Diagnose, treat, sign off
Working in a building that stays open takes some planning. The work area is signed and kept contained, keep walkways clear and move on in phases so staff and visitors can carry on around us. Where we can, we combine work around North Roe with other jobs nearby. Let us know if your dates have any give.
- We ask for the product and detail your designer has specified.
- We sort the openings by the detail each one needs.
- Old or wrong materials are cut out.
- Where the detail needs backing, it goes in at the stated depth.
- Fire-rated or intumescent sealant goes in around the services and is tooled off.
- Completed areas are checked with you, with the records agreed when we quoted.
What we need from you
- Send any specification or drawings in advance
- Make sure the joints can be reached
- Tell staff and tenants when we’ll be in

Fire stopping in North Roe, done properly
Facilities managers in North Roe often find open service penetrations when ceilings come down for other work. Where the walls and floors already have a fire-stopping specification, we can work to it using the product and detail it sets out. With no specification in place, the first step sits with your designer or fire engineer, not with us. The enquiries we see most involve builders’ foam or ordinary silicone in compartment walls and unsealed joints where partitions meet the slab, across joints between fire-resisting walls and floors, small duct penetrations where the tested detail allows and service gaps in risers. Whether you call it commercial sealant work, mastic application or joint sealing, in North Roe it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.
For a building near North Roe, we plan fire-rated sealing so it’s finished in one visit where possible. Send the specification and photographs of the openings, with sizes if you have them.
Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

FAQs: North Roe
Will you travel to North Roe on the island?
Yes, North Roe is within the area we cover. Our area covers all of Scotland, cities, towns and islands alike. We plan island jobs around the ferry and the forecast, and bring everything the job needs on the first crossing.
Can you produce the fire-stopping design for a job in North Roe?
No, that sits with the designer, fire engineer or building control. We install what’s specified, to the product’s tested detail.
Do you offer coloured sealant?
Often, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We will confirm the colours available for the specified product.
When can you be on site?
The office is staffed Monday to Friday, from 8am until 5pm. Tell us your site hours and access windows and the work will be fitted around them.
Can staff carry on working while you’re here?
Yes, as long as we plan it. We agree a sequence with your contact so just one area at a time is disrupted.
Will you just go over the old sealant?
No. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.
Do you guarantee your work?
Yes. Our workmanship is backed for 12 months.
Leave it or put it right?
An unsealed opening affects more than fire safety: smoke, noise and draughts pass through them every day. Sealing them to the specified detail deals with the fire risk first, and the other benefits follow. Around smaller places like North Roe, halls, stores and seasonal buildings may not be checked often, so a failed joint has time to cause damage. Early resealing prevents it.
Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

When it isn’t the sealant
Being straight saves everyone time. New sealant won’t cure:
- Reviewing a building’s overall fire safety
- Construction that lacks the fire resistance the seal relies on
- Approving the work on behalf of building control
If in doubt, phone 01277 525 020 or email the details over and we’ll say what we think before you book.
What we seal
- Pipe penetrations
- Cable penetrations
- Joints between fire-resisting walls and floors
- Small duct penetrations where the tested detail allows
- Service gaps in risers
- Linear gaps at wall heads
Keeping the joints sound
Sealant joints are maintenance items, and how long they last depends on how they’re treated. We suggest:
- Include service cupboards in routine inspections
- Ask the designer to confirm details early on refits
- Don’t let anyone top up a fire seal with the wrong product
- Check with the data sheet before painting over fire sealant
Give the sealant its full cure time before ceilings, boxing or decoration go over it. Not every fire-rated product can be painted, and the data sheet says which.
Specify fire stopping early on refits, not as an afterthought. Details can then be picked to suit the actual pipes, cables and ducts, and installation follows the programme.
Different surfaces, different methods
Linear joints
Joints at the top of partitions may need to move as the slab above deflects. We use the product and backing the detail names for that movement.
Cables and cable bundles
New data and power cables are the most common breach we see. Openings around new cables are resealed to the detail, and any bundle too large for sealant alone is flagged.
How the quote is worked out
Your fixed quote is built from the real scope. It allows for:
- Location, for remote and island sites
- The size and state of each joint
- Any access equipment needed
- Specialist products, such as fire-rated or hygienic sealants
The specified product makes a difference, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.
What to include in your enquiry
For an accurate fixed quote, we need to understand the site. Send us:
- Anything awkward about access or site hours
- The type of building and who uses it
- Any specification or named product
- Approximate linear metres or a joint schedule
If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price the work to it. Smaller jobs need nothing more than photographs and a few notes.
Fire stopping around North Roe: points for this area
In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, using products tested for the way they’re used. We install fire-rated sealant to that tested detail where it is specified. Work on North Roe has to fit the ferry timetable and the forecast. With the specification and photos of the openings, the right fire-rated products travel with us.
Halls and meeting rooms at places like Methodist Church sometimes gain new services, and any compartment wall crossed needs the specified seal. Around North Roe, we install fire-rated and intumescent sealant to the product’s tested detail wherever it is the specified product.
