About washroom sealing in North Lanarkshire
In healthcare and care settings, sealing is part of keeping surfaces cleanable. Your estates and infection-control requirements, and any permits the site uses, shape how we work. Tell us what records you need and we’ll confirm with the quote. We work on urinals and WCs, vanity units and basins and kitchens and tea points, and what we are called in for most is stained sealant around pans and urinals and panel joints letting water behind.
When we get to site, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, and the work normally takes a morning or so for a small washroom, longer where showers and changing rooms are included.
- Every room is surveyed and the failed joints listed.
- The fixed quote sets out the rooms, the products and the phasing.
- The whole of the old bead is removed.
- Each joint is cleaned and left dry.
- A sanitary silicone bead is laid and given a smooth tooled finish.
- Rooms reopen after the cure time.
How we quote
What a job costs comes down to the quantity of joints, what has to come out first and how the joints are reached. Call for a fixed quote once you have the details.

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photos and a few notes.
Around Motherwell
We work on buildings around Duchess of Hamilton Park, Braidhurst High School and Ladywell Primary School. You will also find The Brandon Works pub (0.5 miles south-west) and Dalziel High Parish Church (0.5 miles south-west). The nearest railway station is Motherwell station, about 0.6 miles south-west. Well-known places in the area include North Lanarkshire Heritage Centre (0.7 miles south-west) and Dalzell House (1.7 miles south). Not far away are Baron's Haugh RSPB Reserve and Strathclyde Loch.
Commercial washrooms across North Lanarkshire
Schools, colleges and healthcare sites across North Lanarkshire each have their own timing and rules. We fit the work to the building’s own calendar.
Work in North Lanarkshire comes under Scotland’s own building standards and technical handbooks. We seal to what has been specified, on every job.
Motherwell: Staff changing rooms and patient toilets at places like University Hospital Wishaw (to the south-east of Motherwell) need cleanable, sound silicone. For a hotel such as Bentley Hotel, 0.6 miles south-west of Motherwell, resealing en suites a few rooms at a time keeps the rest available.
What affects the price in North Lanarkshire
What shapes the price:
- Joint width, depth and condition
- Travel to remote or island sites
- The site’s rules and procedures
- The total length or number of joints
Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.
Details that help us quote
Diagnosis starts before we arrive. Let us know:
- Access details, including height
- Whether the building will be occupied during the work
- Any specification or named product
- Rough lengths or quantities, or drawings if you have them
Quotes are fixed against the scope you send, so the cost is agreed before work starts. To ask for one, speak to us on 01277 525 020 or email us.
Owners, agents and contractors
Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, and each stage is agreed with your contact.
We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. North Lanarkshire can form part of a wider programme across North Lanarkshire.
Should maintenance staff do it?
General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.
Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.
Why act early?
Bleaching black sealant may lighten it for a few days, but the mould is rooted in the silicone and comes back. Replacement deals with the cause in the joint and cleaners stop fighting a losing battle.
What your quote should include
- How joint depth will be controlled
- What level of public liability insurance do they hold?
- What site paperwork they can supply
- The terms of the workmanship guarantee
How the job changes by surface
IPS and cubicle panels
Cubicle and IPS panels move when leaned on or knocked, so the sealant has to take that movement. We check fixings before sealing.
Basins and vanity tops
Vanity tops and basins are splashed all day, so the joint to the wall and around each bowl fails early. They are resealed with anti-mould sanitary silicone.
Your questions answered
Do you work to architects’ specifications?
Yes. The specification and the manufacturer’s installation guidance are what we work to.
Do you need to see the site first?
Photos, drawings or a schedule are often enough to quote. Where they aren’t, we arrange a site visit.
Does the weather affect the work?
It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Internal work is far less affected.
Do you hold CHAS accreditation?
Yes. We are CHAS accredited and a Constructionline member, which helps with supplier vetting.
What happens if old sealant might contain asbestos?
The duty to manage asbestos sits with the building’s dutyholder, so for older buildings we ask for the asbestos register first. If anything suspect turns up, we stop until it’s tested.
How long will the new sealant last?
It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.
Can you clean the mould off instead of resealing?
Cleaning may lighten it, but the mould returns. We replace the sealant with an anti-mould sanitary grade and point out if ventilation is part of the problem.
