Our fire stopping service in North Lanarkshire

Opened ceilings and riser doors often reveal service openings nobody sealed. If a specification already covers those walls and floors, we can reseal to it using the product and detail it sets out. Where there isn’t one, the designer or fire engineer needs to set one first. We work on small duct penetrations where the tested detail allows, linear gaps at wall heads and cable penetrations, and the usual reasons a site gets in touch are open linear gaps along the top of fire-resisting walls and improvised or mixed-product fire seals.

At the end of each section, we remove the tape, clean down and inspect every joint, ready for your sign-off. Where the sealant needs time to cure before use, we tell you and sign the area.

  1. First we confirm the product and tested details named in the specification.
  2. Openings are measured and grouped by detail.
  3. Improvised fillers and failed sealant are removed.
  4. Mineral wool or other backing is fitted where required.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. Completed areas are checked with you, with the records agreed when we quoted.

Locally, jobs take us to sites close to Duchess of Hamilton Park, Braidhurst High School and Ladywell Primary School. Other local landmarks include The Brandon Works pub (0.5 miles south-west) and Dalziel High Parish Church (0.5 miles south-west). For rail, the closest station is Motherwell station, roughly 0.6 miles south-west. Service penetrations in North Lanarkshire buildings

Fit-outs and M&E works in places such as Motherwell, Cumbernauld and Coatbridge are a common reason fire stopping gets breached. Checking after services work is good practice; tell us what the specification says and we will install to it.

Across North Lanarkshire, outside sealant work is planned around the weather, so we keep some flexibility in the dates.

Motherwell: For a hotel such as Bentley Hotel (0.6 miles south-west of Motherwell), penetration seals are worth checking after any refit or services upgrade. For a unit at a site such as Braidhurst Industrial Estate (0.7 miles west of Motherwell), new power or data runs between office and warehouse can breach a compartment wall.

Different surfaces, different methods

Plastic pipes

Plastic waste pipes through slabs come up often. Whether sealant alone is acceptable depends entirely on the tested detail.

Cables and cable bundles

New data and power cables are the most common breach we see. We reseal around them to the specified detail, and any bundle too large for sealant alone is flagged.

When it isn’t the sealant

Part of a good diagnosis is knowing where sealant stops. You’ll hear from us if the cause turns out to be any of the following:

  • Approving the work on behalf of building control
  • Deciding what a wall or floor needs, which belongs to the designer
  • Large openings beyond what any sealant detail covers

Should maintenance staff do it?

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and we’ll confirm the paperwork you need with the quote.

Maintenance after handover

Keep the joints in good shape with a few simple steps:

  • Treat an open penetration as a priority repair
  • Check risers and ceiling voids after each round of works
  • Agree the fire-stopping specification before services go in
  • Keep general-purpose fillers away from compartment walls

Give the sealant its full cure time before ceilings, boxing or decoration go over it. Some fire-rated sealants accept paint and some don’t, so check the product data first.

Looking at service areas on a regular cycle pays off. A cracked or disturbed seal found early is a small job; found late, it can be one of many.

Signs you need fire stopping

Fire stopping can get squeezed at the end of a programme, or done by whoever is on site. That is when untested combinations creep in and later need putting right.

These are often picked up first by site or facilities staff:

  • Seals that don’t match their tested detail
  • Unsealed penetrations discovered above suspended ceilings
  • Fire sealant pulled out of the opening
  • Unsealed joints where partitions meet the slab

Your questions answered

Is sealant suitable for all service openings?

No. Sealant is the right product only where the tested detail says so. Large openings, many plastic pipes and some ducts need collars, wraps, batts or boards.

Do you design or specify fire stopping?

No, we don’t design fire stopping. With the designer’s details in hand, we can price the sealant elements, and tell you if a detail needs another product.

Do you work in Scotland as well as England?

Building standards in Scotland are separate from England’s. Wherever the site is, our work follows the specification and the tested detail.

Does weather matter for sealant work?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

Will you just go over the old sealant?

No, never. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.

Is North Lanarkshire in your area?

Yes. Sites across North Lanarkshire are covered.

How do you deal with asbestos in old sealant?

Managing asbestos is the dutyholder’s responsibility, so for older buildings we ask for the asbestos register first. If anything suspect turns up, we stop until it’s tested.
