms across a whole estate, the route is the same: send details, get a fixed quote, we seal, guaranteed. A few photographs and a count of fittings are enough for a quick quote and a site visit is an option. We work on accessible toilets and changing rooms, IPS panels and cubicles and urinals and WCs, and what we are called in for most is open joints along basins and vanity units and sealant lifting along a tray edge. Most enquiries from Northfield start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Ground-floor premises below tenements in Scotland’s cities often have small staff toilets and kitchens. Small rooms that don’t dry out are where mould gets into sealant first, so it’s worth resealing before it spreads.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and the quote explains what it covers.

FAQs: Northfield

Do you work in occupied care homes around Northfield?

Yes. We agree rooms and times with the manager and work a few areas at a time. We follow the home’s own procedures throughout.

Can you work around term dates at a campus such as University of Edinburgh - Holyrood Campus?

Yes. Education sites typically want the work in vacations or in phases during term, and we plan to suit. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Does the weather affect the work?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.

Do you guarantee washroom sealing?

Our workmanship has a 12-month guarantee backed by public liability insurance.

Is colour matching possible?

That depends on the product specified. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.

Do you hold CHAS accreditation?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Are your applicators CSCS-carded?

Yes. We use CSCS-carded applicators, as many construction sites ask for.

Wet areas in Northfield’s workplaces

With the shore within about 2 miles, Northfield counts as a coastal location, and places by the sea often rely on visitors, so their hotels and holiday lets see heavy seasonal use. Heavy seasonal use is hard on shower and basin sealant, so resealing in the quieter months keeps rooms ready. The 2 miles around Northfield include nine care or nursing homes. Care home wet rooms and en suites are used every day and cleaned hard, which tells on the silicone. We plan the work with the manager so residents are disturbed as little as possible.

Halls of residence and teaching buildings at universities such as University of Edinburgh - Holyrood Campus (to the west of Northfield) are easiest to reseal during vacations. Staff changing rooms and patient toilets at places like Royal Infirmary of Edinburgh (Little France) (to the south of Northfield) need cleanable, sound silicone. Toilets at colleges like Edinburgh College - Milton Road Campus, 1.6 miles east of Northfield, take heavy use from students and staff alike.

Should maintenance staff do it?

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

What sets the cost

The price varies from site to site. Expect it to depend on:

  • The total length or number of joints
  • Distance, for remote addresses
  • Whether the work must be split into stages
  • Backing rod, priming and other preparation

The price depends on the quantity of joints, what has to come out first and how the joints are reached. Call for a fixed quote once you have the details.

Sending details for a quote

The more we know, the firmer the quote. Helpful details to send:

  • Whether an asbestos survey exists
  • Specification clauses that apply
  • Whether the building will be occupied during the work
  • How the joints are reached, and at what height

Every quote starts with the facts: the joints involved, quantities, access and the product called for. Send what you have, and we will arrange a site visit if anything is unclear.

Owners, agents and contractors

Hotels, schools, healthcare sites, offices and retail units come to us directly as well. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.

Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, and each stage is agreed with your contact.

Why it’s worth doing now in Northfield

Sealing on top of old silicone saves nothing. Silicone won’t grip silicone, so it lifts and holds moisture underneath. Cutting out completely and cleaning back takes a little longer and lasts. In Northfield, as across Scotland, rain finds any gap, and failed external joints let it into stone walls and around frames. Renewing them early protects the fabric.

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote and we will explain how it’s made up.

Honest limits

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:

  • Water escaping beneath the floor rather than through a joint
  • Loose panels, vanity units or tiles, which need fixing first
  • Water from plumbing, not from a joint

Not sure which it is? You can phone 01277 525 020 or email us and we will tell you honestly.

Surfaces we seal

  • Vanity units and basins
  • Kitchens and tea points
  • Showers, trays and wet room floors
  • Accessible toilets and changing rooms
  • Urinals and WCs
  • IPS panels and cubicles

On site: what to expect

When we get to site, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before any cutting starts, with the work itself normally taking half a day to a day per washroom, depending on the number of fittings. In a Scottish city, kerbside space and loading need planning, especially near the centre. Shared closes, stairs and the property factor may need to be part of the plan.

  1. We inspect each washroom and record the joints to be resealed.
  2. The fixed quote sets out the rooms, the products and the phasing.
  3. The whole of the old bead is removed.
  4. Each joint is cleaned and left dry.
  5. A sanitary silicone bead is laid and given a smooth tooled finish.
  6. Each area is handed back when ready.

Getting the site ready

  • For older buildings, check the asbestos register before work
  • Tell us your opening times and when work is allowed
  • Warn occupants and staff about the work
