Washroom sealing for Bonnington sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

How we handle washroom sealing in Bonnington

In healthcare and care settings, sealing is part of keeping surfaces cleanable. We work to your organisation’s estates and infection-control requirements and any site permits. Tell us what records you need and we will confirm with the quote. We work on vanity units and basins, IPS panels and cubicles and showers, trays and wet room floors, and what we are called in for most is resealing that didn’t last because the old bead stayed and stained sealant around pans and urinals. Whoever orders the work in Bonnington, the brief is typically the same: a clear scope, tidy work and joints that don’t fail again.

Shops and offices at the foot of tenement blocks in Scottish cities often have compact staff washrooms and tea points. Small rooms that don’t dry out are where mould gets into sealant first, so it’s worth resealing before it spreads.

Work we carry out comes with a 12-month guarantee. If an installation problem shows up, give us a call on 01277 525 020 or use the quote form and we’ll arrange a return visit.

When something else is needed

Before quoting, we check that sealant is the right answer. It won’t put right:

  • Vanity carcasses that have swollen
  • A room that stays damp because ventilation isn’t working
  • Loose panels, vanity units or tiles, which need fixing first

If in doubt, speak to us on 01277 525 020 or email us and we will say what we think before you book.

What we seal

  • Showers, trays and wet room floors
  • Accessible toilets and changing rooms
  • Vanity units and basins
  • Urinals and WCs
  • IPS panels and cubicles
  • Kitchens and tea points

How a job runs

Before we leave any area, the masking comes off, the area is cleaned and every joint is checked with your site contact. Where the sealant needs time to cure before use, we tell you and sign the area. For premises in Bonnington, tell us about access times, shared entrances and any building rules, and we’ll plan the work to suit, phased where areas need to stay in use.

  1. We start by inspecting the fittings and joints and flagging problems sealant can’t solve.
  2. A phasing plan keeps part of the building’s facilities in use at all times.
  3. Failed silicone is removed completely and the surfaces cleaned of every trace.
  4. Each joint is degreased and left dry, because silicone won’t bond to damp or soapy surfaces.
  5. We lay a sanitary silicone bead and tool it smooth so it is easy to clean.
  6. Each room is handed back once the sealant has had its cure time.

Preparing the site

  • Tell us which areas need to stay in use
  • Tell us what induction or permit system the site runs
  • Move anything stored against the joints

Advice

Work for main contractors and building owners

When you manage a building on behalf of an owner, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end.

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

Doing it in-house

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Looking after the joints

Once the work is signed off, these steps help:

  • Include joints in routine washroom inspections
  • Report faulty extraction promptly
  • Squeegee showers and trays after busy periods
  • Clean sealant with gentle products and a soft cloth

Include sealant joints in your planned maintenance checks. Check for mould spots, splits, lifting edges and open joints at trays, basins and urinals and log what you find.

In food areas, cleanability is something environmental health officers look at. Resealing sinks, worktops and splashbacks before an inspection is a simple step.

How the job changes by surface

Basins and vanity tops

Natural stone tops can be marked by acetoxy silicone, so the product is chosen to suit.

Showers and trays

In staff, hotel and changing-room showers, the tray joint and wall corners take the hardest use. Every joint is stripped, degreased, dried and given a new bead.

Questions we are asked in Bonnington

Do you take on work at healthcare sites like Western General Hospital (Edinburgh)?

Yes. We work in healthcare settings as well as offices and schools. We follow the site’s permits, sign-in and infection-control procedures in every area.

Can work at a site such as University of Edinburgh - Holyrood Campus fit around teaching?

Yes, holiday working periods are the norm on campus jobs. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Can weather delay the job?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.

Can you reseal washrooms in healthcare buildings?

We work in clinics, hospitals and care homes. Tell us what records you need and we will confirm with the quote.

Can you quote from photos?

Photos, drawings or a schedule are often enough to quote. Where they aren’t, we arrange a site visit before quoting.

How do you deal with asbestos in old sealant?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.

Can washrooms stay open while you work?

Only the area we’re working in is closed. Rooms go back into use once the sealant has cured and we start the next.

Keeping Bonnington washrooms open while we work

With the shore within about 1 mile, Bonnington counts as a coastal location, and coastal places often have hotels, guest houses and holiday accommodation with busy seasons. Heavy seasonal use is hard on shower and basin sealant, so we plan the work for quieter weeks where possible. There are six care or nursing homes within about 2 miles of Bonnington. Assisted bathrooms and wet rooms in care settings need sanitary sealant that stays cleanable. Rooms are done a few at a time at times agreed with the home.

Healthcare washrooms on sites such as Western General Hospital (Edinburgh) (2.2 miles west of Bonnington) are resealed area by area, under the site’s own infection-control rules. For a campus such as University of Edinburgh - Holyrood Campus, 1.4 miles to the south of Bonnington, showers in residences and washrooms in teaching blocks can be programmed around term dates. Colleges such as Royal College of General Practitioners Edinburgh (to the south-west of Bonnington) have toilets, changing rooms and catering kitchens that can be resealed around term dates.
