Compartments and services around Gartcosh

Under the Scottish non-domestic Technical Handbook, clause 2.1.14, penetrations should be fire stopped to at least the wall or floor’s fire resistance duration, with proprietary products, intumescent ones included, tested for their end use. Our part is installing the specified fire-rated sealant to its tested detail.

Industrial units on estates such as Woodhead Industrial Estate, 1.3 miles to the west of Gartcosh, often separate offices from warehouse space with fire-resisting walls, and new services through them need the specified seal. At a university such as University of the West of Scotland, which lies north of Gartcosh, labs, lecture blocks and residences are re-serviced often, so penetration seals are best checked after M&E work.

Gartcosh is about 3 miles north-west of Coatbridge, in North Lanarkshire. We send applicators to Gartcosh for service penetrations, handled exactly as we handle every other area. Gartcosh is one of 100 places in North Lanarkshire on our list for service penetrations. There’s a separate page for Glasgow, roughly 8 miles from Gartcosh.

Commercial sites across G69 are covered. Buildings on Manor Road, Duror Drive and Creran Crescent are within our area for service penetrations. We also cover Muirhead (1 mile north-west), Marnoch (1 mile east), Glenboig (2 miles east), Bargeddie (2 miles south) and Old Monkland (3 miles south-east). A short drive away, we cover Motherwell (8 miles south-east), Cumbernauld (5 miles north-east), Airdrie (5 miles east), Wishaw (10 miles south-east), Bellshill (6 miles south-east) and Kilsyth (6 miles north).

Fire stopping in Gartcosh, done properly

Sealant is the specified answer for plenty of openings, such as metal pipes, cables and some small ducts where the detail covers them. Other openings need collars, wraps, batts, pillows or boards. We use sealant where it is the specified product, and we tell you when a detail calls for something else. We work on cable penetrations, linear gaps at wall heads and small duct penetrations where the tested detail allows, and the usual reasons a site gets in touch are fire stopping installed outside its tested range and fire-stopping items raised at inspection or handover. Most enquiries from Gartcosh start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Hotels and care homes around smaller places like Gartcosh often have services added during refurbishment. A round of checks after M&E work is good practice, and any gaps found are sealed where fire-rated sealant is specified.

Our 12-month guarantee is about workmanship, not wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

Leave it or put it right?

A seal that doesn’t match its tested detail gives false comfort. The fix is to remove it and reinstall to the detail, so it makes sense to get it right first time. In Scotland, wind-driven rain finds a failed joint quickly, and for a smaller place like Gartcosh, a repair visit takes planning, so it’s better to act early.

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote and we will explain how it’s made up.

What we’re called out for in Gartcosh

A common fault is a product that was never fire-rated in the first place: builders’ foam or ordinary silicone used to fill a hole. The opening looks sealed but has no fire test evidence behind it, so it has to come out.

It’s worth sending us details if you spot any of the following:

  • Seals that don’t match their tested detail
  • Fire seals cut back for extra cables and never reinstated
  • Builders’ foam or ordinary silicone in compartment walls
  • Snag lists that include open service penetrations

In a hotel such as Crowwood Hotel, 1.4 miles to the north-west of Gartcosh, new pipework or cabling through bedroom and corridor walls needs sealing with the specified product.

  • What the guarantee covers, and for how long
  • How they handle RAMS and site documents
  • How joint depth will be controlled

Questions to ask before you appoint anyone

Different surfaces, different methods

Masonry and concrete

Openings through concrete vary from tidy cores to rough break-outs. Each gap is measured where it is widest so we know it sits within the tested range.

Drylining partitions

Drylined fire walls are tested in a particular build-up. The sealant detail has to be tested in that wall type, with the stated board layers.

FAQs: Gartcosh

Can work at a site such as University of the West of Scotland fit around teaching?

Yes. Tell us the term dates, vacation periods and access windows, and we’ll plan the work around them. We are CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Is Gartcosh too small for you to travel to?

Not at all. Gartcosh is within our area. Every Scottish council area is within our area. We plan jobs in smaller places so return trips are kept to a minimum.

What’s the quickest route to a quote?

You can use the quote form on this site; alternatively, give us a call on 01277 525 020 or send details through our quote form. Include photographs or drawings if you have them.

Can you handle several sites?

Yes. A group of buildings can go on one quote, with one point of contact.

How much does the work cost?

We don’t publish prices, because every site is different. Send photos or drawings and we will price it at a fixed figure.

Can you reseal penetrations after our M&E works?

Yes. Share the penetration schedule and product details and a fixed quote follows. Work can run area by area behind the M&E trades.

Will you write the fire-stopping specification?

No. The specification comes from your designer, fire engineer or building control. Our role is installing what they specify, to the product’s tested detail.

Owners, agents and contractors

Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. Gartcosh can form part of a wider programme.

Whether you are a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

Diagnose, treat, sign off

Before we leave any area, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. Where the sealant needs time to cure before use, we tell you and sign the area. Where we can, we combine work around Gartcosh with other jobs nearby. Let us know if your dates have any give.

  1. We read the specification, drawings or penetration schedule you send and ask about anything unclear.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. We fit the backing the detail asks for, to the stated depth.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Preparing the site

  • Make sure the joints can be reached
  • Point out any areas we must not close
  • Tell us your opening times and when work is allowed

Send us photos, drawings or a joint schedule are often enough for a fixed quote. Where a site visit makes more sense, we will arrange one.

Site staff or a sealant specialist?

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
