Washroom sealing in Edinburgh Waterfront

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

What sealant work can’t fix

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • A room that stays damp because ventilation isn’t working
  • Fittings that move too much to hold a bead
  • Panel boards already damaged by water

If you’re not sure, just call the office on 01277 525 020 or email drawings and photos and we will give you a straight answer before you book.

What we seal

  • IPS panels and cubicles
  • Kitchens and tea points
  • Urinals and WCs
  • Vanity units and basins
  • Accessible toilets and changing rooms
  • Showers, trays and wet room floors

Washroom sealing for commercial buildings in Edinburgh Waterfront

When mould has spotted a silicone joint, more cleaning won’t remove it. The mould has rooted into the silicone itself so it returns whatever the cleaning regime. Only replacement gets rid of it for good. The enquiries we see most involve discoloured joints around urinals and WC pans and users noticing mouldy joints, across IPS panels and cubicles, vanity units and basins and accessible toilets and changing rooms. Looking for mastic applicators who cover Edinburgh Waterfront? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

Ground-floor premises below tenements in Scotland’s cities often have small staff toilets and kitchens. Compact, poorly ventilated rooms are hard on sealant, so it’s worth resealing before it spreads.

The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

Owners, agents and contractors

Hotels, schools, healthcare sites, offices and retail units book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first, and our applicators hold CSCS cards.

Healthcare and care settings

In healthcare, sealed joints are part of infection control. We work to your estates and infection-control requirements as well as site permits.

Basins and vanity tops

Vanity tops and basins are splashed all day, so the joint to the wall and around each bowl fails early. We remove the old bead and lay a fresh one of sanitary silicone.

Our process

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work typically takes a few hours for one toilet block, with bigger buildings phased across a number of visits, and we clear our waste as we work. In a Scottish city, kerbside space and loading need planning, especially near the centre. Tenement closes, shared stairs and factor approvals may also be involved.

  1. Every room is surveyed and the failed joints listed.
  2. You get a fixed quote with the phasing plan.
  3. Old sealant is removed completely and the faces cleaned.
  4. Joints are degreased and dried.
  5. A sanitary silicone bead is laid and given a smooth tooled finish.
  6. Rooms reopen after the cure time.

Before we start on site

  • Point out parking and an unloading spot
  • Send any specification or drawings in advance

Quoting for work in Edinburgh Waterfront

Sealant work doesn’t have a standard rate, because every site is different. What we take into account:

  • Working within restricted access windows
  • The size and state of each joint
  • Quantities, in metres or numbers
  • The product specified

Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote, and you will have a fixed figure to work with.

What we need to price the job

We can often quote from photos and a few details. It helps to include:

  • The site address and postcode
  • The asbestos register, for older buildings
  • Rough lengths or quantities, or drawings if you have them
  • When you need the work done

Every quote starts with the facts: the joints involved, quantities, access and the product called for. Send what you have, and we’ll arrange a site visit if anything is unclear.

Keeping Edinburgh Waterfront washrooms open while we work

Edinburgh Waterfront lies within about 1 mile of the sea, and places by the sea often rely on visitors, so their hotels and holiday lets see heavy seasonal use. Heavy seasonal use is hard on shower and basin sealant, and the quieter months are the natural time to reseal. Edinburgh Waterfront has three care or nursing homes no more than 2 miles away. Assisted bathrooms and wet rooms in care settings need sanitary sealant that stays cleanable. Rooms are done a few at a time at times agreed with the home.

Office washrooms on sites such as West Shore Business Centre, less than half a mile west of Edinburgh Waterfront, are in use all working day, so resealing is phased to keep some open. At a university such as University of Edinburgh - Lauriston Campus, 3 miles south-east of Edinburgh Waterfront, summer is the usual window for resealing residence bathrooms. For centre management at a site such as Granton Retail Park (0.6 miles east of Edinburgh Waterfront), washroom work is planned around footfall.

Edinburgh Waterfront is about 2 miles north-west of Silvermills, in Edinburgh. Commercial clients in Edinburgh Waterfront can call on us for washrooms and wet areas, as part of our coverage of Edinburgh. Across Edinburgh, 174 places are covered, Edinburgh Waterfront among them.

Work on washrooms and wet areas is covered throughout EH5, EH4 and EH95. For a building on Herring Road, Merlin Avenue and Crewe Road West or nearby, send details and we’ll quote for washrooms and wet areas. Sites close to Edinburgh Waterfront are covered too, including West Pilton (1 mile south), Granton (1 mile south-east), Pilton (1 mile south), Muirhouse (1 mile south-west) and Crewe Toll (1 mile south). Nearby towns on our patch include Edinburgh (3 miles south-east), Leith (3 miles east), Bonnington (3 miles east), Greenside (3 miles south-east), Broughton (3 miles south-east) and West End (3 miles south-east).

Landmarks near Edinburgh Waterfront

Locally, jobs take us to sites close to Starbank Park, among other places. The closest station to Edinburgh Waterfront is Haymarket station, roughly 2.7 miles south. Other landmarks nearby include Craigcrook Castle (2 miles south-west) and Western General Hospital (1.4 miles south). For a walk, there’s Dunsapie Loch and The New Leaf Co-op.

Keeping the joints sound

Regular inspection catches problems early. In particular:

  • Keep a record of which washrooms need attention
  • Don’t leave trays and floors sitting wet
  • Keep washrooms out of use until we say the sealant has cured
  • Include joints in routine washroom inspections

Where possible, have shower floors and trays squeegeed after busy periods. Joints that sit wet for hours fail sooner.

Boards behind panels and vanity tops can swell when water gets past a failed joint. Once that happens, a reseal won’t fix them.

Questions we are asked in Edinburgh Waterfront

Will you work in a care home in Edinburgh Waterfront without moving residents out?

Yes. Care settings are planned area by area, at times agreed with the home. We follow the home’s own procedures throughout.

Must a hotel around Edinburgh Waterfront close while you work?

Rarely. Rooms or floors are done in turn, so the rest of the hotel keeps trading. Tell us your quiet periods and access windows and we’ll plan around them.

How long do sealant joints last?

It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.

What about RAMS and site documents?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.

Do you use special sealant for toilets and showers?

Sanitary silicone with anti-mould additives for most washroom joints. Neutral-cure grades are used where acetoxy types could mark metals, stone or mirror backings.

Does weather matter for sealant work?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Internal work is far less affected.

Can you reseal washrooms in healthcare buildings?

We do. Your infection-control rules, estates requirements and permits are followed, and phase the work so areas keep facilities.
