How construction mastic works in North Lanarkshire

Getting a subcontractor through site induction should be simple. Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote. We work on cladding and panel joints, window and door perimeters and floor and skirting junctions, and what we are called in for most is sanitary sealant damaged by following trades and frame gaps too wide for sealant alone.

We schedule the visit to fit the site hours and access windows you give us. While we are working, the area stays contained and tidy, and your contact hears from us before we move to the next area.

  1. We walk the site or review drawings to understand the package.
  2. You receive a fixed quote covering scope, products and sequence.
  3. Paperwork is agreed and applicators are inducted on site.
  4. We seal plot by plot or floor by floor in line with the programme.
  5. Any frame gaps or issues outside our scope are flagged to the site team.
  6. The package is closed out, snags cleared and backed by our 12-month guarantee.

Building work around North Lanarkshire

Across North Lanarkshire, refurbishment brings as many facade and perimeter joints as new build: replacement windows, recladding and fit-outs in places such as Motherwell, Cumbernauld and Coatbridge. Each junction between new and existing materials needs the right sealant, primer and backing.

Across North Lanarkshire, outside sealant work is planned around the weather, so we keep some flexibility in the dates.

Motherwell: For a contractor working at a hospital such as University Hospital Wishaw, 2.2 miles to the south-east of Motherwell, perimeter and facade sealing is planned around patients and deliveries. Work at a hotel such as Bentley Hotel (0.6 miles south-west of Motherwell) tends to be programmed around bookings, mastic included.

What sets the cost

What shapes the price:

  • Quantities, in metres or numbers
  • How much existing material needs removing
  • Travel to remote or island sites
  • The product specified

Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.

Details that help us quote

A few photos plus some basic facts will normally do. It helps to include:

  • A wide shot and a close-up of the area
  • Access details, including height
  • When you need the work done
  • The postcode of the building

Tell us about the building, the joints and when you need the work done, and we will put a fixed quote together. The easiest way is to phone 01277 525 020 or email a schedule or drawings.

What sealant work can’t fix

Being straight saves everyone time. Fresh joints won’t solve:

  • Faulty frames rather than failed sealant
  • Joints damaged after sign-off by following trades
  • Frames fitted out of tolerance

Different surfaces, different methods

Snagging before handover

Snagging is often the final mastic stage. Snags are cleared room by room, cutting out damaged joints and resealing them properly.

Window and door perimeters

Perimeter joints between frames and the structure are the weather line on any new building. They’re sealed with a low-modulus neutral-cure silicone or another product named in the specification.

Doing it in-house

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Why act early?

A quick bead over a damaged joint can get an area past inspection, but it rarely lasts. New sealant laid on old or dirty sealant has nothing to bond to, and the defect comes back after handover. Damaged joints are removed and resealed from clean faces.

What your quote should include

  • Are they CHAS accredited or on Constructionline?
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Will RAMS and insurance details be available?
  • Their plan for phasing and protecting the area

Your questions answered

How do we ask for a quote?

You can use the quote form on this site; alternatively, call the office on 01277 525 020 or email the details over. Include photos or drawings if you have them.

Can you follow the specification on our project?

Yes. Send it with your enquiry, and we will price the work to it.

Is North Lanarkshire in your area?

Yes. North Lanarkshire is in our area, within our coverage of Greater London, South East England and Scotland. For a quote, speak to us on 01277 525 020 or email the details over.

Do you do fire-rated sealing on new builds?

Fire-rated sealant can be included where it’s specified, installed to the product’s tested detail. Fire-stopping design and sign-off sit with the designer and building control.

How long does a job like this take?

We plan the time on site around your programme and access. We’ll give you an estimate of time on site when we quote.

Can the building stay open while you work?

Yes, as long as we plan it. Tell us your site hours and access windows and we will plan around them.

How do you deal with asbestos in old sealant?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.
