Washroom sealing in West Pilton, done properly
In a busy washroom, the sealant typically gives up long before the tiles or fittings. Around basins, urinals, cubicles, IPS panels and shower trays it takes water, soap, cleaning chemicals and knocks every day and mould that roots into it can’t be cleaned away. We strip it out and lay new anti-mould sanitary silicone. We work on kitchens and tea points, vanity units and basins and accessible toilets and changing rooms, and what we’re called in for most is open joints along basins and vanity units and sealant laid over old silicone and now peeling. Looking for mastic applicators who cover West Pilton? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.
City hotels, restaurants and bars in Scotland need washrooms that look cared for and kitchens that clean easily. We use anti-mould silicone in washrooms and food-safe hygienic sealant at kitchen worktops.
Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

Commercial clients in West Pilton
We work for building owners and managing agents on sealant work across single buildings or whole portfolios. Several sites can go on one quote, which keeps the paperwork simple.
CHAS accredited and a Constructionline member, we make supplier vetting simple. We’re fully insured, and our insurance certificate can go with the quote.
On site: what to expect
On arrival, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before anything is cut or cleaned, and the work usually takes a few hours for one toilet block, with bigger buildings phased across a number of visits. Give us the access times and building rules for your premises in West Pilton, so the work can be phased and areas kept in use.

Common questions from West Pilton clients
Can you work on a hospital site such as Western General Hospital (Edinburgh)?
Yes, provided the work is planned with the site’s estates team. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
Will you work in a care home in West Pilton without moving residents out?
Yes. We agree rooms and times with the manager and work a few areas at a time. Any site rules, from signing in to infection control, are agreed before we start.
How long does a job like this take?
The duration is planned around your programme and the access we are given. We will give you an estimate of time on site when we quote.
Which silicone is right for commercial washrooms?
Each area gets the grade that suits it. Washrooms and showers take anti-mould sanitary silicone while kitchens may need a food-safe grade.
Are your applicators CSCS-carded?
Yes. Our applicators hold CSCS cards, which many sites require.
What do you charge?
Every job gets its own fixed quote. To get one, call the office on 01277 525 020 or send details through our quote form with a description of the work.
Does weather matter for sealant work?
Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.
What happens if it’s left?
Bleaching black sealant may lighten it for a few days, but the mould is rooted in the silicone and comes back. A full reseal deals with it and your cleaning team stops chasing it. In a Scottish city, access often needs scaffold, permits or factor approval, so it makes sense to renew every failing joint while it’s in place.
The specified product makes a difference, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.

Different surfaces, different methods
IPS and cubicle panels
A panel that has already swollen won’t be fixed by sealant, and any we come across will be pointed out.
Urinals and WC pans
The joint between a pan and the floor is easy to overlook. They are checked with everything else.
Common problems we fix in West Pilton
Cubicle panels, IPS panels and vanity units flex when people lean on them or doors are slammed and trays shift slightly with each user. A bead that can’t cope with the movement splits along one edge.
Common reasons buildings call us in:
- Split or peeling sealant at shower trays
- A new bead over an old one coming away
- Sealant stained black around basins and showers
- Gaps where vanity tops meet the wall
For a hotel such as Village Hotel (0.6 miles south-east of West Pilton), resealing en suites a few rooms at a time keeps the rest available.

Honest limits
Some faults sit outside our scope, and we point that out rather than sealing over them:
- Leaking pipes, traps, wastes or cisterns, which need a plumber
- Vanity carcasses that have swollen
- Failed tanking beneath a wet-room floor or behind tiles
Not sure which it is? You can call 01277 525 020 or email us and we’ll tell you honestly before you book.

Keeping West Pilton washrooms open while we work
West Pilton lies within about 1 mile of the sea, and places by the sea often rely on visitors, so their hotels and holiday lets see heavy seasonal use. Washrooms used guest after guest wear their sanitary silicone faster, and the quieter months are the natural time to reseal. The east of Scotland, where West Pilton is, gets less rain than the west. Even so, a washroom that doesn’t dry out between uses will see mould get into its sealant.
Halls of residence and teaching buildings at universities such as University of Edinburgh - Lauriston Campus (to the south-east of West Pilton) are easiest to reseal during vacations. Clinical washrooms at sites like Western General Hospital (Edinburgh) (0.9 miles south-east of West Pilton) are scheduled with the ward so the room is out of use for as little time as possible.
West Pilton is about 3 miles north-west of Edinburgh, in Edinburgh. We send applicators to West Pilton for washrooms and wet areas, handled exactly as we handle every other area. We work across 174 places in Edinburgh.
