Fire stopping for commercial buildings in Cumbernauld

No fire sealant works on its own: its test evidence covers one product in one kind of wall or floor, with set services, gaps, depths and backing. Before we seal anything, we check the opening against the detail it is meant to follow, and we say so if it doesn’t fit. We work on small duct penetrations where the tested detail allows, service gaps in risers and joints between fire-resisting walls and floors, and what we’re called in for most is snag lists that include open service penetrations and unsealed openings around new pipes and cables. Looking for mastic applicators who cover Cumbernauld? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

After refits and M&E works in buildings around Cumbernauld, gaps around new services are a common finding. If fire-rated sealant is the named product, it is installed as tested; if the detail needs a different item, we’ll point that out.

The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Building owners, agents and FMs in Cumbernauld

Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.

Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

When something else is needed

Before quoting, we check that sealant is the right answer. It won’t put right:

  • Openings that need collars, wraps, batts or boards rather than sealant
  • Signing off or certifying a building’s fire stopping
  • Designing or specifying fire stopping, which sits with the designer or fire engineer

If in doubt, give us a call on 01277 525 020 or email us and we’ll say what we think.

What we seal

  • Cable penetrations
  • Pipe penetrations
  • Small duct penetrations where the tested detail allows
  • Joints between fire-resisting walls and floors
  • Linear gaps at wall heads
  • Service gaps in risers

Should maintenance staff do it?

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Compartment walls and floors in Cumbernauld

Scotland has its own building standards: the non-domestic Technical Handbook (clause 2.1.14) says service penetrations should be fire stopped to at least the fire resistance duration of the wall or floor, and products should be tested for their end use. We install what’s specified, to the product’s tested detail.

For a unit at a site such as Lenziemills Industrial Estate, 1 mile south-east of Cumbernauld, new power or data runs between office and warehouse can breach a compartment wall. Wherever services are added at a hospital such as Kilsyth Victoria Cottage Hospital, 3.3 miles to the north-west of Cumbernauld, the compartment line has to be made good with the specified product.

Cumbernauld is about 13 miles north-east of Glasgow, in North Lanarkshire. Any commercial site in Cumbernauld is covered, for single jobs and planned programmes alike. We work across 100 places in North Lanarkshire, large and small. For work in that direction, see our Glasgow page, about 13 miles away.

Business premises anywhere in G67 and G68 are within our area for service penetrations. If your site is on Main Street, Braeface Road and Bishopsburn Court or close by, send details and we will quote for service penetrations. Cumbernauld sits on or close to the A73 and B802, which helps when planning parking and deliveries for the job. We also cover Carbrain (1 mile south-east), Greenfaulds (1 mile south), Carrickstone (1 mile north), Cumbernauld Village (1 mile north-east) and Westerwood (1 mile north). Nearby towns on our patch include Motherwell (11 miles south), Coatbridge (7 miles south), Airdrie (6 miles south), Wishaw (12 miles south), Bellshill (9 miles south) and Kilsyth (3 miles north-west). Among the larger centres in North Lanarkshire is Cumbernauld, and we take on service penetrations for its commercial and public buildings.

On site: what to expect

On arrival, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before anything is cut or cleaned, with the work itself typically taking longer where risers, ceiling voids or occupied floors have to be worked through in sequence. Several buildings in and around Cumbernauld can be done on one programme, with one quote. Share your working hours and access arrangements and we will fit in.

  1. We start with your penetration schedule, drawings or specification.
  2. We plan the sequence of floors, risers and voids with you.
  3. Each opening is checked for wall or floor type, service, gap and depth.
  4. Unsuitable material is removed and the opening cleaned.
  5. The specified backing and sealant go in to depth and are finished neatly.
  6. Anything outside the detail is reported to you rather than sealed.

Preparing the site

  • Let us know about inductions and permits

Advice

Surface by surface

Linear joints

Head-of-wall joints often have to absorb slab deflection. We use the product and backing the detail names for that movement, along the full length of the run.

Risers and ceiling voids

Service risers and the voids above ceilings are where openings collect. Access is often tight, so we agree it with you in advance along with any permits your site needs.

Questions we’re asked in Cumbernauld

Could you schedule work at a campus like University of the West of Scotland for the vacation?

Yes, holiday working periods are the norm on campus jobs. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Can you take on a job at a hospital such as Kilsyth Victoria Cottage Hospital?

Yes. Healthcare sites are among the places we work. We follow the site’s permits, sign-in and infection-control procedures in every area.

Is the work guaranteed?

Yes. It runs for twelve months and covers how we prepared and sealed the joints, though not damage or work by other trades.

How long does a typical visit take?

The duration is planned around your programme and the access we’re given. We will give you an estimate of time on site when we quote.

What if there’s asbestos in the old mastic?

Managing asbestos is the dutyholder’s responsibility, so for older buildings we ask for the asbestos register first. If anything suspect turns up, we stop until it’s tested.

How long do sealant joints last?

Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.

Can weather delay the job?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.

Common problems we fix in Cumbernauld

Most open service penetrations are left by later work. A new cable pulled by an electrician, a pipe rerouted by a plumber or a data run drilled through a riser can leave the hole behind. Across several fit-outs, the openings add up.

Look out for the following:

  • Unsealed openings around new pipes and cables
  • Head-of-wall gaps with no fire seal
  • Penetration schedules that need working through
  • Non-fire-rated filler around services

For a unit at a centre such as Antonine Centre, less than half a mile south-east of Cumbernauld, penetration seals are worth checking after each shop fit.
