Wet areas in Gracemount’s workplaces
Gracemount is in the east of Scotland, which is drier than the west. Drier weather outside doesn’t help a washroom with poor extraction, where mould gets into silicone fast. Gracemount has two care or nursing homes no more than 2 miles away. In care settings, wet rooms, assisted bathrooms and en suites rely on clean, sound sealant. Work is agreed with the manager, around residents’ routines.
On an industrial estate such as Eldin Industrial Estate (1.3 miles south of Gracemount), staff toilets, showers and canteens are where sanitary sealant takes the most wear. Toilets at places like Cameron Toll Shopping Centre (to the north of Gracemount) are cleaned constantly, so silicone needs to be sound and smooth. For a campus such as University of Edinburgh - Little France Campus (1.4 miles north-east of Gracemount), showers in residences and washrooms in teaching blocks can be programmed around term dates.

How we handle washroom sealing in Gracemount
Facilities managers, contractors and building owners have used us for washroom sealing for over 20 years. We are CHAS accredited and a Constructionline member, with CSCS-carded applicators. We are fully insured. Every resealed washroom carries our 12-month guarantee. We work on kitchens and tea points, IPS panels and cubicles and urinals and WCs, and the usual reasons a site gets in touch are split or peeling sealant at shower trays and failed sealant behind washroom basins. Searching for sealant specialists in Gracemount? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.
City hotels, restaurants and bars in Scotland need washrooms that look cared for and kitchens that clean easily. We use anti-mould silicone in washrooms and food-safe hygienic sealant at kitchen worktops.
We stand behind the joints we seal with a 12-month guarantee. It covers how we prepared and applied the sealant, and if something we did falls short, we return to it.

What sealant work can’t fix
We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:
- Leaks through tanking or membranes below the finishes
- Leaking pipes, traps, wastes or cisterns, which need a plumber
- Panel boards already damaged by water
If you are not sure, just phone 01277 525 020 or send photos by email and we’ll give you a straight answer.

From enquiry to sign-off
Diagnose, treat, sign off: that’s the shape of every visit. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and the job ends with a walk round and sign-off. University, hospital and office estates in Scotland’s cities have their own permits, inductions and sign-in rules. Pass on the site’s contractor rules when you get in touch.
- Every room is surveyed and the failed joints listed.
- You get a fixed quote with the phasing plan.
- Old sealant is removed completely and the faces cleaned.
- Joints are degreased and dried.
- A sanitary silicone bead is laid and given a smooth tooled finish.
- Each area is handed back when ready.
Getting the site ready

Advice
Common questions from Gracemount clients
Is a hospital such as Ellen's Glen Community Hospital somewhere you can work?
Yes, provided the work is planned with the site’s estates team. We follow the site’s permits, sign-in and infection-control procedures in every area.
Do you work in occupied care homes around Gracemount?
Yes. We agree rooms and times with the manager and work a few areas at a time. Tell us about any infection-control or safeguarding requirements and we will work to them.
Who decides which product is used?
The specification comes first, if there is one. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.
Will cleaning remove black mould from sealant?
Cleaning may lighten it, but the mould returns. New anti-mould sanitary silicone is the treatment and check the ventilation isn’t the cause.
What if there’s asbestos in the old mastic?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.
Do you work to architects’ specifications?
Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.
Is any job too small?
Small jobs are welcome alongside larger packages. Send details for a fixed quote.
Cost factors for washrooms and wet areas
There’s no standard rate for sealant work, because every site is different. What we look at:
- Any access equipment needed
- Site requirements such as inductions and permits
- Whether old sealant has to be cut out first
- Phasing around occupants
What a job costs comes down to how many linear metres there are, what has to come out first and how the joints are reached. Call for a quote once you have the details.
Sending details for a quote
Diagnosis starts before we arrive. Tell us:
- The type of building and who uses it
- Asbestos survey details if the building is older
- When you need the work done
- The site address and postcode
To get a fixed quote, ring 01277 525 020 or use the quote form with the site address and an outline of the work. You can also send details through our quote form.
Surface by surface
Healthcare and care settings
Clinics, hospitals and care homes need joints that can be kept clean. We work to your estates and infection-control requirements as well as site permits.
Showers and trays
A tray that rocks or has cracked won’t be fixed by sealant, and we’ll say so before resealing.
Aftercare for building managers
Regular inspection catches problems early. Specifically:
- Note failing joints building by building
- Add sealant joints to planned maintenance checks
- Make sure washroom ventilation is running
- Act on the first split you see at a shower tray
Ask your cleaning team to use gentle products and soft cloths on sealant. Aggressive descalers, solvents and scouring pads shorten its life and give mould a start.
Mouldy sealant only gets harder to ignore and users notice. Replacing it early keeps the job to a reseal.
Why deal with it now?
Sealing on top of old silicone saves nothing. It doesn’t bond, so it peels and traps dirt behind it. Cutting out completely and cleaning back takes a little longer and lasts. Getting access arranged for a building in Gracemount takes time, so deal with all failing joints while access is up.
Pricing washrooms and wet areas depends on how many there are, their condition and the access, plus any specification you’re working to. Call for a quote.
