Our commercial sealant contractors service in ML7
We have applied sealant on commercial sites for over 20 years, and the documents buyers ask for are ready: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. If your site needs RAMS, an insurance certificate or CSCS details, say so and we’ll confirm with the quote. Site teams most often ask us about weathered facade sealant that no longer flexes and window and door perimeter joints that have cracked open, on movement joints in walls and floors, washrooms and tea points and floor and threshold joints.
On arrival, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before anything is cut or cleaned, with the work itself normally taking a few hours to several days on most single sites, depending on joint lengths and access.
- We start with the evidence: photos, drawings or a look on site.
- You get a fixed quote covering removal, preparation and the new sealant.
- Sequence, access and working times are settled before the first joint is touched.
- Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
- Depth is set with backing, then the sealant is applied, tooled and the area tidied.
- Completed areas are signed off with you under our 12-month guarantee.
What you will pay

Near you in Shotts
There’s a railway station in Shotts itself: Shotts station. A little further out are Murdostoun Castle (3.5 miles south-west) and Shotts Heritage Centre (less than half a mile east). Not far away are Allanton House lake.
Commercial premises across ML7
From Shotts, Springhill and Harthill outwards, ML7 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. Because we cover all of it, multi-site occupiers can bring every building under one quote.
In Scotland, managing agents for tenements are often called property factors, so the factor is often the first contact for work on shared parts.
Shotts: Industrial estates such as Glenburn Industrial Estate, less than half a mile north-east of Shotts, have offices, trade counters and welfare areas whose sealant ages like any other building’s. For premises near Shotts station, less than half a mile south-west of Shotts, footfall is part of the plan: work is phased so shops and offices keep trading.
When something else is needed
Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:
- Suspect materials that need testing and specialist removal
- Cracking that needs a structural engineer to look at it
- Faulty windows rather than failed perimeter sealant
What we are called out for in ML7
A good share of the joints we inspect were topped up instead of being renewed. New silicone has nothing to key into, so the top layer lifts, holds water and hides what’s going on. Getting back to a clean joint then means removing every layer.
Most enquiries start with one or more of the following:
- External beads that have gone brittle and cracked
- Expansion joints with the sealant torn out
- Damp patches where an external joint has failed
- Layers of sealant, all of them failing
Doing it in-house
General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.
Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.
What affects the price in ML7
Quotes vary with the job. Expect it to depend on:
- Whether the work must be split into stages
- The product specified
- How much existing material needs removing
- Quantities, in metres or numbers
The specified product makes a difference, and so does the preparation. Access, phasing and site requirements come into it too.
Details that help us quote
For an accurate fixed quote, we need to understand the site. Useful things to include:
- A wide shot and a close-up of the area
- The asbestos register, for older buildings
- Your programme or deadline
- What the building is and how it’s used
Send us photos, drawings or a joint schedule and a fixed quote comes back to you. If the job needs a look first, we will arrange a site visit.
Leave it or put it right?
Sealant is often treated as an afterthought by the trade that fitted the element. Choosing the product, setting the depth and preparing the faces are what a specialist brings. It shows over the following seasons rather than at handover.
Comparing quotes
- Their pre-qualification and accreditations
- Whether primer will be used where the manufacturer specifies it
- Will failed sealant be removed rather than covered?
- Their public liability cover
Common questions from ML7 clients
Do you seal on top of existing sealant?
No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.
What guarantee do you give on resealing?
It’s backed by our 12-month guarantee. Should anything we did fail within that period, let us know.
Can one contractor look after sealant on all our buildings?
Yes, we can. Send a list of addresses and what’s needed at each, and fixed prices follow, with a suggested sequence.
How is commercial sealant work priced?
Price depends on joint lengths and widths, how much removal is involved, the product, access and phasing. For a fixed quote, send details through our quote form.
Which sealant will you use?
If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
What about asbestos in old mastic?
In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. Before cutting anything out, we ask for the asbestos register or survey, and if something is suspected, work stops until it’s tested.
Can you follow the specification on our project?
Yes. Include it with the drawings when you ask for a quote, and we will price the work to it, flagging anything that needs clarifying.
