Washroom sealing in The Wisp, done properly

Accessible WCs, showers and changing areas have their own pinch points: shower trays, wet-room floor edges, basins and floor-to-wall junctions. Gaps in those places let water get under the floor or behind panels, so we look at them closely. Site teams most often ask us about gaps where vanity tops meet the wall and sealant lifting along a tray edge, on kitchens and tea points, vanity units and basins and showers, trays and wet room floors. Searching for sealant specialists in The Wisp? We have been sealing commercial buildings since 2005.

City hotels, restaurants and bars in Scotland need washrooms that look cared for and kitchens that clean easily. Washrooms get anti-mould sanitary silicone and kitchens hygienic sealant, food-safe where needed.

Our 12-month guarantee is about workmanship, not wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we’re clear about what is covered before work starts.

Work for main contractors and building owners

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.

CHAS accredited and a Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

Questions we are asked in The Wisp

Do you work in occupied care homes around The Wisp?

Yes. We work around residents’ routines, a room or two at a time. We follow the home’s own procedures throughout.

Does a hotel in The Wisp need to shut while its sealant is renewed?

Rarely. Rooms or floors are done in turn, so the rest of the hotel keeps trading. Tell us your quiet periods and access windows and we’ll plan around them.

What happens if old sealant might contain asbestos?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

How do we ask for a quote?

You can use the quote form on this site; alternatively, call 01277 525 020 or send details through our quote form. Photos, drawings or a joint schedule help us quote quickly.

Is colour matching possible?

In many cases, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We confirm what’s available for the specified product when we quote.

Do you take on small jobs?

Small jobs are welcome alongside larger packages. Photos and a description are enough to start.

Does weather matter for sealant work?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

What the job involves on each surface

Kitchens and tea points

Staff kitchens and tea points have joints at worktops, sinks and splashbacks. Sound joints keep those surfaces easy to clean.

IPS and cubicle panels

IPS panels and cubicle systems have joints at the wall, the floor and the worktop. Those joints protect the boards behind from water.

Site staff or a sealant specialist?

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

Leave it or put it right?

Running fresh silicone along a failed bead hides the problem briefly. It doesn’t bond, so it peels and traps dirt behind it. Full removal and proper cleaning is what makes the new joint last. Getting access arranged for a building in The Wisp takes time, so deal with all failing joints while access is up.

What a job costs comes down to the quantity of joints, how much old material needs removing and the access. Call for a quote once you have the details.

When it isn’t the sealant

A proper diagnosis includes knowing what sealant can’t do. You will hear from us if the cause turns out to be one of these:

  • Mould caused by poor ventilation, which will return until the extract is fixed
  • Loose panels, vanity units or tiles, which need fixing first
  • Water escaping beneath the floor rather than through a joint

If you are not sure, just call 01277 525 020 or send photos by email and we’ll give you a straight answer.

Keeping The Wisp washrooms open while we work

The Wisp sits close to the coast, within about 2 miles, and coastal places often have hotels, guest houses and holiday accommodation with busy seasons. Heavy seasonal use is hard on shower and basin sealant, so resealing in the quieter months keeps rooms ready. There are plenty of hotels within about 2 miles of The Wisp. Hotel en suites take daily use, and tired silicone at trays and basins is one of the first things guests notice. We work a handful of rooms at a time, so the hotel keeps letting the rest.

On a healthcare site such as Royal Infirmary of Edinburgh (Little France), which lies west of The Wisp, washroom work starts with the infection-control team’s sign-off. Toilets at colleges like Edinburgh College - Milton Road Campus (to the north-east of The Wisp) take heavy use from students and staff alike. For a store at a site such as Craigmillar Shopping Centre, which lies north-west of The Wisp, the staff room and customer toilets can be resealed in quiet periods.

The Wisp is about 3 miles south-west of Musselburgh, in Edinburgh. Across the EH16 postcode area, the process is the same: details in, fixed quote out, then sealing and a 12-month guarantee. The Wisp is one of 174 places we cover in Edinburgh.

Commercial sites across EH16, EH22 and EH15 are covered for washrooms and wet areas. Streets here include Aspen Road, Friary Road and Campion Road. Nearby places we also cover include Greendykes (1 mile north-west), Niddrie (1 mile north-east), Niddrie Mains (1 mile north), Little France (1 mile south-west) and Bingham (1 mile north) for washrooms and wet areas.
