Washroom sealing in Parkhead

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Washroom sealing for commercial buildings in Parkhead

From one staff toilet in Parkhead to washrooms across a whole estate, the route is the same: details first, then a fixed quote, then the work, then the 12-month guarantee. Photos and a rough count of basins, urinals, showers and cubicles help us give a quick quote and a site visit is an option. We work on IPS panels and cubicles, accessible toilets and changing rooms and vanity units and basins, and the failures we’re asked to look at most are shower tray joints that have opened up and a new bead over an old one coming away. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Parkhead it comes down to the same thing: the right product in a properly prepared joint.

Scottish city buildings, from student residences to hospitals and offices, are full of washrooms and wet areas. Phased resealing, agreed with the estates or facilities team, keeps buildings working.

A 12-month guarantee applies to all our work in Edinburgh. Should something we installed fail, call 01277 525 020 or send photos by email and we will come back to it.

Cost factors for washrooms and wet areas

What shapes the price:

  • How much existing material needs removing
  • Travel to remote or island sites
  • Site requirements such as inductions and permits
  • Access and working height

No two sites price the same: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

Sending details for a quote

However big the job, these details speed things up:

  • Any specification or named product
  • The postcode of the building
  • Approximate linear metres or a joint schedule
  • Whether an asbestos survey exists

To get a fixed quote, call 01277 525 020 or email drawings and photos. You can also send details through our quote form.

Owners, agents and contractors

We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. Parkhead can form part of a wider programme.

Building owners and managing agents use us on everything from one building to a spread of sites. One quote can cover more than one site, which keeps the paperwork simple.

Honest limits

Sealant solves a lot, but not everything, and we’re upfront when that’s the case. These need a different solution:

  • Condensation from failed extract fans
  • Leaks through tanking or membranes below the finishes
  • Panel boards already damaged by water

Not sure which it is? You can give us a call on 01277 525 020 or email us and we’ll tell you honestly before you book.

What we seal

  • Vanity units and basins
  • Showers, trays and wet room floors
  • Accessible toilets and changing rooms
  • Kitchens and tea points
  • Urinals and WCs
  • IPS panels and cubicles

Keeping Parkhead washrooms open while we work

The 2 miles around Parkhead include 10 care or nursing homes. In a care setting, a mouldy or lifting joint in a wet room is a hygiene issue as much as a cosmetic one. Each room is kept out of use only as long as the sealant needs. Parkhead has a good number of hotels close by, all within 2 miles. Behind every hotel door there’s a bathroom whose sealant will need renewing sooner or later. We work a handful of rooms at a time, so the hotel keeps letting the rest.

On a healthcare site such as Spire Murrayfield Hospital, which lies north of Parkhead, washroom work starts with the infection-control team’s sign-off. En suites at hotels like Twin Lions Hotel (to the north of Parkhead) are cleaned daily, which wears silicone over time. At a university such as Edinburgh Napier University (under half a mile east of Parkhead), summer is the usual window for resealing residence bathrooms.

Parkhead is about 2 miles south-west of Edinburgh, in Edinburgh. We cover Parkhead, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. Our Edinburgh coverage takes in 174 places, from busy centres to rural villages.

If you need washroom sealing in EH14 and EH11, the process matches everywhere else we work: details, then a fixed price, then sealing and a 12-month guarantee. For a building on Redhall Road, New Mart Road and Longstone Road or nearby, we can quote for washrooms and wet areas. Main routes into Parkhead include the A71, which helps when planning parking and deliveries for the job. We also cover Longstone (1 mile south-west), Redhall (1 mile south-east), Kingsknowe (1 mile south), Chesser (1 mile north-east) and Saughton (1 mile north-west). Bigger towns within reach include Leith (5 miles north-east), Bonnington (4 miles north-east), Greenside (4 miles north-east), Broughton (4 miles north-east), Bellevue (4 miles north-east) and Silvermills (3 miles north-east).

Near you in Parkhead

We work on buildings around Cross Keys Tavern, Balgreen Primary School and Saughton Park, among other places. There’s a railway station in Parkhead itself: Kingsknowe station. Nearby you will also find War Poets Collection (1.2 miles west) and Merchiston Tower (1.8 miles east). The countryside around Parkhead includes Craiglockhart Hill and Duddingston Loch.

What happens if it’s left?

Cleaning mouldy sealant only masks it, but the mould is rooted in the silicone and comes back. Replacement deals with the cause in the joint and your cleaning team stops chasing it. Scottish city buildings take plenty of rain, and failed external joints let it into stone walls and around frames. Renewing them early protects the fabric.

What a job costs comes down to how many linear metres there are, how much old material needs removing and the access. Call for a quote once you have the details.

Parkhead: questions and answers

Must a hotel around Parkhead close while you work?

Almost never. The work is phased so most rooms stay available. Housekeeping and our team agree each day’s rooms.

Can you work on a hospital site such as Spire Murrayfield Hospital?

Yes. We work in healthcare settings as well as offices and schools. Each area is agreed with the ward or department and the estates team in advance.

How do you deal with asbestos in old sealant?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

Are you fully insured?

Yes. Our insurance certificate can be sent alongside the quote.

Can you quote from photographs?

It depends on the job. Straightforward work can often be priced from photos and measurements, and bigger or more complex jobs usually get a visit.

Will all the toilets be closed at once?

The work is phased so there are always facilities open. We work through the building a room or section at a time. Tell us your site hours and access windows and we’ll plan around them.

What site paperwork can you supply?

Requirements differ from site to site, so tell us what you need and we’ll confirm it when we quote.

Diagnose, treat, sign off

The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. Work on a big city site in Scotland normally involves inductions and permits. Tell us the rules and we’ll work to them.

  1. Every washroom is checked joint by joint, with loose panels, leaks or damp noted for the right trade.
  2. The phasing is agreed so there are always facilities open.
  3. We strip out the old bead and clean off the residue left behind.
  4. Joints are cleaned, degreased and dried before sealing.
  5. New sanitary silicone with anti-mould additives goes in and is tooled neat.
  6. Rooms reopen after the product’s cure time, and we move to the next.

Before we start on site

  • For older buildings, check the asbestos register before work
  • Point out parking and an unloading spot
  • Tell us your opening times and when work is allowed

Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price the work to it. For smaller jobs, photographs and a description will do.

Advice

Aftercare for building managers

Your facilities or cleaning team can help the joints last. Share these points with them:

  • Tell us about infection-control or permit rules before we quote
  • Keep washrooms out of use until we say the sealant has cured
  • Avoid scourers and harsh descalers on silicone
  • Photograph and log failed joints across the estate

Squeegeeing showers and trays after heavy use helps. Joints that sit wet for hours fail sooner.

Water getting behind IPS panels and vanity units can swell the boards. Once that happens, a reseal won’t fix them.
